Man charged with murder over house fire that killed 80-year-old

<p>A 50-year-old man has been arrested and charged with murder following a deadly house fire that claimed the life of an 80-year-old man in Sydney’s inner west.</p> <p>Emergency services were called to the scene of the ferocious blaze on Irrara Street in Croydon at around 4am on Wednesday. The fire was so intense that it caused the roof of the single-storey brick home to collapse, forcing firefighters to retreat as they battled the flames.</p> <p>The body of Ted Grantham, 80, was found inside the property. He has been remembered by loved ones as a gentle and devoted family man who dedicated his life to music and service in the church, where he played the organ.</p> <p>Following the fire, a major police operation was launched to locate a man who also lived at the residence and was related to the victim. He was tracked down overnight in Woy Woy, on the NSW Central Coast, and was found to be carrying a concealed machete at the time of his arrest.</p> <p>The man has since been charged with murder.</p> <p>“This has been an intensive few hours to locate a man we believe can assist with our inquiries into what we allege is a suspicious fire,” said Superintendent Christine McDonald. “It really is tragic.”</p> <p>An elderly woman, believed to have left the home about three hours before the fire began, is also assisting police with their investigation. Authorities have confirmed that the victim, the arrested man, and the elderly woman are all related.</p> <p>Six fire trucks and nearly two dozen firefighters responded to the emergency, gaining entry through the back of the property due to the “intense” flames engulfing the front of the house. Video footage taken after the blaze shows the roof collapsed and extensive fire damage throughout the home.</p> <p>Superintendent McDonald said police are in contact with devastated family members. Mother charged with murder after deadly house fire kills three children

<p>A 36-year-old Queensland mother has been charged with multiple counts of murder after a devastating house fire in Toowoomba claimed the lives of three of her children, in what police believe was a deliberately lit blaze.</p> <p>The fatal fire broke out just after midnight last Wednesday at the family's home in Harristown, engulfing the property before emergency services could bring it under control. When fire crews arrived, the house was already consumed by flames.</p> <p>Tragically, a young boy was found dead near the front door of the home. His two sisters, also young children, were rescued from the fire in critical condition and rushed to Queensland Children’s Hospital. Despite efforts to save them, both girls later died after being taken off life support.</p> <p>Queensland Police allege the children’s mother intentionally started the fire. In a statement on Tuesday, police confirmed she has been charged with three counts of murder (domestic violence offence), three counts of attempted murder (domestic violence offence), and one count of arson.</p> <p>Two other children survived the blaze, as did the woman’s 34-year-old partner. Investigators have ruled out the involvement of any other suspects, though police say the investigation remains ongoing.</p> <p>“This is an incredibly tragic incident that has deeply affected the community,” a police spokesperson said. “Our thoughts are with the surviving family members and all those impacted by this devastating loss.”</p> <p>The woman is expected to appear in court as the legal process continues.</p> <p><em>Images: 7 News / Facebook</em></p>

Coalition faces leadership crisis after devastating defeat

<p>The Coalition is reeling from a crushing federal election defeat that has triggered a leadership vacuum, widespread soul-searching, and an urgent need for reinvention. After suffering an historic landslide loss, the party is now sifting through the wreckage of what many insiders are calling one of the most chaotic and miscalculated campaigns in recent memory.</p> <p>Opposition Leader Peter Dutton fronted the media on election night to accept responsibility for the outcome, which saw the loss of several senior Liberal figures and a significant erosion of the party's base.</p> <p>"There are good members, good candidates who have lost their seats or their ambition. And I'm sorry for that," Dutton said in a sombre concession speech.</p> <p>Nationals leader David Littleproud pointed to what he described as a brutal character assassination campaign by Labor, which he claimed rendered Dutton "unelectable in his own electorate and across the country".</p> <p>But political analysts say the problems run much deeper than Dutton’s public image. Nine’s national affairs editor Andrew Probyn argued that the Coalition failed to present a coherent and inspiring vision to voters, despite widespread discontent over cost-of-living pressures.</p> <p>Among the missteps was a proposal to end remote work for public servants – a plan that was swiftly abandoned early in the campaign – and a pledge to cut 41,000 public service jobs. The job-slashing rhetoric drew uncomfortable comparisons to the political style of Donald Trump, a connection reinforced by Senator Jacinta Nampijinpa Price’s controversial “make Australia great again” remark.</p> <p>“Restoring a viable opposition will start with recognising what went wrong,” Probyn said. “And it’ll need a new leader who’s prepared to take the party in a new direction.” Among those tipped to contest the leadership are Angus Taylor, Andrew Hastie, Sussan Ley and Dan Tehan.</p> <p>Former Coalition Minister Christopher Pyne echoed calls for change, urging the party to shift back towards the political centre if it hopes to win back mainstream support.</p> <p>Treasurer Jim Chalmers, fresh from Labor’s emphatic win, said voters had rejected what he termed the Coalition’s “backward-looking pessimism”.</p> <p>Nine political editor Charles Croucher said the result reflected a “seismic shift” in the electorate. “Labor ran a very disciplined campaign, surprised the electorate with tax cuts, and executed brutally effective attacks on Peter Dutton,” he said.</p> <p>Croucher also pointed to external factors that compounded the Coalition’s woes, including the global impact of Donald Trump’s tariffs and the party’s faltering stance on nuclear power. “For the Coalition, the campaign was disastrous,” he said. “Bad plus bad plus bad equals really bad for Peter Dutton.”</p> <p>As the dust settles, the Coalition must not only choose a new leader, but also decide what kind of party it wants to be in a rapidly changing political landscape.</p> <p><em>Image: ABC News</em></p>

Older Australians are also hurting from the housing crisis. Where are the election policies to help them?

<div class="theconversation-article-body"> <p>It would be impossible at this stage in the election campaign to be unaware that housing is a critical, potentially vote-changing, issue. But the suite of policies being proposed by the <a href="https://theconversation.com/how-do-the-coalition-and-labor-plans-on-housing-differ-and-what-have-they-ignored-253337">major parties</a> largely focus on young, first home buyers.</p> <p>What is glaringly noticeable is the lack of measures to improve availability and affordability for older people.</p> <p>Modern older lives are diverse, yet older people have become too easily pigeonholed. No more so than in respect to property, where a perception has flourished that older people own more than their fair share of housing wealth.</p> <p>While the value of housing has no doubt increased, home <a href="https://www.aihw.gov.au/reports/australias-welfare/home-ownership-and-housing-tenure#:%7E:text=The%20home%20ownership%20rate%20of,compared%20with%2036%25%20in%202021.">ownership rates</a> among people reaching retirement age has actually declined since the mid-1990s.</p> <p>Older people can also face <a href="https://www.anglicare.asn.au/research-advocacy/rental-affordability/">rental stress and homelessness</a> – with almost 20,000 <a href="https://www.abs.gov.au/statistics/people/housing/estimating-homelessness-census/latest-release">homeless people</a> in Australia aged over 55. Severe housing stress is a key contributing to those homelessness figures.</p> <p>It’s easy to blame older Australians for causing, or exacerbating, the housing crisis. But doing so ignores the fact that right now, our housing system is badly failing many older people too.</p> <h2>No age limits</h2> <p>Owning a home has traditionally provided financial security for retirees, especially ones relying on the age pension. This is so much so, that home ownership is sometimes described as the “fourth pillar” of Australia’s retirement system.</p> <p>But housing has become more expensive – to rent or buy – for everyone.</p> <p>Falling rates of <a href="https://grattan.edu.au/report/money-in-retirement/">home ownership</a> combined with carriage of mortgage debt into retirement, restricted access to shrinking stocks of social housing, and lack of housing affordability in the private rental market have a particular impact on older people.</p> <h2>Housing rethink</h2> <p>Housing policy for older Australians has mostly focused on age-specific options, such as retirement villages and aged care. Taking such a limited view excludes other potential solutions from across the broader housing system that should be considered.</p> <p>Furthermore, not all older people want to live in a retirement village, and fewer than <a href="https://www.abs.gov.au/statistics/health/disability/disability-ageing-and-carers-australia-summary-findings/latest-release#:%7E:text=5.5%20million%20Australians%20(21.4%25),a%20profound%20or%20severe%20disability.">5% of older people</a> live in residential aged care.</p> <p>During my <a href="https://www.churchilltrust.com.au/fellow/victoria-cornell-sa-2019/">Churchill Fellowship study</a> exploring alternative, affordable models of housing for older people, I discovered three cultural themes that are stopping us from having a productive conversation about housing for older people.</p> <ul> <li> <p>Australia’s tradition of home ownership undervalues renting and treats housing as a commodity, not a basic need. This disadvantages older renters and those on low income.</p> </li> <li> <p>There’s a stigma regarding welfare in Australia, which influences who is seen as “deserving” and shapes the policy responses.</p> </li> <li> <p>While widely encouraged, “ageing-in-place” means different things to different people. It can include formal facilities or the family home that needs modifications to make it habitable as someone ages.</p> </li> </ul> <p>These themes are firmly entrenched, often driven by policy narratives such as the primacy of home ownership over renting. In the past 50 years or so, many have come to view welfare, such as social housing, as a <a href="https://www.ahuri.edu.au/research/final-reports/390">last resort</a>, and have aimed to age in their family home or move into a “desirable” retirement village.</p> <h2>Variety is key</h2> <p>A more flexible approach could deliver housing for older Australians that is more varied in design, cost and investment models.</p> <p>The promises made so far by political parties to help younger home buyers are welcome. However, the housing system is a complex beast and there is no single quick fix solution.</p> <p>First and foremost, a national housing and homelessness plan is required, which also involves the states and territories. The plan must include explicit consideration of housing options for older people.</p> <p>Funding for housing developments needs to be more flexible in terms of public-private sector investment and direct government assistance that goes beyond first home buyer incentives.</p> <h2>International models</h2> <p>For inspiration, we could look to Denmark, which has developed numerous <a href="https://www.spatialagency.net/database/co-housing">co-housing communities</a>.</p> <p>Co-housing models generally involve self-managing communities where residents have their own private, self-contained home, supported by communal facilities and spaces. They can be developed and designed by the owner or by a social housing provider. They can be age-specific or multi-generational.</p> <p>Funding flexibility, planning and design are key to their success. Institutional investors include</p> <ul> <li> <p>so-called impact investors, who seek social returns and often accept lower financial returns</p> </li> <li> <p>community housing providers</p> </li> <li> <p>member-based organisations, such as mutuals and co-operatives.</p> </li> </ul> <p>Government also plays a part by expediting the development process and providing new pathways to more affordable ownership and rental options.</p> <p>Europe is also leading the way on social housing, where cultural attitudes are different from here.</p> <p>In Vienna, Austria, more than 60% of residents live in 440,000 <a href="https://www.wienerwohnen.at/wiener-gemeindebau/municipal-housing-in-vienna.html">socially provided homes</a>. These homes are available for a person’s entire life, with appropriate age-related modifications permitted if required.</p> <p>At over 20% of the total housing stock, <a href="https://lbf.dk/om-lbf/english-the-danish-social-housing-model/">social housing</a> is also a large sector in Denmark, where the state and municipalities support the construction of non-profit housing.</p> <h2>Overcoming stereotyes</h2> <p>Our population is ageing rapidly, and more older people are now renting or facing housing insecurity.</p> <p>If policymakers continue to ignore their housing needs, even more older people will be at risk of living on the street, and as a result will suffer poor health and social isolation.</p> <p>Overcoming stereotypes - such as the idea that all older people are wealthy homeowners - is key to building fairer, more inclusive solutions.</p> <p>This isn’t just about older Australians. It’s about creating a housing system that works for everyone, at every stage of life.<!-- Below is The Conversation's page counter tag. Desperate Aussie dad sparks brutal immigration debate on Q+A

<p>An Australian father, fearing that another rent hike could push his family into homelessness, directly challenged the federal government’s immigration policies on national television.</p> <p>Morgan Cox, a father of a one-year-old, raised his concerns on ABC’s <em>Q+A</em> program on Monday night. The episode, broadcast from the federal election battleground of Wyong on the Central Coast of New South Wales, saw an emotionally charged exchange between Cox and Federal Health Minister Mark Butler.</p> <p>Cox detailed his dire financial situation, explaining that he had recently received notice of a $180-per-week rent increase – an additional $10,000 annually. “I tried to find a cheaper place and there just aren’t any," Cox said. "What little is available, there’s dozens of people lined up. Lots of them are immigrants and they have plenty more money than I can possibly get.” </p> <p>The audience applauded as he pressed the government on whether it planned to curb immigration to align with housing availability. In response, Butler expressed sympathy, acknowledging the widespread struggles with housing affordability.</p> <p>“I’m so sorry you’re going through that and it’s a story we all hear right across the country, particularly in the bigger states around the big cities,” Butler said. He then noted that the government was working to bring immigration levels down to sustainable levels, but said that it is difficult to control departures of temporary residents.</p> <p>“What we’ve found after those efforts is that the arrival numbers have returned to about pre-Covid levels, but we’re not managing the exits – the people returning home after studying or short-term skilled work. We’re working very hard on that,” Butler explained.</p> <p>However, Cox appeared visibly frustrated, questioning why the government could not simply halt immigration until housing supply could meet demand.</p> <p>Former NSW Treasurer Matt Kean, also on the panel, argued that the issue was more complex than immigration alone. “The reality is that we need more housing supply," he said. "More supply into the system means more availability for renters, for homeowners – more choice.” </p> <p>He further criticised excessive bureaucracy in housing development. “There’s way too much red tape and green tape stopping housing developments, whether it’s Sydney, Melbourne, or right across Australia,” he added.</p> <p>As housing affordability continues to be a pressing concern for many Australians, the government clearly faces increasing pressure to strike a balance between population growth and adequate housing solutions.</p> <p><em>Images: ABC</em></p>

Woman slammed for using GoFundMe for house deposit

<p>A woman has been relentlessly mocked online after launching a GoFundMe page to ask strangers to contribute money to her house deposit. </p> <p>Emmalee Potter, a mother-of-three from Victoria, wrote on the page that she had been "suffering a rough few years" and relying on friends and family for help with accommodation. </p> <p>Now however, Potter is finally in the position where she is tantalising close to being able to purchase her new home after "working hard towards saving", but still finds herself $3,000 short of her goal. </p> <p>As she wrote on the fundraising page, "I'm almost at the final stage but I'm short on the deposit so I'm calling on my village. Please help me get over this last hurdle, every little bit truly helps, a house is more than just a place to live."</p> <p>"It's a foundation for the next chapter of life, a space where memories are made, and where I can really begin to feel settled. Your donation, no matter the size, will go directly toward helping me achieve this dream."</p> <p>While Ms Potter thanked those who could contribute, many were not impressed at her using the platform in order to fund her house. </p> <p>"No hate but you expect people to donate to you so you can buy a house?" one person asked, while another added, "I'm sorry but that is ridiculous. If we are all going to start GoFundMe accounts, I may as well start one so I can go on a holiday to Greece."</p> <p>Another person wrote, "It's a tough time for everyone trying to buy a house, especially with the cost of living, so I'm kind of confused why you're asking for donations. The first paragraph of your listing says 'I'm now in a position to purchase a home' but you're asking strangers to send you money for the deposit?" </p> <p>Ms Potter defended the fundraising page as she responded to one outraged commenter, writing, "It's not about 'funding me a house' it's the small amount still needed to buy something."</p> <p>"Me and my kids are living in a room at my friends. Buying is actually cheaper than renting. We've applied for over 100 rentals and been knocked back. Beloved Man About the House actor passes away

<p>English actor Brian Murphy best known for his role as George Roper in <em>Man About the House </em>and its spinoff series <em>George and Mildred</em> has died aged 92. </p> <p>The star's agent confirmed he died on Sunday at his home in Kent, with his wife and actress, Linda Regan, by his side. </p> <p>"It is with the greatest of sadness that we have to announce the death of our client actor Brian Murphy," the actor's agent, Thomas Bowington, said in a statement to <em>Deadline</em>. </p> <p>"It is almost impossible to describe the depth of his talent and humanity. A truly joyful and profoundly good hearted man."</p> <p>Regan has since paid tribute to the actor, who she was married to for over 30 years, with an emotional message. </p> <p>"My love for you will never die. RIP sweetheart," she wrote to X, alongside a photo of them kissing. </p> <p>"I will love you forever darling, and all your wishes will be carried out as you wanted. My soulmate," she continued in a follow-up tweet.</p> <p>"I know we will meet again, until then I'll hold on to the love we shared for 35 years."</p> <blockquote class="twitter-tweet"> <p dir="ltr" lang="en">I will love you forever darling, and all your wishes will be carried out as you wanted. What cost-of-living crisis? Luxury travel is booming – and set to grow further

<div class="theconversation-article-body"> <p><em><a href="https://theconversation.com/profiles/anita-manfreda-1544057">Anita Manfreda</a>, <a href="https://theconversation.com/institutions/torrens-university-australia-899">Torrens University Australia</a></em></p> <p>About ten years ago, while working at Badrutt’s Palace Hotel in the Swiss town of St Moritz, I was shocked to learn a guest once <a href="https://towerrevue.com/life-style/the-party-never-ends/">requested an elephant</a> be brought in to deliver a birthday gift to his wife. And the hotel made it happen, squeezing the elephant into the lobby.</p> <p>This over-the-top gesture symbolised what luxury travel once meant: wealth and power, expressed through grand displays. Think millionaires and billionaires in lavish suites and on private yachts, enjoying <a href="https://www.sciencedirect.com/science/article/pii/S2211973621001392">exclusive services</a> most of us would never dream of, let alone actually ask for.</p> <p>Consulting group McKinsey defines the luxury traveller as someone prepared to spend <a href="https://www.mckinsey.com/industries/travel-logistics-and-infrastructure/our-insights/updating-perceptions-about-todays-luxury-traveler">US$500 or more per night</a> on accommodation. But luxury tourism is evolving. Thanks to demographic shifts, sustainability concerns, and a post-pandemic desire for connection, luxury travel has become more personal and meaningful. And luxury travellers these days aren’t always the super rich elites.</p> <p>Despite the cost-of-living crisis, luxury travel is <a href="https://www.virtuoso.com/getmedia/8c9e8d73-7529-4989-a8c1-cc464d71a9d4/2024-Press-Conference_FINAL-(2).aspx">booming</a>. So, what’s driving this growth and how is luxury travel changing?</p> <h2>A trillion dollar industry</h2> <p>The luxury travel sector has shown remarkable resilience, even during economic downturns and the COVID pandemic. Globally, it is projected to grow from <a href="https://luxonomy.net/report-on-the-countries-contributing-the-most-luxury-tourists-globally-2024-2030/">US$1.4 trillion</a> in 2024 to $2.2 trillion by 2030.</p> <p>The Asia-Pacific region is leading the surge at a compound annual growth rate of <a href="https://www.grandviewresearch.com/industry-analysis/asia-pacific-luxury-travel-market-report">8.6%</a> (a way of measuring growth that assumes profits are reinvested) from 2024 to 2030.</p> <p>In Australia, the trend is similar: the luxury travel market generated US$37.4 billion in 2023 and is forecast to reach <a href="https://www.imarcgroup.com/australia-luxury-travel-market">US$70 billion</a> by 2032.</p> <p>This growth is driven not just by affluence among the wealthy but by younger travellers. As <a href="https://www.forbes.com/sites/suzannerowankelleher/2024/05/29/new-luxury-traveler-younger-less-affluent/">Forbes magazine</a> points out, these travellers are often non-millionaires who may not earn enormous salaries or even own their own homes – but are willing to pay top dollar for meaningful experiences.</p> <p>And some are splurging on trips to make up for time and opportunities lost due to the pandemic – a trend industry experts sometimes refer to as “revenge” and “<a href="https://latteluxurynews.com/2024/08/19/no-slow-down-in-luxury-experiences-belles/">revelry</a>” travel. As one <a href="https://latteluxurynews.com/2024/08/19/no-slow-down-in-luxury-experiences-belles/">luxury travel industry</a> observer put it:</p> <blockquote> <p>We’re seeing travel at all costs, where people are determined to have the experience they want, regardless of what that price is.</p> </blockquote> <p>Many consumers are <a href="https://www.bain.com/about/media-center/press-releases/2024/global-luxury-spending-to-land-near-1.5-trillion-in-2024-remaining-relatively-flat-as-consumers-prioritize-experiences-over-products-amid-uncertainty">prioritising luxury travel</a> experiences over other discretionary items, including luxury goods.</p> <h2>Luxury can have many meanings</h2> <p>Today’s luxury travel isn’t just about extravagance; it can also include forking out for meaningful experiences. Luxury travellers are willing to pay up for holidays that promise <a href="https://journals.sagepub.com/doi/abs/10.1177/13567667231172995">authenticity, wellness and connection</a> with people and places.</p> <p>It can mean access to something rare, like an uncrowded natural environment or an authentic cultural experience that feels deeply personal.</p> <p>It can also come from <a href="https://www.sciencedirect.com/science/article/pii/S2211973621001392">expertise</a> – like appreciating the nuances of a rare bottle of wine, or touring a place with an expert or celebrity guide who has been there many times before.</p> <p>Where it was once defined by price and status symbols, luxury travel today is about <a href="https://journals.sagepub.com/doi/abs/10.1177/13567667231172995">stories worth sharing</a> (on social media and in real life) and experiences that align with personal values.</p> <h2>Wellness, adventure and the digital detox</h2> <p>In my 17 years of working in and researching luxury travel, I have seen a lot of different luxury holidaymakers. Midwife turns comedian at the grand old age of 62!

<p><span style="font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen, Ubuntu, Cantarell, 'Open Sans', 'Helvetica Neue', sans-serif;">At an age when many are settling into retirement, Sarah Stewart decided to rewrite the script of her life – literally and figuratively. After decades as a midwife, wife and mother, the 62-year-old has gone from delivering babies to delivering punchlines by taking to the stage as a stand-up comedian, proving that it’s never too late to pursue a dream. </span></p> <p>With a sharp wit and an abundance of life experience, she’s been blowing audiences away with her hilarious and heartfelt reflections on family, ageing and the absurdities of modern life. </p> <p>But her journey to comedy hasn’t been without its challenges. Juggling her blossoming career with personal trials – including her husband’s battle with cancer – Sarah has had to navigate the delicate balance between ambition and devotion. </p> <p>Through it all, she’s maintained a fierce determination to follow her passion and inspire others. </p> <p>We sat down with Sarah to discuss the triumphs and setbacks of chasing a dream later in life, and her upcoming plans to take her one-woman show, <em>Midwife Crisis</em>, to new heights:</p> <p>“When I hit 60 a couple of years ago, I had a sudden thought: ‘Gosh! Death is just around the corner!’ </p> <p>“Okay, that’s a bit dramatic, but as you get older, you start to reflect on all the things you have always wanted to do but never achieved and realise that now is the time to do it before it is too late. </p> <p>“In my case, I had always wanted to become an actress but with being a wife, mother and an on-call midwife, over the years I had lost touch with my artistic side. I know it sounds like a horrible cliché but when I turned 60 I realised now was the time for me to reconnect with my creative soul, follow my dreams and put me first in my life for a change. </p> <p>“In 2020 I thought I would explore the possibility of becoming a comedian. I completed a couple of comedy courses and took part in a few open mics in Canberra. I discovered I have an ability to make people laugh, especially when talking about the highs and lows of being a wife for 40 years, wrangling grown-up kids who refuse to leave home, dishing the goss on being a midwife, and reflecting on the ageing process and how I’m preparing for my funeral. </p> <p>“Only 20 percent of women are comedians, and very few are over the age of 60. Thus, I have found a performance niche and an audience of the over 60s, especially women, with whom my material really resonates. I regularly have people say what a positive role model I am ‘at my age’! My unspoken response is I’d rather be doing comedy than spending all my time baby-sitting snotty grandchildren! </p> <p>“Over the last couple of years, I’d been building to debut my solo show ‘Midwife Crisis’ at the Australian Festival of Arts in Townsville in October 2024. But in May 2024, my husband Mark was diagnosed with stage 4 oesophageal cancer. </p> <p>“He went through a course of intensive chemotherapy and was scheduled for surgery in the middle of September. I didn’t know what to do; cancel my show straight away, or hang on while we waited to see the outcome of Mark’s surgery? </p> <p>“Obviously, my priority was to support my husband but at the same time I was gutted that I might miss this opportunity to achieve a goal that I had worked so hard for. </p> <p>“At the age of 62 these openings do not arise in the same way as they do for comedians in their 30s. To make matters ‘worse’, the two shows quickly sold out, so it looked like I had an instant success on my hands. </p> <p>“Mark had extensive but successful surgery on the 18th of September, and with the assistance of our son and Mark’s fabulous friends, I was able to go to Townsville and do my shows knowing Mark was being looked after at home. Our beautiful daughter who lives in Townsville did an amazing job of supporting me and resisting the temptation of rolling her eyes at how crazy her mother is. </p> <p>“Today, Mark has finished his last course of post-surgery chemotherapy and at the moment he is cancer-free. We don’t know what the future holds for us. That being said, another one of my favourite clichés is ‘onwards and upwards’. And so I am taking ‘Midwife Crisis’ to the Adelaide Fringe Festival in February 2024 and I am hoping I will be able to tick off another bucket list item, which is performing at the Edinburgh Fringe Festival in 2026. </p> <p>“That’s as long as I don’t suddenly get snotty grandchildren to look after!!”</p> <p>Sarah is performing her <em>Midwife Crisis</em> show at the Adelaide Fringe Festival from Friday 21 – Sunday 23 February 2025, 2pm and 6pm. To move or not to move: is it cheaper to find a new place or stay when your rent increases by 10%?

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/park-thaichon-175182">Park Thaichon</a>, <a href="https://theconversation.com/institutions/university-of-southern-queensland-1069">University of Southern Queensland</a> and <a href="https://theconversation.com/profiles/sara-quach-175976">Sara Quach</a>, <a href="https://theconversation.com/institutions/griffith-university-828">Griffith University</a></em></p> <p>Your landlord has just raised your rent by 10% and your mind starts running the numbers – should you cop it sweet or look to move?</p> <p>It’s a familiar scenario in today’s unpredictable housing market.</p> <p>Understanding the real costs of staying versus moving is essential for making informed choices: renters must consider hidden expenses such as moving costs, deposits and changing rental rates, giving them tools to handle rising rent pressures more effectively.</p> <h2>A grim time for many renters</h2> <p>National median market rents have hit record highs, reaching $627 per week, with an average annual growth rate of 9.1% during the past three years, according to real estate giant <a href="https://www.aph.gov.au/About_Parliament/Parliamentary_departments/Parliamentary_Library/Budget/reviews/2024-25/Housing#:%7E:text=Based%20on%20April%202024%20CoreLogic,the%20past%203%20calendar%20years">CoreLogic</a>.</p> <p><a href="https://www.corelogic.com.au/news-research/news/2024/rent-growth-picked-up-in-the-start-of-2024,-taking-rents-to-new-record-highs">CoreLogic</a> also reported annual rental changes (houses and units) in regional Australia are not far off from the big cities: annual rent changes were 9.4% for combined capital cities, 6.4% for combined regional areas, and 8.5% nationally.</p> <p>So, is it better to stay or move if your rent is raised by 10%? Let’s examine the costs and benefits of each option.</p> <h2>A breakdown of typical moving costs</h2> <p>We’ll start with the most obvious expense: <strong>moving costs</strong>.</p> <p>Professional moving services aren’t cheap. For example, moving a three-bedroom house in the Gold Coast costs <a href="https://www.muval.com.au/removalists/gold-coast">$1,095.25 on average</a>, with an hourly rate of $158.26.</p> <p>In a bigger city like Melbourne, the cost is slightly higher at <a href="https://www.muval.com.au/removalists/melbourne">about $1,118.46</a>.</p> <p>The moving costs between states or cities will be more expensive if you move further away.</p> <p>You could choose to handle packing yourself and hire some help with a truck – a common option with businesses such as “<a href="https://www.gumtree.com.au/s-removals-storage/gold-coast/2+men+and+a+truck/k0c18643l3006035">Two Men and a Truck</a>”, which typically costs around $100 per hour.</p> <p>Be aware, though, that the hourly rate often starts from the moment the truck leaves the company’s warehouse until it returns. Alternatively, you can rent a van for a lower price, such as $87 for a 24-hour <a href="https://www.bunnings.com.au/for-hire-handivan-24hr-first-100kms-inc-_p5470402">Handivan rental at Bunnings</a>.</p> <p>Don’t forget the cost of moving boxes, too: Bunnings’ 52 litre <a href="https://www.bunnings.com.au/bunnings-52l-light-duty-moving-carton_p0517130?srsltid=AfmBOoqCYAWT0P5apPiJpoOLRAIpUCHNi63ztvIZrG5CxCoNOv45G0TV">moving cartons</a> cost $2.66 each.</p> <p>End-of-lease or <a href="https://firstcallhomeservices.com.au/service-menu/bond-exit-end-lease-cleaning/"><strong>bond cleaning</strong></a> is another common expense.</p> <p>For a typical three-bedroom property, internal cleaning can range from $365 to $500.</p> <p>If you have pets, or kids who love drawing on the walls, your cleaning costs might be a bit higher.</p> <p>Now, let’s look at <strong>utility connection expenses</strong> that can catch people by surprise.</p> <p>Cancelling your internet service can be costly if you don’t meet the exit or cancellation policies. With <a href="https://www.telstra.com.au/internet/5g-home-internet">Telstra Home Internet</a>, for example, if you cancel within the first 24 months, you must return your modem within 21 days to avoid a $400 non-return fee.</p> <p>Most providers charge a cancellation fee or require final device repayments, typically ranging from $100 to $500, depending on the remaining contract period. As a renter, it might be wise to choose a no-lock-in contract plan to avoid these fees if you need flexibility.</p> <p>Electricity and gas connection and disconnection fees are usually minor but can add up, often costing about $40 to $60 for <a href="https://www.energyon.com.au/fees-and-charges/">connection and disconnection fees</a> for electricity alone. If your house uses gas for hot water or cooking, you may have to pay additional fees for setting up service.</p> <p>However, there are also <strong>non-financial costs</strong>, like the time spent searching for a new home, attending inspections, and putting in applications.</p> <p>Moving takes effort and energy for packing, transporting and unpacking.</p> <p>Some people feel emotionally attached to their current home, which can make leaving harder.</p> <p>Older renters <a href="https://www.sciencedirect.com/science/article/abs/pii/S1353829218311304">seem to draw strength</a> from their familiarity with, attachment to, and enjoyment of their place and community. This is something to be considered.</p> <p>Plus, moving can take <a href="https://www.nature.com/articles/s41537-023-00349-w">an emotional toll</a>.</p> <h2>The benefits of not moving</h2> <p>The clear benefit of staying is <strong>avoiding the hassle</strong> of relocating.</p> <p>Staying means saving on moving expenses and avoiding the time spent searching for a new place, packing and unpacking.</p> <p>This may also save some people from needing to take time off work.</p> <p>Changing and updating an address is also another tedious task that can be avoided by staying.</p> <p>Moving can hit the hip pocket with “<strong>after moving costs</strong>” that people may not initially consider.</p> <p>For instance, a new location might mean a longer commute. If each trip adds just 15 extra minutes, that could amount to an additional 11 hours per month over 22 workdays.</p> <p>For drivers, increased fuel and parking expenses might also come into play.</p> <p>Is the current or new location closer to a supermarket, hospital, and school? This proximity could be beneficial or detrimental, depending on the surrounding environment and available services.</p> <h2>To move or not to move?</h2> <p>One point to note is that overall, moving costs are likely to be similar between big cities and regional areas if you get moving supplies or rent a van from a large company such as Bunnings.</p> <p>In the end, moving costs will be around $2,000 based on the figures above, and it can be around $800 to $1,000 cheaper if you opt to rent a van instead of using a full-service moving company.</p> <p>Therefore, if the current rent is $600 per week and is about to increase by 10% to $660, the additional cost would be $3,120 per year.</p> <p>So is it cheaper to move or stay when your rent increases by 10%?</p> <p>The answer is moving may save about $1,000 to $2,000, but comes with the hassle and emotional toll of relocation. Full House star's devastating cancer diagnosis

<p>Dave Coulier has revealed his devastating cancer diagnosis </p> <p>The <em>Full House</em> star told the <em>US Toda</em>y show about his "roller coaster" health struggle on Wednesday. </p> <p>After finding out that he was diagnosed with stage 3 non-Hodgkin lymphoma, he said it felt like "I got punched in the stomach because it never happens to you," according to <em>Page Six</em>. </p> <p>Coulier, whose first symptom was a lump in his groin, noted that he was “on pins and needles for a few days” while waiting to hear whether the disease had spread “to any major organs or [his] blood or bones or anything.”</p> <p>While waiting for his results, the 65-year-old actor told his wife, Melissa Coulier that he accepted his fate. </p> <p> “I’m OK with whatever the news [is] going to be no matter how devastating. … I’ve had an incredible life. I’ve had the most amazing people in my life. This has been an extraordinary journey, and I’m OK if this is the end of the journey”.</p> <p>Fortunately the cancer has not moved outside of his lymphatic system, and since then the actor has started chemotherapy, which he said was  “intense” and “scared the daylights” out of him.</p> <p>“There [are] days where I feel unbelievable,” he said. “Then there’s other days where … I’m just going to lay down and let this be what it’s going to be”.</p> <p>Coulier is expected to finish treatment in February 2025 after undergoing six rounds of chemo every three weeks. </p> <p>While the diagnosis was initially shocking, the actor has assured his fans that the curability rate is promising. </p> <p><em>Image: Ralph Dominguez/MediaPunch/ Shutterstock Editorial</em></p> <p> </p>

What are house dust mites and how do I know if I’m allergic to them?

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/deryn-lee-thompson-1449312">Deryn Lee Thompson</a>, <a href="https://theconversation.com/institutions/university-of-south-australia-1180">University of South Australia</a></em></p> <p>People often believe they are allergic to <a href="https://ahd.csiro.au/everything-in-our-homes-gathers-dust-but-what-exactly-is-it-where-does-it-come-from-and-why-does-it-keep-coming-back-is-it-from-outside-is-it-fibres-from-our-clothes-and-cells-from-our-skin/">house dust</a>. But of the <a href="https://www.allergy.org.au/patients/allergy-treatments/allergen-minimisation">20% of Australians</a> suffereing with allergies, a number are are actually allergic to microscopic <a href="https://www.healthdirect.gov.au/dust-mites">house dust mites</a>.</p> <p>House dust mites belong to the same family as spiders and ticks. They measure just 0.2-0.3 mm, with 50 fitting on a single pinhead. They <a href="https://www.intechopen.com/chapters/71977">live</a> for 65–100 days, and females lay 60–100 eggs in their life.</p> <p>House dust mites love temperate climates and humidity. They feed off the skin cells we and animals shed, as well as mould, which they digest using special enzymes. These enzymes are excreted in their poo about <a href="https://www.intechopen.com/chapters/71977">20 times a day</a>. They also shed fragments of their exoskeletons.</p> <p>All these fragments trigger allergies in people with this type of allergic rhinitis (which is also known as hay fever)</p> <h2>What are the symptoms?</h2> <p>When people with house dust mite allergy inhale the allergens, they penetrate the mucous membranes of the airways and eyes. Their body recognises the allergens as a threat, releasing chemicals including one called histamine.</p> <p>This causes symptoms including a runny nose, an itchy nose, eyes and throat, sneezing, coughing and a feeling of mucus at the back of your throat (known as a post-nasal drip).</p> <p>People with this type of allergy usually mouth breath, snore, rub their nose constantly (creating a nasal crease called the “dust mite salute”) and have dark shadows under their eyes.</p> <p>House dust mite allergy <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC7328274/">can also cause</a> poor sleep, constant tiredness, reduced concentration at work or school and lower quality of life.</p> <p>For people with eczema, their damaged skin barrier can allow house dust mite proteins in. This prompts immune cells in the skin to <a href="https://academic.oup.com/bjd/article/190/1/e5/7485663">release chemicals</a> which make already flared skin become redder, sorer and itchier, especially in children.</p> <p>Symptoms of house dust mite allergy occur year round, and are often worse after going to bed and when waking in the morning. But people with house dust mite allergy <em>and</em> pollen allergies find their year-round symptoms worsen in spring.</p> <h2>How is it diagnosed?</h2> <p>House dust mite allergy symptoms often build up over months, or even years before people seek help. But an accurate diagnosis means you can not only access the right treatment – it’s also vital for minimising exposure.</p> <p>Doctor and nurse practitioners can order a <a href="https://www.allergy.org.au/patients/allergy-treatments/allergen-minimisation">blood test</a> to check for house dust mite allergy.</p> <p>Alternatively, health care providers with <a href="https://www.allergy.org.au/hp/a-career-in-clinical-immunology-and-allergy">specialised allergy training</a> can perform skin prick tests. This involves placing drops of the allergens on the arm, along with a positive and negative “control”. After 15 minutes, those who test positive will have developed a mosquito bite-like mark.</p> <h2>How is it treated?</h2> <p>Medication options include one or a combination of:</p> <ul> <li>daily non-sedating antihistamines</li> <li>a steroid nasal spray</li> <li>allergy eye drops.</li> </ul> <p>Your health care professional will work with you to develop a <a href="https://www.allergy.org.au/images/stories/pospapers/ar/ASCIA_HP_Allergic_Rhinitis_2022.pdf">rhinitis (hay fever) medical management plan</a> to reduce your symptoms. If you’re using a nasal spray, your health provider will <a href="https://www.youtube.com/watch?v=_ytYj1TLojM">show you how to use it</a>, as people often use it incorrectly.</p> <p>If you also have <a href="https://www.nationalasthma.org.au/understanding-asthma/how-is-asthma-managed">asthma</a> or eczema which is worsened by dust mites, your health provider will adapt your <a href="https://www.nationalasthma.org.au/health-professionals/asthma-action-plans">asthma action plan</a> or <a href="https://medcast.com.au/qhub/eczema/resources">eczema care plan</a> accordingly.</p> <p>If you experience severe symptoms, a longer-term option is <a href="https://www.allergy.org.au/images/pc/ASCIA_PC_Allergen_Immunotherapy_FAQ_2024.pdf">immunotherapy</a>. This aims to gradually turn off your immune system’s ability to recognise house dust mites as a harmful allergen.</p> <p>Immunotherapy involves taking either a daily sublingual tablet, under the tongue, or a series of injections. Injections require monthly attendances over three years, after the initial weekly build-up phase.</p> <p>These are <a href="https://theconversation.com/im-considering-allergen-immunotherapy-for-my-hay-fever-what-do-i-need-to-know-190408">effective</a>, but are costly (as well as time-consuming). So it’s important to weigh up the potential benefits and downsides with your health-care provider.</p> <h2>How can you minimise house dust mites?</h2> <p>There are also important allergy minimisation measures you can take to reduce allergens in your home.</p> <p>Each week, <a href="https://www.allergy.org.au/component/finder/search?q=minimisation&amp;Itemid=100001">wash</a> your bedding and pyjamas in hot water (over 60°C). This <a href="https://www.nationalasthma.org.au/living-with-asthma/resources/patients-carers/factsheets/dust-mites-trigger-my-asthma">removes</a> house dust mite eggs and debris.</p> <p>Opt for doonas, covers or quilts that can be washed in hot water above 60°C. Alternatively, low-cost waterproof or leak proof covers can keep house dust mites out.</p> <p>If you can, favour blinds and wood floors over curtains and carpet. Dust blinds and surfaces with a damp cloth each week and vacuum while wearing a mask, or have someone else do it, as house dust mites can become airborne during cleaning.</p> <p>But beware of costly products with big marketing budgets and little evidence to support their use. A new mattress, for example, will always be house dust mite-free. But once slept on, the house dust mite life cycle can start.</p> <p>Mattress protectors and toppers commonly claim to be “hypoallergenic”, “anti-allergy” or “allergy free”. "Completely out of touch" boomer slammed for housing advice

<p>An Aussie boomer has been slammed online after sharing advice for younger generations to buy a house, with her words of wisdom being labelled as "infuriating". </p> <p>The Sydney homeowner shared her matter-of-fact views when asked about her own property journey for a TikTok video by property app Coposit Street, who regularly hit the streets to ask people of all ages about their opinions on home ownership. </p> <p>The woman, who chose not to disclose her age or how much she has in savings, didn’t hold back when asked about younger Aussies, saying they “don’t make sacrifices” in order to break onto the property market. </p> <p>“When I was younger …. I never did brunches and partied and now (it’s what) they wanna do, she explained in the video, before admitting “it’s harder for them now”. </p> <p>“Things are so expensive but they can start off small. A lot of people buy places that are too big but you’ve got to make sacrifices.”</p> <p>When asked how she built her savings, she added, “I take my own lunch to work, I always have.” </p> <p>“If you want a place of your own, start small but make the sacrifices, do two jobs, work a lot. Don’t go out as much as you want to.”</p> <p>“I mean I feel sorry for the younger generation now because they’re thinking why bother because it’s too expensive, I’m just going to party and have a good time, which you can still do.”</p> <p>“When I entered (the property market) it was quite a while ago. I had a lot of difficulty because I was a single woman and I had prejudice against me so my father had to go guarantor and that was able to help,” she explained.</p> <p>“I had two jobs, I worked really hard. I was actually trying to save to go overseas and then I cancelled that and I was renting … and I thought, well, maybe if I saved a bit of money and worked hard, I could put a deposit down for myself.”</p> <p>These days, the woman acknowledged the cost of living in Sydney is “very expensive”, saying, “It’s terrible … Rents have all gone up and everyone’s willing to pay for everything so people are just thinking we’ll charge this and then everyone’s charging on top, and people aren’t getting assistance so it’s hard these days.”</p> <p>The woman's comments were met with a wave of backlash online, with many younger Australians calling her advice "infuriating". </p> <p>“We’ve turned our cars into taxis and our spare rooms into hotels to try and afford the same thing they had on a single income,” one person wrote. </p> <p>“How are people this completely out of touch?” another wrote. “Most of my mates have worked since 14/15 (years old), Not gone away internally (sic), have clacked out cars and still only scrape by. "You are not my King": Lidia Thorpe interrupts Charles' Parliament House visit

<p>Senator Lidia Thorpe has caused a stir in Parliament House as she launched into a tirade against King Charles during his welcome to Canberra. </p> <p>The monarch had just finished his speech and was returning to his seat after shaking hands with Prime Minister Anthony Albanese when Thorpe started yelling from the back of the room. </p> <p>“You committed genocide against our people. Give us our land back. Give us what you stole from us, our bones, our skulls, our babies, our people, you destroyed our land,” Thorpe said during her outburst on Monday.</p> <p>“We want a treaty in this country. In fact, it has likely only strengthened these feelings."</p> <p>“Should she not resign, the league expects Senator Thorpe will be referred to the President of the Senate and that her misconduct will be addressed in accordance with what is the obvious and prevailing public sentiment.”</p> <p>In a statement released on Monday afternoon, Thorpe said her aim was to “hand King Charles a notice of complicity in the genocide of the First Peoples of this county”.</p> <p>“The visit by the so-called King should be an occasion of truth-telling about the true history of this country,” Thorpe said. “The colonial state has been built on the continuing genocide on First Peoples.”</p> <p>“Today I was silenced and removed from the parliamentary reception when pointing out that the Crown stole from First Peoples."</p> <p>“The British Crown committed heinous crimes against the First Peoples of this country. These crimes include war crimes, crimes against humanity and failure to prevent genocide. There has been no justice for these crimes. The Crown must be held accountable.”</p> <p>Following the statement, Thorpe was forced to apologise to her online followers for a different display of anti-royalism, as an artwork of the King being beheaded was posted to her Instagram. </p> <p>The controversial MP said that the image was uploaded “without her knowledge” and she has now “deleted it”.</p> <p>Writing on X she said, “Earlier tonight, without my knowledge, one of my staff shared an image to my Instagram stories created by another account."</p> <p>“I deleted it as soon as I saw. I would not intentionally share anything that could be seen to encourage violence against anyone. Nat Barr slammed for “out of touch” comments about the housing crisis

<p dir="ltr">Nat Barr has been widely slammed online for her comments on the housing crisis, with many claiming she is “stirring the pot”.</p> <p dir="ltr">On Wednesday’s <em>Sunrise</em> show, Barr was just joined by two experts to discuss Labor’s Help To Buy Bill, which would allow Australians earning under $90,000 to buy a home with just a 2 per cent deposit.</p> <p dir="ltr">While discussing the legislation, Barr said she’s worried her two sons — aged 19 and 22 — won’t be able to purchase a home after finance spokesperson Jane Hume claimed “Australians have already rejected this policy right around the country”.</p> <p dir="ltr">“I’m in the lucky position that I got to buy mine when they were cheaper years ago but I don’t know how my kids are going to buy one,” Barr said.</p> <p dir="ltr">Barr, who has hosted Sunrise since 2020, has never spoken publicly about her salary, but it has long been speculated that she earns more than $1 million per year. </p> <p dir="ltr">Viewers were quick to slam her comments on Facebook, claiming Barr will “set her kids up”.</p> <p dir="ltr">“She is the last person who should speak. she’s wealthy and will set her kids up,” one person commented, while another added, “So many young people are buying houses every day without the help of mum and dad. Nat’s just stirring the pot.”</p> <p dir="ltr">Another commenter added, “She makes enough money to buy a house for each of her sons. They’ll be just fine. 10 rules every good house guest follows

<p>You've been invited to stay in somebody else's house. You're instantly told "make yourself at home!" But you can't really, can you? Here's the unsaid rules of being a houseguest you just can't break. </p> <p><strong>1. Not arriving on time</strong></p> <p>Always provide your itinerary to your host before you arrive. If your flight or train is delayed, give them real-time updates. Google Map your journey in advance so you know exactly how to get to their house. It's awfully inconvenient as a host to be waiting to give a guest keys, but have them arrive two hours late because of an excuse like "I got lost".</p> <p><strong>2. Turning up empty handed</strong></p> <p>You don't need to bring much, but when staying at someone's house you need to arrive with a token of appreciation. A bottle of wine, some chocolates, or a kitsch little jar of jam you made. Turning up empty handed is expected by the host, but all good houseguests know a small gift is the right way to kick things off.</p> <p><strong>3. Keeping your shoes on</strong></p> <p>Perhaps you live in a shoes-on house when you're at home, but unless told so, you should never keep them on when staying at another's. Especially if you only see your host walking around bare foot, or in socks/slippers. Houseguests bring in extra dirt, fluff, and marks – the most conscious you can be of that, the better.</p> <p><strong>4. Turning down food</strong></p> <p>When you're staying in somebody else's home, you must eat what you are served. Hosts go to a lot of effort to make you feel welcome and cooking for you is a big part of that. If you have any dietary requirements, say so before you arrive and offer to bring a bag of shopping. Your host will probably refuse, but you've laid the groundwork for happy mealtimes for the duration of your stay.</p> <p><strong>5. Not cleaning up</strong></p> <p>Picture this: you're staying with a friend, and they're at work all day while you mooch around their house. The dishwasher is full but you don't know where anything goes in the cupboards. You pile your dirties in the sink, and your friend comes home to find them. Cue instant aggression that will forever remain unspoken. Avoid being a bad guest by cleaning up when you're a houseguest – even if you put things back in the wrong place.</p> <p><strong>6. Not asking to use laundry facilities</strong></p> <p>One of the most difficult things about travelling is getting your laundry done. When a washing machine and dryer become available, it's natural to want to jump on them. But you must ask your host first. They will always say yes – everybody understands what it's like to have to wear inside-out underwear when you've had no laundry facilities for a week – but it's just polite to ask.</p> <p><strong>7. Asking your host to quiet down</strong></p> <p>When staying in somebody else's house, there's a high chance of noises you're not used to. That could mean your host watching TV at midnight when you've got to be up early, or them talking loudly on the phone at 6AM while you're asleep. But you can't say anything about it. If you are noise-sensitive, always bring quality earplugs.</p> <p><strong>8. Bringing lovers home</strong></p> <p>We get it, maybe you're in an exciting new city and the options for a little sexy time are pinging at your phone every few minutes. But you cannot, under any circumstances, invite a new lover over to somebody's house when you're staying there. Even if you have their house to yourself, it's just a breach of respect. If you want to hook up, go to their place.</p> <p><strong>9. Leaving the bed unmade</strong></p> <p>Hosts generally accept there'll be some clean-up after you're gone. But don't leave the guest bed unmade, or your dirty sheets on it. Strip them off on your final morning, and either fold them nicely, or put them in the washing machine (this is one situation where you don't need their permission to use their laundry). Remake the bed with or without clean sheets if possible.</p> <p><strong>10. Not saying thank you</strong></p> <p>It doesn't have to be a formal written letter (though that would be nice, wouldn't it). But you must thank your hosts after you leave with a note, an e-mail, or even a text. It's something so easy to forget to do once you're gone, but ensures the host feels their hospitality has been appreciated. New calls for Boomers to end housing crisis

<p>New research has called for Boomers to rent out their spare bedrooms in a bid to address the country's housing crisis. </p> <p>According to research from the Queensland University of Technology, there are more than 13 million spare bedrooms across the country, meaning 76 per cent of Aussie households have spare rooms. </p> <p>The report has called for older Australians to rent out their spare rooms to provide “short-term relief to both the rental and the cost of living crisis”.</p> <p>“If new housing stock is years away, then shifting the focus to existing housing may provide some short-term solutions,” the report states.</p> <p>The report also found that more than six million homes have one or two spare bedrooms, while one million homes have three or more spare bedrooms. </p> <p>They also encouraged the government to incentivise older Australians to open up their spare rooms to renters, to provide them some financial relief during the cost of living crisis. </p> <p>Currently, the Government hopes to build 1.2 million homes, but have welcomed further ideas to help relieve the cost of living crisis. </p> <p>“Meeting this ambitious target will certainly be a challenge and it won’t happen overnight, but it’s a challenge we have to meet in order to make housing more affordable," a government spokesman said.</p> <p>However, the Queensland University of Technology noted that the demand for housing is set to outstrip supply in Australia until at least 2029, based on the government's State of the Housing System report.</p> <p>“The housing crisis is a complex matter and new housing supply is years away, despite billions of dollars of government commitments,” the report states. </p> <p>“Millions of empty bedrooms exist and yet many older homeowners live in poverty rather than risk losing their pension or paying taxes by renting out a spare bedroom.”</p> <p>The report acknowledged that there may be barriers like concerns for elder abuse that may deter people from renting out their homes, "however, under the right circumstances, with appropriate support and education, such ‘house sharing’ arrangements could alleviate some of the current housing and cost of living issues."</p> <p>“There is an urgent need for further research to be undertaken to explore opportunities to incentivise, educate, support, and protect older Australians to open their homes and unlock existing housing stock for immediate use by those in need.”</p> <p>These findings follow PropTrack’s latest Housing Affordability Report that stated housing affordability in Australia has deteriorated to its “worst level on record” amid high mortgage rates and increasing home prices.</p> <p><em>Image: Shutterstock</em></p>

Is it worth selling my house if I’m going into aged care?

And many assume they need to sell their home to pay for a lump-sum deposit.</p> <p>But that’s not necessarily the case. Here’s what you need to consider.</p> <h2>You may get some financial support</h2> <p>Fees for residential aged care are complex and can be confusing. Some are for your daily care, some are means-tested, some are for your accommodation and some pay for extras, such as cable TV.</p> <p>But it’s easier to think of these fees as falling into two categories:</p> <ul> <li> <p>an “entry deposit”, which is usually more than <a href="https://www.health.gov.au/sites/default/files/documents/2020/06/eighth-report-on-the-funding-and-financing-of-the-aged-care-industry-july-2020-eighth-report-on-the-funding-and-financing-of-the-aged-care-industry-may-2020.pdf">$A300,000</a>, and is refunded when you leave aged care</p> </li> <li> <p>daily “<a href="https://www.myagedcare.gov.au/aged-care-home-costs-and-fees">ongoing fees</a>”, which are $52.71-$300 a day, or more. These cover the basic daily fee, which everyone pays, and the means-tested care fee.</p> </li> </ul> <p>To find out how much government support you’ll receive for both these categories, you will have a “<a href="https://www.myagedcare.gov.au/income-and-means-assessments/#aged-care-home">means test</a>” to assess your income and assets. This means test is similar (but different) to the means test for the aged pension.</p> <p>Generally speaking, the lower your aged-care means test amount, the more government support you’ll receive for aged care.</p> <p>With full support, you don’t need to pay an “entry deposit”. But you still need to pay the basic daily fee (currently, <a href="https://www.myagedcare.gov.au/aged-care-home-costs-and-fees">$52.71</a> a day), equivalent to 85% of your aged pension. If you get partial support, you pay less for your “entry deposit” and ongoing fees.</p> <h2>You don’t need a lump sum</h2> <p>You don’t have to pay for your “entry deposit” as a lump sum. You can choose to pay a rental-style daily cost instead.</p> <p>This is calculated as follows: you multiply the amount of the required “entry deposit” by the maximum permissible interest rate. This rate is set by government and is currently at <a href="https://www.health.gov.au/sites/default/files/documents/2021/03/schedule-of-fees-and-charges-for-residential-and-home-care-schedule-from-20-march-2021_0.pdf">4.01%</a> per year for new residents. Then you divide that sum by 365 to give a daily rate. This option is like borrowing money to pay for your “entry deposit” via an interest-only loan.</p> <p>You can also pay for your “entry deposit” with a combination of a lump sum and a daily rental cost.</p> <p>As it’s not compulsory to pay a lump sum for your “entry deposit”, you have different options for dealing with your family home.</p> <h2>Option 1: keep your house and rent it out</h2> <p>This allows you to use the rental-style daily cost to finance your “entry deposit”.</p> <p><strong>Pros</strong></p> <ul> <li> <p>you could have more income from rent. This can help pay for the rental-style daily cost and “ongoing fees” of aged care</p> </li> <li> <p>you might have a special sentimental attachment to your family house. So keeping it might be a less confronting option</p> </li> <li> <p>keeping an expensive family house will not heavily impact your residential aged care cost. That’s because any value of your family house above <a href="https://www.health.gov.au/sites/default/files/documents/2021/03/schedule-of-fees-and-charges-for-residential-and-home-care-schedule-from-20-march-2021_0.pdf">$173,075.20</a> will be excluded from your <a href="https://www.servicesaustralia.gov.au/organisations/health-professionals/services/aged-care-entry-requirements-providers/residential-care/residential-aged-care-means-assessment">means test</a></p> </li> <li> <p>you can still access the capital gains of your house, as house prices rise.</p> </li> </ul> <p><strong>Cons</strong></p> <ul> <li> <p>your rental income needs to be included in the means test for your aged pension. So you might get less aged pension</p> </li> <li> <p>you might need to pay income tax on the rental income</p> </li> <li> <p>compared to the lump sum payment, choosing the rental-style daily cost means you will end up <a href="https://www.smh.com.au/money/super-and-retirement/seek-help-when-weighing-up-how-to-pay-for-your-aged-care-20191202-p53g16.html">paying more</a></p> </li> <li> <p>you are subject to a changing rental market.</p> </li> </ul> <h2>Option 2: keep your house and rent it out, with a twist</h2> <p>If you have some savings, you can use a combination of a lump sum and daily rental cost to pay for your “entry deposit”.</p> <p><strong>Pros</strong></p> <ul> <li> <p>like option 1, you can keep your house and have a steady income</p> </li> <li> <p>the amount of lump sum deposit will not be counted as an asset in the pension means test.</p> </li> </ul> <p><strong>Cons</strong></p> <ul> <li> <p>like option 1, you could have less pension income, higher age-care costs and need to pay more income tax</p> </li> <li> <p>you have less liquid assets (assets you could quickly sell or access), which could be handy in an emergency.</p> </li> </ul> <h2>Option 3: sell your house</h2> <p>If you sell your house, you can use all or part of the proceeds to pay for your “entry deposit”.</p> <p><strong>Pros</strong></p> <ul> <li> <p>if you have any money left over after selling your house and paying for your “entry deposit”, you can invest the rest</p> </li> <li> <p>as your “entry deposit” is exempt from your aged pension means test, it means more pension income.</p> </li> </ul> <p><strong>Cons</strong></p> <ul> <li>if you have money left over after selling your house, this will be included in the aged-care means test. So you can end up with less financial support for aged care.</li> </ul> <h2>In a nutshell</h2> <p>Keeping your house and renting it out (option 1 or 2) can give you a better income stream, which you can use to cover other living costs. And if you’re not concerned about having access to liquid assets in an emergency, option 2 can be better for you than option 1.</p> <p>But selling your house (option 3) avoids you being exposed to a changing rental market, particularly if the economy is going into recession. Advertising a house is ridiculously expensive in Australia – could that be affecting the property market?

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/james-graham-1264059">James Graham</a>, <a href="https://theconversation.com/institutions/university-of-sydney-841">University of Sydney</a></em></p> <p>Australia has long been one of the <a href="https://www.forbes.com.au/news/investing/sydney-melbourne-adelaide-are-top-10-least-affordable-cities-for-housing/#:%7E:text=Demographia's%20annual%20report%20assesses%20housing,second%20place%2C%20and%20Vancouver%20third.">most expensive</a> places in the world to buy a house. Now, it’s apparently also one of the costliest places to sell one.</p> <p>Recent <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">reporting</a> in the Guardian has raised concerns about the market dominance of Australia’s two main real estate advertising websites, realestate.com.au and Domain.</p> <p>Facing little competition, the largest – realestate.com.au – appears to have <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">significantly increased its fees</a> in recent years, while thwarting disruptive innovations from smaller competitors.</p> <p>Why does that matter? Because when it comes to selling a house, Australia <a href="https://www.theguardian.com/australia-news/2024/sep/16/real-estate-website-fees-australia">stands out</a> globally. In most other countries, any advertising costs are tiny or bundled in with agent fees.</p> <p>Here, along with only <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">Sweden and New Zealand</a>, home sellers pay their own advertising costs in addition to real estate agent fees and commissions.</p> <p>This advertising can be expensive – up to several thousand dollars for a single property listing. But it also seems necessary, with a lack of alternative platforms offering comparable reach.</p> <p>Setting aside the problems of monopolistic pricing behaviour, what are the economics of high and rising real estate advertising fees? Do home sellers get value for the money they spend on advertising? And what might be the impacts of these fees on the Australian housing market?</p> <h2>Is advertising on big platforms worth it?</h2> <p>First, it’s worth asking whether real estate advertising is actually effective and whether bigger platforms are better.</p> <p>To explore these questions, a group of US-based economists <a href="https://www.aeaweb.org/articles?id=10.1257/aer.99.5.1878">studied</a> the outcomes of advertising on a large platform favoured by real estate agents in the United States called the “multiple listing service”, compared with a smaller for-sale-by-owner platform.</p> <p>The study found no differences in eventual home sales prices between the two platforms. But properties on the multiple listing service were more likely to sell and spent less time on the market.</p> <p>However, the size of the advertising platform didn’t explain these benefits. Rather, the different platforms appealed to buyers and sellers with varying patience levels. This variation in willingness to “wait-and-see” affected the time it took to sell.</p> <p>Translated to the Australian context, that raises questions about the value for money of advertising on a larger platform – which here, unlike the US, attracts significant fees.</p> <h2>Housing markets are ‘search markets’</h2> <p>Next, we need to consider how high costs of advertising property might affect the housing market more broadly.</p> <p>Housing markets fall into a category called “search markets” within economics. Sellers seek buyers, and buyers seek sellers offering up properties that meet their required criteria.</p> <p>The economics of search markets have been extensively studied by the likes of <a href="https://www.nobelprize.org/prizes/economic-sciences/2010/summary/">Nobel laureates</a> Peter Diamond, Dale Mortensen and Christopher Pissarides. Their insights highlight the key factors that determine search market outcomes.</p> <p>Sellers consider the costs of listing an item for sale (such as advertising) and the time it takes to find a buyer. Buyers, on the other hand, consider their alternatives to buying (such as renting) and the time it might take to find a suitable seller.</p> <p>The likelihood of a sale – and how long everything will take – depends on the number of potential buyers relative to sellers. The sales price is then negotiated after meetings between the two.</p> <p>This gives us a framework to speculate about how Australia’s high – and increasing – costs of advertising real estate could be affecting the broader housing market on both sides of this equation.</p> <h2>Costs can affect both supply and demand</h2> <p>On the supply side, high fees reduce the net financial benefit of selling a home, which could discourage homeowners from listing their properties. All else being equal, this could lead to fewer properties on the market, shorter selling times, and higher prices for the properties that are listed.</p> <p>But we can predict some effects on the demand side, too.</p> <p>High fees also reduce the net benefit of buying a home, as current buyers expect to be sellers in the future. These costs are likely to be even more pronounced for property investors, who buy and sell property more frequently than homeowners.</p> <p>Anticipation that selling costs will be high in the future could suppress the demand for housing, reducing prices and increasing the time it takes to sell a property.</p> <p>Interestingly, <a href="https://www.nber.org/papers/w32855">recent research</a> from the US suggests that these demand-side effects might outweigh the supply-side effects.</p> <p>Economists studied the impact of a series of court decisions that forced the National Association of Realtors to reduce real estate agent fees. They found lower fees increase the lifetime benefits of homeownership, which leads to a significant increase in house prices.</p> <p>Significantly, that suggests lowering the costs of selling property – including advertising – could increase property values.</p> <h2>Just one part of the housing story</h2> <p>High prices in any area of economic life are likely to rankle our sense of a fair deal. High fees for advertising real estate have an obvious immediate impact on a home seller’s wallet.</p> <p>But the nuanced flow-on effects to the broader housing market are harder to tease out. They are also likely to vary across different property markets within Australia. Commentators and policy makers should think carefully before leaping into action in this area.</p> <p>In the meantime, advertising fees are one more thing to keep an eye on as Australian housing costs continue to rise.<!-- Below is The Conversation's page counter tag.
