British royal considering moving to Australia

<p>A member of the British royal family is considering relocating to Australian shores after finding love with an Aussie. </p> <p>Lady Louise Windsor, the late Queen Elizabeth’s granddaughter, found love with Australian student Felix Robert da Silva-Clamp and is reportedly planning to move Down Under for her partner. </p> <p>Lady Windsor is the daughter of King Charles’ youngest brother Prince Edward and his wife Sophie, Duchess of Edinburgh.</p> <p>She and Felix, who attended Melbourne Grammar School from 2017 to 2022, first met at St Andrew’s University in Scotland. </p> <p>Felix is the son of British solicitor, Charles William da Silva-Clamp, while his mother, Kendall Clamp, lives in Melbourne, and holds a master’s degree in epidemiology.</p> <p>Royal commentator Victoria Arbiter joined Nat Barr on <em>Sunrise</em> on Thursday, where she explained that Lady Windsor was interested in taking classes at Macquarie University in Sydney.</p> <p>“Both of their degrees allow for a study abroad semester — Louise at the moment is in her third semester. If she is likely to do a semester of study abroad, it would likely be in her fourth year,” Arbiter said.</p> <p>“She is interested in studying at Macquarie University in Sydney. To move or not to move: is it cheaper to find a new place or stay when your rent increases by 10%?

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/park-thaichon-175182">Park Thaichon</a>, <a href="https://theconversation.com/institutions/university-of-southern-queensland-1069">University of Southern Queensland</a> and <a href="https://theconversation.com/profiles/sara-quach-175976">Sara Quach</a>, <a href="https://theconversation.com/institutions/griffith-university-828">Griffith University</a></em></p> <p>Your landlord has just raised your rent by 10% and your mind starts running the numbers – should you cop it sweet or look to move?</p> <p>It’s a familiar scenario in today’s unpredictable housing market.</p> <p>Understanding the real costs of staying versus moving is essential for making informed choices: renters must consider hidden expenses such as moving costs, deposits and changing rental rates, giving them tools to handle rising rent pressures more effectively.</p> <h2>A grim time for many renters</h2> <p>National median market rents have hit record highs, reaching $627 per week, with an average annual growth rate of 9.1% during the past three years, according to real estate giant <a href="https://www.aph.gov.au/About_Parliament/Parliamentary_departments/Parliamentary_Library/Budget/reviews/2024-25/Housing#:%7E:text=Based%20on%20April%202024%20CoreLogic,the%20past%203%20calendar%20years">CoreLogic</a>.</p> <p><a href="https://www.corelogic.com.au/news-research/news/2024/rent-growth-picked-up-in-the-start-of-2024,-taking-rents-to-new-record-highs">CoreLogic</a> also reported annual rental changes (houses and units) in regional Australia are not far off from the big cities: annual rent changes were 9.4% for combined capital cities, 6.4% for combined regional areas, and 8.5% nationally.</p> <p>So, is it better to stay or move if your rent is raised by 10%? Let’s examine the costs and benefits of each option.</p> <h2>A breakdown of typical moving costs</h2> <p>We’ll start with the most obvious expense: <strong>moving costs</strong>.</p> <p>Professional moving services aren’t cheap. For example, moving a three-bedroom house in the Gold Coast costs <a href="https://www.muval.com.au/removalists/gold-coast">$1,095.25 on average</a>, with an hourly rate of $158.26.</p> <p>In a bigger city like Melbourne, the cost is slightly higher at <a href="https://www.muval.com.au/removalists/melbourne">about $1,118.46</a>.</p> <p>The moving costs between states or cities will be more expensive if you move further away.</p> <p>You could choose to handle packing yourself and hire some help with a truck – a common option with businesses such as “<a href="https://www.gumtree.com.au/s-removals-storage/gold-coast/2+men+and+a+truck/k0c18643l3006035">Two Men and a Truck</a>”, which typically costs around $100 per hour.</p> <p>Be aware, though, that the hourly rate often starts from the moment the truck leaves the company’s warehouse until it returns. Alternatively, you can rent a van for a lower price, such as $87 for a 24-hour <a href="https://www.bunnings.com.au/for-hire-handivan-24hr-first-100kms-inc-_p5470402">Handivan rental at Bunnings</a>.</p> <p>Don’t forget the cost of moving boxes, too: Bunnings’ 52 litre <a href="https://www.bunnings.com.au/bunnings-52l-light-duty-moving-carton_p0517130?srsltid=AfmBOoqCYAWT0P5apPiJpoOLRAIpUCHNi63ztvIZrG5CxCoNOv45G0TV">moving cartons</a> cost $2.66 each.</p> <p>End-of-lease or <a href="https://firstcallhomeservices.com.au/service-menu/bond-exit-end-lease-cleaning/"><strong>bond cleaning</strong></a> is another common expense.</p> <p>For a typical three-bedroom property, internal cleaning can range from $365 to $500.</p> <p>If you have pets, or kids who love drawing on the walls, your cleaning costs might be a bit higher.</p> <p>Now, let’s look at <strong>utility connection expenses</strong> that can catch people by surprise.</p> <p>Cancelling your internet service can be costly if you don’t meet the exit or cancellation policies. With <a href="https://www.telstra.com.au/internet/5g-home-internet">Telstra Home Internet</a>, for example, if you cancel within the first 24 months, you must return your modem within 21 days to avoid a $400 non-return fee.</p> <p>Most providers charge a cancellation fee or require final device repayments, typically ranging from $100 to $500, depending on the remaining contract period. As a renter, it might be wise to choose a no-lock-in contract plan to avoid these fees if you need flexibility.</p> <p>Electricity and gas connection and disconnection fees are usually minor but can add up, often costing about $40 to $60 for <a href="https://www.energyon.com.au/fees-and-charges/">connection and disconnection fees</a> for electricity alone. If your house uses gas for hot water or cooking, you may have to pay additional fees for setting up service.</p> <p>However, there are also <strong>non-financial costs</strong>, like the time spent searching for a new home, attending inspections, and putting in applications.</p> <p>Moving takes effort and energy for packing, transporting and unpacking.</p> <p>Some people feel emotionally attached to their current home, which can make leaving harder.</p> <p>Older renters <a href="https://www.sciencedirect.com/science/article/abs/pii/S1353829218311304">seem to draw strength</a> from their familiarity with, attachment to, and enjoyment of their place and community. This is something to be considered.</p> <p>Plus, moving can take <a href="https://www.nature.com/articles/s41537-023-00349-w">an emotional toll</a>.</p> <h2>The benefits of not moving</h2> <p>The clear benefit of staying is <strong>avoiding the hassle</strong> of relocating.</p> <p>Staying means saving on moving expenses and avoiding the time spent searching for a new place, packing and unpacking.</p> <p>This may also save some people from needing to take time off work.</p> <p>Changing and updating an address is also another tedious task that can be avoided by staying.</p> <p>Moving can hit the hip pocket with “<strong>after moving costs</strong>” that people may not initially consider.</p> <p>For instance, a new location might mean a longer commute. If each trip adds just 15 extra minutes, that could amount to an additional 11 hours per month over 22 workdays.</p> <p>For drivers, increased fuel and parking expenses might also come into play.</p> <p>Is the current or new location closer to a supermarket, hospital, and school? This proximity could be beneficial or detrimental, depending on the surrounding environment and available services.</p> <h2>To move or not to move?</h2> <p>One point to note is that overall, moving costs are likely to be similar between big cities and regional areas if you get moving supplies or rent a van from a large company such as Bunnings.</p> <p>In the end, moving costs will be around $2,000 based on the figures above, and it can be around $800 to $1,000 cheaper if you opt to rent a van instead of using a full-service moving company.</p> <p>Therefore, if the current rent is $600 per week and is about to increase by 10% to $660, the additional cost would be $3,120 per year.</p> <p>So is it cheaper to move or stay when your rent increases by 10%?</p> <p>The answer is moving may save about $1,000 to $2,000, but comes with the hassle and emotional toll of relocation. How one elderly couple made their big move to Italy

<p>US couple Tony Smarrelli, 74, and his wife, Francine, 75, were celebrating their 50th wedding anniversary in Venice, Italy when they decided to move to Italy for good. </p> <p>The Smarrelli's, who are retired elementary teachers from New York and both of Italian descent relocated to the picturesque coastal town of Scalea in southern Italy. </p> <p>“We were in St Mark’s Square (in Venice) when a quartet started playing (classic Italian song) Malafemmina,” Tony recalled the day they decided to make the big move. </p> <p>“It brought tears to my eyes, because my father would put on his Italian records every Sunday for dinner and would sing that song to my mother.”</p> <p>Looking to reconnect with their Italian roots, they purchased a 139 metre property with three bedrooms, a dining room and a walk-in-closet for  for €150,000 ($A247,754) in November 2023.</p> <p>“We flew to Italy for the second time in 2023 and put an offer in for that home. We then secured our visas in the US in three hours, sold our home (in the US), packed up our belongings and flew back to Italy in December 2023,” Tony said.</p> <p>While their home in the peaceful coastal time was already livable when they bought it, the couple chose to renovate it, spending an extra €80,000 (about $A132,086) to retile the property, add a new plumbing and electric system, as well as two new bathrooms, an entire kitchen, doors, windows and screens.</p> <p>The property was renovated within four-months, and they said that a similar home in the US would have been nearly impossible for them to afford. </p> <p>“It would be easily $US1 ($A1.5) million to $2 million to live on a coast of South California or (a place with) any coastal views on the Eastern Seaboard,” Tony said. </p> <p>Tony's father and grandfather initially immigrated to the US in 1983 to make a better life for themselves, now 86 years later, Tony has returned to his homeland. </p> <p>“Some of my best friends said it takes a lot of guts to pick up and move to another country at 74 years of age.</p> <p>“I tell them it took guts for my father and grandfather to come to another country on a boat for eight weeks with no home, no work, very little money, no resources to make a better life for themselves,” Tony said.</p> <p>“In our modern world, it’s just a lifestyle change and for us, it was a good choice.”</p> <p>The couple said since their big move, they've cut back nearly y $3000 ($A4574) per month on expenses, which amounts to $36,000 ($A54,894) a year. </p> <p>The couple now spends about $1200 ($A1825) a month between the two of them.</p> <p>Back in the US, the couple's mortgage alone was  $US1500 per month ($A2281)</p> <p>“Monthly expenses in the US before leaving were between $US4800 to $US5000 a month. In all we are about $US3000 less monthly living here in Italy,” Tony said. </p> <p>Tony plans to apply for an Italian citizenship, and while his father was naturalised as an American citizen before he was born, he plans to rectify this by appealing to a local court. </p> <p><em>Images: CNN</em></p> <p> </p>

Patti Newton's moving tribute three years on from Bert's death

<p>It's been three years since entertainment legend Bert Newton passed away, and now his wife has delivered a touching tribute on the anniversary of his death. </p> <p>Patti Newton took to Instagram to share a montage of special moments she shared with her late husband during their time together. </p> <p>“I love you. I miss your smile and your kindness but most of all I miss you,” she wrote.</p> <p>“Three years gone but a wonderful life that will never be forgotten.”</p> <p>She shared a few photos of Bert celebrating birthdays, christmas and other milestones with his grandchildren, and fans took to the comments to share their own memories of Bert. </p> <p>“A beautiful life, a beautiful family. We all still remember and love Bert alongside you xxx,” one wrote.</p> <p>“Bert was, and always will be an icon in Australian entertainment Patti. He will live in the hearts of us who had the pleasure to be entertained by him for many years. Much love to you and the family today," another commented. </p> <p>“What an extraordinary life you both lived and loved.. now Bert is your guardian Angel still loving you from above xxx,” commented a third.</p> <p>“Patti we all miss him he was sunshine to me but nobody will ever miss him like you do…true love never dies, he is always with you,” wrote a fourth. </p> <p>“Thinking of you today Patti and I’m sending you big hugs 🤗 and love," another commented. </p> <p>Bert passed away on October 30, 2021 at the age of 83 after a long health battle. Uproar over council's bin "shaming" move

<p>As councils around the country make big changes to the way we dispose of waste, one council's move has left an entire street in Melbourne "offended". </p> <p>On Wednesday morning, Essendon mum Kali took out her bins and thought nothing more of her weekly habit. It was when she came back after a coffee run that she spotted a tag that had "oh no" written in big red letters. </p> <p>"We found items that don't belong in your mixed recycling bin," the note read, identifying reusable shopping bags as the culprit. </p> <p>When she looked around all but one household on her street had the same yellow note. </p> <p>"I came back  and saw all these tags on the bins, I thought 'That's a bit weird'," she told <em>Yahoo News Australia</em>. </p> <p>"It was the talk of the street," she said, after finding out that fellow residents were in "uproar" over the tags. </p> <p>Kali, a mum-of-two, has lived in her home for over nine years and said this was the first time she saw the tag on her bin. </p> <p> "It's just a bizarre thing to do," she said.</p> <p>"I thought it was funny that I got bin shamed. I'm sure we're all guilty of [recycling incorrectly], it's an easy mistake.</p> <p>"Our whole street was embarrassed about it," she added, saying "other neighbours were more offended". </p> <p>Kali is adamant that she didn't do anything wrong, as she ensures the bags in her bin were made out of paper, but said that "you don’t know who is putting things in your bin."</p> <p>A council spokesperson told <em>Yahoo </em>that the move was made to "inform" residents. </p> <p> "Council’s intention is to provide information to people at their homes through our kerbside bin education program to create more awareness, so everyone in the community can recycle right," the spokesperson said.</p> <p>"We understand that recycling can be confusing and that there may be a misunderstanding in what can and can’t go into a recycling bin."</p> <p><em>Images: Yahoo News</em></p>

Aldi's surprise new business move

Sam Mac's surprising career move after becoming a father of two

<p>Sam Mac has announced a surprising career move after becoming a father of two. </p> <p>The <em>Sunrise</em> weatherman has released a heartwarming children's picture book titled <em>Suddenly One</em>, inspired by his now two-year-old daughter Margot. </p> <p>Mac explained on <em>The Morning Show</em> on Tuesday that when Margot turned one, he was inspired by her milestone birthday to write some touching words about his firstborn. </p> <p>“When Margot turned one, you want to celebrate that and all those little moments that happen in that first year so, I just jotted down some thoughts,” Mac explained to Larry Edmur and Kylie Gillies.</p> <p>“(I was on a) long flight to Perth … (and) I thought, ‘Oh, maybe this could be a poem’. So, a few days later I refined it and posted it with some video to match the words and it had over a million views overnight."</p> <p>“It really took me by surprise, and (publishing house) Penguin got in touch and said, ‘We think that this is a universal experience. Everyone gets excited about their little ones and those first milestones. <p>Just weeks after Sam Armytage announced she would be leaving Channel Seven for good, her rumoured new role has been revealed. </p> <p>According to entertainment journalist Peter Ford, the former<em> Farmer Wants A Wife</em> presenter is tipped to be hosting the highly-anticipated Australian version of <em>The Golden Bachelor</em>, which is set to premiere on Channel Nine in 2025.</p> <p>Nine Network announced the Australian version of the <em>Golden Bachelor</em> at its annual Upfronts event in October: a spin-off of the popular dating series featuring senior citizens finding love.</p> <p>When discussing who would be the face of the new program, Ford wrote on social media, If I was a betting man I’d put money on @sam_armytage.” </p> <p>“She’s now a free agent after leaving 7 and has been clear she was interested in new opportunities.”</p> <p>Armytage is not the only media personality tipped to be the host of <em>The Golden Bachelor</em>, as an insider previously revealed that <a href="https://www.oversixty.com.au/entertainment/tv/sonia-kruger-in-talks-for-surprise-reboot" target="_blank" rel="noopener">Sonia Kruger could be interested in the role</a>.</p> <p>“The word on the street is that Sonia could reboot <em>The Golden Bachelo</em>r on Channel Nine in 2025,” the source shared. “Channel Nine loved working with Sonia and everyone would welcome her back with open arms. Bill Shorten quits politics and reveals his next move in heartfelt speech

<p>Bill Shorten has announced his shock departure from politics after an almost two-decade-long career in parliament.</p> <p>The former Labor leader will remain in cabinet until his retirement from politics in February next year, when he will start a new career as vice chancellor of the University of Canberra.</p> <p>In a media conference in the Prime Minister’s courtyard on Thursday, Shorten made the shocking announcement alongside Anthony Albanese, reflecting on his career. </p> <p>“Over 30 years ago, when I joined the Australian Workers Union, I was driven by the belief that everyone, regardless of circumstance, deserves an equal opportunity,” Mr Shorten said.</p> <p>“The opportunity to fulfil their potential. Fair wages, safe workplaces, decent conditions, that is what they are all about. It’s about recognising the merit and worth of every individual. As the same principle that brought me here in 2007.”</p> <p>"Every day in this job, and I'm sure every member of parliament agrees, is a privileged day."</p> <p>He also shared his motivation behind moving into the education sector, highlighting his love of education. </p> <p>“Education is the modern means of taking someone from disadvantage to advantage in a way that no other method can,” Mr Shorten told a media conference in the Prime Minister’s court yard.</p> <div> <div id="sda-INARTICLE"></div> </div> <p>“Universities have a critical role to play. Sam Neill moved to tears by simple question

<p>Sam Neill has unexpectedly broken down in tears over one question posed to him by a university student. </p> <p>The <em>Jurassic Park </em>actor was the surprise guest during the premiere of ABC's new series, <em>The Assembly, </em>based off the UK show which sees high-profile figures being interviewed by a class of university students who are all autistic. </p> <p>The students can ask whatever they want, and one student, Abby brought the actor to tears with her question. </p> <p>“What’s the best lesson you learned from your parents?” she asked. </p> <p>“Ooft, wow. That’s a really interesting question … A really, really interesting question,” Neill replied, before pausing as he began tearing up. </p> <p>“I don’t know why that question has moved me so much, but it has.”</p> <p>The actor then went on to explain that his parents were  “of the generation that went through a lot” – including the Great Depression and World War One, in which his maternal grandfather was killed –  leaving both his parents “very stoic”.</p> <p>“And I’d done a year of university and I’d done bugger all. I was acting in plays and trying to find a girlfriend, you know … so it came to exam time and I realised I’d done almost no work,” Neill recalled.</p> <p>“It got me very anxious. Anyway, I got home and Mum said, ‘How are you, darling?’ and I said, ‘I think I’m having a breakdown, I’ve got exams in a couple of weeks …’ and she just looked at me and said, ‘Well, you’re just going to have to pull yourself together’.”</p> <p>He continued: “And I think that’s the best lesson I learned from her. Sometimes you just have to pull yourself together. It’s a tough lesson, but a good one – and thank you for that question." </p> <p>Elsewhere during the interview, he also spoke candidly about his recent blood cancer battle, and while he is in remission after a year of chemotherapy, he still requires monthly treatments which he'll have to do for the rest of his life. </p> <p>One student asked him, "what motivated you to keep going, and did you have anyone supporting you through it?”</p> <p>He admitted that while it had been a "pretty brutal" process, he is grateful for all the treatments keeping him alive "and living is much better than the other thing.”</p> <p><em>Images: ABC</em></p> <p> </p>

What if I discover mould after I move into a rental property? What are my rights?

This can include things like leaking pipes, gutters, roofs or windows.</p> <p>Tenants are responsible for mould remediation if the way they occupy a home has promoted mould growth. For example, if they have not been using exhaust fans in bathrooms, have been failing to ventilate their home or have been storing wet clothes in a cupboard.</p> <p>This means establishing the cause of the mould is crucial to working out who’s responsible for repairs.</p> <h2>Why are so many rentals mouldy?</h2> <p>Australia has a rental home mould problem chiefly because much of our housing hasn’t been built to suit our climate. Houses tend not to be built with sufficient consideration of:</p> <ul> <li> <p>efficient energy consumption to regulate indoor temperature</p> </li> <li> <p>the orientation of homes</p> </li> <li> <p>the use of double glazing and insulation to regulate temperature and humidity.</p> </li> </ul> <p>It is estimated that nearly 17% of privately rented homes and 22% of social housing dwelling require <a href="https://www.abs.gov.au/statistics/people/housing/housing-mobility-and-conditions/2019-20">major repairs</a>. This includes structural defects, such as large cracks in walls or leaking gutters, that can generate mould growth.</p> <p>Tenant representatives have said in the past there is also a problem of weak enforcement of laws concerning the <a href="https://www.ahuri.edu.au/sites/default/files/documents/2022-11/AHURI-Final-Report-391-Regulation-of-residential-tenancies-and-impacts-on-investment.pdf">condition of rental homes</a>.</p> <h2>4 ways to cut mould risk</h2> <p>To reduce your mould risk, you need to manage indoor moisture and temperature. Try to:</p> <ul> <li> <p>keep the home well ventilated</p> </li> <li> <p>open windows and use exhaust fans in the bathroom and kitchen</p> </li> <li> <p>in humid climates, use air conditioning or a dehumidifier</p> </li> <li> <p>in cold climate, use a dehumidifier (desiccant dehumidifiers might more appropriate in very cold places)</p> </li> <li> <p>reduce moisture in the home by wiping up spills and condensation on surfaces</p> </li> <li> <p>dry washing outside</p> </li> <li> <p>if buying a dryer, opt for a condensing dryer instead of a conventional dryer (condensing driers put out much less vapour)</p> </li> <li> <p>report any structural issues (such as leaking pipes or windows that don’t close properly) to the agent or landlord as soon as you notice them.</p> </li> </ul> <h2>Rental minimum standards differ by state or territory</h2> <p>In New South Wales, adequate ventilation is one of the <a href="https://www.fairtrading.nsw.gov.au/housing-and-property/renting/new-residential-tenancy-laws">minimum standards</a> properties must meet to be considered fit to live in.</p> <p>If the rental provider has been notified about mould problems in the house but has failed to act, you might consider getting advice from the <a href="https://www.tenants.org.au/?gclid=CjwKCAiAjfyqBhAsEiwA-UdzJEj1YE27QhWKv2W5hPiiFTXMeX5Yqe61X4WlsHwRcq5kh5qDnU-MEBoC2LgQAvD_BwE">Tenants’ Union of NSW</a>.</p> <p>Its <a href="https://www.tenants.org.au/factsheet-24-mould">fact sheet on mould</a> also explains what to do if you’d like to contact the <a href="https://www.ncat.nsw.gov.au">NSW Civil and Administrative Tribunal</a> to apply for repairs, rent reduction or compensation.</p> <p>In Victoria, <a href="https://www.consumer.vic.gov.au/housing/renting/repairs-alterations-safety-and-pets/minimum-standards/minimum-standards-for-rental-properties">rental minimum standards</a> say “all rooms must be free from mould and damp caused by or related to the building structure.”</p> <p>The <a href="https://tenantsvic.org.au/advice/common-problems/mould-and-damp/">Tenants Victoria</a> website has information on how to ask a landlord to fix a mould problem or structural problems leading to mould and how to apply to the <a href="https://www.vcat.vic.gov.au">Victorian Civil and Administrative Tribunal</a> if the landlord fails to act.</p> <p>In Queensland, it depends on when you signed the lease. If you signed after September 1 this year (after new <a href="https://www.housing.qld.gov.au/about/initiatives/rental-law-reform">standards</a> were introduced) tenants should notify the landlords of <a href="https://www.rta.qld.gov.au/during-a-tenancy/maintenance-and-repairs/mould">mould as soon as they discover it</a>.</p> <p>If mould is a result of problems with the property and the landlord doesn’t undertake repairs, tenants can contact the <a href="https://www.qcat.qld.gov.au">Queensland Civil and Administrative Tribunal</a>.</p> <p>The guidelines in <a href="https://www.legislation.wa.gov.au/legislation/statutes.nsf/main_mrtitle_821_homepage.html">Western Australia</a> say the landlord must ensure the premises is “in a reasonable state of cleanliness and a reasonable state of repair […] and must conduct any repairs within a reasonable period after the need for the repair arises.” And in <a href="https://www.commerce.wa.gov.au/publications/maintenance-your-rental-property-who-responsible-landlord-bulletin-issue-12-september">Western Australia</a>, mould caused by faults in gutters or other fixtures is the responsibility of the rental provider. Further information on <a href="https://www.commerce.wa.gov.au/consumer-protection/resolving-rental-property-issues">what to do</a> if a dispute over the premises can’t be resolved amicably is available on the state government website.</p> <p>In <a href="https://www.housingsafetyauthority.sa.gov.au/minimum-housing-standards/whole-property">South Australia</a> rental properties must be “reasonably free from mould or other irritants [and] reasonably free from the adverse effects of moisture or damp.” If a landlord refuses to fix something after being asked, the tenant can <a href="https://www.sa.gov.au/topics/housing/renting-and-letting/renting-privately/during-a-tenancy/Repairs-and-maintenance">apply to the South Australian Civil and Administrative Tribunal</a>.</p> <p>In <a href="https://www.cbos.tas.gov.au/topics/housing/renting/rental-maintenance-repairs-changes/requesting-repairs">Tasmania</a>, rental properties must be clean and in good repair when leased out. <a href="https://www.cbos.tas.gov.au/topics/housing/renting/beginning-tenancy/minimum-standards/types">According to</a> the Tasmanian government website on the issue,</p> <blockquote> <p>‘Clean’ includes having no […] serious mould/rising damp issues.</p> </blockquote> <p>If the tenant requests repairs and the landlord doesn’t act, the tenant can lodge a repair order with the <a href="https://www.cbos.tas.gov.au/topics/housing/renting/rental-maintenance-repairs-changes/requesting-repairs">Commisioner’s office</a>.</p> <p>In the Australian Capital Territory, the Tenants’ Union ACT has guidance on what to do if you discover <a href="https://www.tenantsact.org.au/what-can-i-do-about-mould/">mould</a> in a property you rent.</p> <p>In the Northern Territory, tenants may wish to seek advice from the <a href="https://www.dcls.org.au/tenants-advice/">Tenants’ Advice Service</a> if there is a mould problem in a property they rent.</p> <h2>What policy change could help?</h2> <p>If the cause of indoor mould is related to the design and construction of the house, rental providers should act. But tenants may not have the information they need to determine and substantiate this claim and can’t do much to get rental providers to act on mould if it’s not clear what’s causing it. Also, renters often worry asking for repairs could lead to a rent increase or eviction.</p> <p>Solutions include strengthening tenants rights to compel landlords to investigate the cause of mould in a house (given that knowing the cause is essential to assign responsibility for repairs). There should also be more stringent enforcement of current minimum standards relating to mould in rental properties.</p> <p>Given the scale of problems like mould in Australian homes, policymakers may wish to consider whether a parliamentary inquiry on home environments and health is needed.</p> <p>This would give Australians a chance to speak about their experiences – something that could help policy makers improve regulation in the rental sector. <!-- Below is The Conversation's page counter tag. Channel 9 slammed for "pathetic" Olympics move

<p>Aussie viewers have vented their frustrations at Channel 9 after the broadcaster chose not to show Jess Hull's Paris debut on their main channel. </p> <p>Viewers at home were eagerly waiting to see Hull's heat live, as she broke the 2000m world record in the lead up to the Olympics, but instead they were shown replays of the surfing heat from earlier. </p> <p>While Hull's race was shown on other secondary streaming channels on Nine, it was not on the main broadcast. </p> <p>Many were forced to watch Hull's race after it had already occurred. </p> <p>"Where is the 1500m heat with Jess Hull?" a confused viewer tweeted. </p> <p>"Agree, pathetic," replied another. </p> <p>“Channel 9 cutting to a surfing replay over showing Jess Hull’s 1500m heat live might just be the stupidest sh*t I’ve ever seen in sports producing in my life. And yes. I watched it on 9Now. But seriously,” Sprinter and athletics coach Tim Rosen said. </p> <p>“I wondered the same thing, why wouldn’t they show the third heat live with Jess Hull considering they spent the last half-hour talking her up?” Journalist Luke Dennehy tweeted. </p> <p>“Disgraceful @Channel9, Jess hull is racing, top hope and you cut to go to equestrian and rock climbing. Ridiculous decision,” one fan wrote. </p> <p>"Can’t wait to watch Jessica Hull’s heat on 9! Our fastest ever women’s 1500m runner and gold medal chance! Wait- what’s this? Surfing with no waves (at least an Aussie was in the final) equestrian, springboard diving … No Jess! Thanks @Channel9,” another wrote. </p> <p>“What is wrong with Channel 9’s coverage … prelim diving and surfing replay on their 2 free to air channels!! No Jess Hull!! …. do they not cover track and field unless there’s a big name competing!! … Really disappointing! Second rate coverage," a third added. </p> <p>“We missed the action because you completely forgot about it. “Great initiative”: Airline's world first move to make female travellers safer

<p>A popular airline has introduced a new measure to help female travellers feel safer on their journey. </p> <p>IndiGo will make the change in August, giving female travellers the option to choose not to sit next to a man on their flight. </p> <p>Prior to booking, women will be able to check the gender of the flyer sitting next to them and select if they don't want a male seat mate. </p> <p>However, this change will not apply to men, as male travellers will not be shown the gender of their seat mate when making a booking and instead will only be able to view available seats.</p> <p>The low-cost carrier is a codeshare partner of Qantas, and Australian passengers travel on-board its planes for destinations such as India, as well as within the country. </p> <p>The idea for the change came from an IndiGo survey where the airline asked females what would make travel more comfortable, and many said they would feel safer to have more power over who they spent their journey sitting next to. </p> <p>“IndiGo is proud to announce the introduction of a new feature that aims to make the travel experience more comfortable for our female passengers,” the airline said.</p> <p>“We are committed to providing an unparalleled travel experience for all our passengers, and this new feature is just one of the many steps we are taking towards achieving that goal.”</p> <p>There has been a mixed reaction on social media to to IndiGo’s attempt to make female flyers feel safer, as one commenter wrote on X: “Why can’t they allocate left side for one gender and right side for another gender?"</p> <p>There was also concern about how the good seats could be snapped up, writing, “Almost all seats available will be the middle ones”.</p> <p>Meanwhile a man protested, “What if I don’t want to sit by her? Dr Charlie Teo's surprising next move after Aussie surgery restrictions

<p>One year after being slapped with restrictions that effectively stopped him from operating in Australia, Dr Charlie Teo is restarting his career overseas. </p> <p>The neurosurgeon was investigated by Australia’s Health Care Complaints Commission, who last year placed restrictions on the surgeon after they discovered he had been operating on tumours that had been deemed "inoperable". </p> <p>Now, one of China’s most respected neurosurgeons has thanked Australia for imposing such restrictions because it has allowed her country to benefit from the controversial surgeon’s ability to remove high-risk brain tumours.</p> <p>Dr Teo has been operating regularly in China including on high profile VIPs, and at least eight other countries around the world, according to reports from the <em>Sunday Telegraph</em>. </p> <p>An investigation has found Dr Teo has operated on 150 patients, with many of them being from Australia, in China, Spain, Germany, India, Switzerland, Brazil, Peru, South Africa, and Nepal since the restrictions effectively stopped him from operating in Australia.</p> <p>In an interview from Beijing, Professor Ling Feng, Deputy Director of the China International Neuroscience Institute, said she is “not worried” about the restrictions imposed on Dr Teo a year ago for unsatisfactory conduct.</p> <p>“I took a careful look into what happened over there. I don’t think it should be imputed to Charlie’s neglect of care and passion for the patients,” Professor Ling told the <em>Sunday Telegraph</em>.</p> <p>“It is just a different view of the indications for surgery. Similar cases occur across the world. Instead, I ‘thank’ Australia for the restrictions on Charlie, which gave me the opportunity to work with him.”</p> <p>In the past year, patients have travelled from Australia, Romania, Britain, Saudi Arabia, France, Indonesia, and Singapore to have Dr Teo operate.</p> <p>Of those surgeries Dr Teo’s logbook documents one death, one “poor” outcome, three “fair outcomes”, 20 “good outcomes” and 145 cases have been documented as “excellent”.</p> <p>Dr Teo says his results are better than ever and he feels terrible for patients in his own country that he can’t help, but hopes that he may one day be able to return to Australian operating rooms to help patients. </p> <p>“All it would take is one sensible and brave person in one hospital somewhere in Australia to change the status quo,” Dr Teo said.</p> <p>“Just one person to sit back and go ‘okay he might be an a**hole, he might be into money, he might be a bit of a cowboy, he might be all the things the media have said he might be, but the fact is that patients, Australian patients, some need him and he does operations that other people don’t do and most of those outcomes are good so what about we just drop the politics and allow him to operate in Australia?"</p> <p>“That’s all it would take … some common sense for the greater good, not for his sake but for the sake of patients.”</p> <p><em>Image credits: Instagram </em></p>

Julie Goodwin's next move following injury on Dancing With The Stars

<p>Julie Goodwin's highly anticipated debut on Dancing With The Stars has been postponed, following an injury. </p> <p>The 53-year-old was forced to withdraw from the first round on Sunday night after suffering two serious tears to her calf muscles during rehearsal with her dance partner, Andrey Gorbunov. </p> <p>She was taken to hospital and immediately treated. </p> <p>"I was jumping on poor Andrey here and something snapped. Fortunately, it was my leg and not his back," she told DWTS show hosts Sonia Kruger and Dr Chris Brown during the premiere. </p> <p>But on Monday, she appeared in good spirits and vowed to hit the dance floor again. </p> <p>“Despite being told that I probably should withdraw, I’m going to give it everything I’ve got, so I don’t quit easy,” Goodwin told <em>The Morning Show </em>hosts<em>. </em></p> <p>“And the beautiful thing about this production is that they’ve got some marvellous people. They’ve got the dance doctor in Bondi, who is all over this.</p> <p>“So I’m getting acupuncture, homeopathic treatment, massage. I’m swimming, I do healing meditations and listen to healing tones in my headphones.</p> <p>“So, I’m absolutely going hell for leather to get as well as I can in the hope that I can be up and dancing again very soon.”</p> <p>Goodwin is rumoured to return on the show in the third episode. </p> <p>In the interview, she also praised her dance partner, saying: "He’s amazing and he’s also very patient. He’s also very strong. And he’s also just so capable."</p> <p>“He would just be so patient and I’ve loved it. He got me sort of doing steps that I never, ever thought I would do. <p>Federal Treasurer Jim Chalmers has announced a series of new measures to help bring down grocery prices  ahead of the release of a wide-ranging review into the Grocery Code of Conduct.</p> <p>According to the treasurer, increasing competition among supermarket giants is key to placing “downward pressure on prices”, while also enforcing multibillion-dollar fines on retailers that fail to comply with the mandatory code of conduct.</p> <p>This code is set to dictate how supermarkets like Woolworths, Coles, Aldi and IGA’s parent company Metcash deals with producers and farmers, which will in turn see a reduction of prices for everyday shoppers. </p> <p>While Dr Chalmers stopped short of saying how far prices could drop, he told <em>Sunrise’s</em> Natalie Barr that a more competitive system would create “better outcomes for consumers,” and reduce grocery prices over time. </p> <p>“If it is more competitive, more transparent and people are getting a fair go, better outcomes will be seen at the supermarket checkout,” he said.</p> <p>The Treasurer said this would deliver a “fair go” for families, consumers and producers. </p> <p>“We recognise that the supply chains need to be better for farmers, growers and producers,” he said. </p> <p>“By doing that and making sure the supermarket sector is more competitive we can get better outcome for consumers.”</p> <p>Although the Albanese government has affirmed its support for the review, conducted by former Labor minister Craig Emerson, the final report rejected calls to expand the reforms to non-supermarkets like Bunnings, Chemist Warehouse, and Dan Murphy’s. </p> <p>“The review considers that the code should not be extended beyond supermarkets to cover other retailers,” the inquiry’s final report said.</p> <p>“This is not to say that these markets are functioning well for all players in those markets.”</p> <p><em>Image credits: MICK TSIKAS/EPA-EFE/Shutterstock Editorial/Shutterstock</em></p>

"A bit weird": David Koch's new career move

<p>Former Sunrise co-host David Koch has revealed a new career move a year after resigning from the breakfast TV show. </p> <p>On Thursday, Koch was announced as the new chair of the South Australian Tourism Commission, the peak body promoting tourism to SA. </p> <p>Koch is replacing Andrew Bullock, who has been the chair of the commission since 2019. </p> <p>“A passionate South Australian and media professional, Kochie is a leading advocate for small business and a high-profile finance commentator,” the SATC said in a statement. </p> <p>Koch, who was born in Adelaide but has been living in Sydney, said he won't be moving back to SA for the role. </p> <p>Some South Australians questioned his high-profile appointment, as they believe that a local should've been chosen for the job. </p> <p>"It's a little bit weird that he doesn't live in SA - that he's not living here but being the head of it," one said.</p> <p>"It would be nice to have someone embedded in SA, living in SA, part of the community in SA as well," another added. </p> <p>However, Premier Peter Malinauskas has defended the decision,  citing Koch's national profile and financial expertise as a valuable aspect in advertising  smaller businesses in the tourism sector.</p> <p>"We as a state have punched above our weight in regards to tourism and hospitality but there is a lot more growth to be had," Malinauskas said.</p> <p>As the chair, Koch will work alongside the SATC board to  “set the strategic agenda for the commission”.</p> <p>He will hold the role for three years from July 2. </p> <p>“We do the best food and wine in the nation, and we have some of the nation’s most spectacular regions,”  he said after his new role was announced. </p> <p>“We also retain a reputation for delivering first class major events and festivals.</p> <p>“More recently, the perceptions of Adelaide and South Australia have shifted significantly on the east coast – and we have an opportunity to capitalise on this momentum to grow our tourism sector even further.”</p> <p><em style="box-sizing: inherit; margin: 0px; padding: 0px; border: 0px; font-size: 16px; vertical-align: baseline; color: #323338; font-family: Figtree, Roboto, 'Noto Sans Hebrew', 'Noto Kufi Arabic', 'Noto Sans JP', sans-serif; background-color: #ffffff; outline: none !important;">Image: Nine</em></p>

Never say never: Ash Barty's surprising new career move

<p>Ash Barty is set for a return to Wimbledon this year, but not in the way you'd expect. </p> <p>The Aussie legend who retired from competitive tennis in 2022 at the age of 25, has been persistent about not returning to the court. </p> <p>Since her retirement, she <a href="https://www.oversixty.com.au/lifestyle/relationships/game-set-and-match-ash-barty-ties-the-knot" target="_blank" rel="noopener">married </a>her long-term partner Garry Kissick, and the pair welcomed <a href="https://www.oversixty.com.au/news/news/best-year-yet-ash-barty-shares-pregnancy-announcement" target="_blank" rel="noopener">their son</a> Hayden in July 2023. She has also written some books and played a few golf tournaments around the world. </p> <p>In November 2022, when promoting her memoir <em>My Dream Time</em>, Barty was asked if she’d ever consider a move into the commentary box, to which she replied: “No, never.” </p> <p>But now, she is making her return into the spotlight, particularly the commentary box as she has been announced as part of the BBC’s team for Wimbledon.</p> <p>“A host of Wimbledon champions will be joining the studio," BBC’s content boss Charlotte Moore said. </p> <p>Barty will be joining Nick Kyrgios and former Aussie Wimbledon champ Pat Cash for the Summer of Sport event in London. </p> <p>“This will include John McEnroe, Martina Navratilova, Billie Jean King and Pat Cash, alongside Tim Henman, Tracey Austin, Annabel Croft and Johanna Konta," Moore said. </p> <p>“Joining the line-up this year will be 2021 champion Ashleigh Barty and, if he’s not playing, 2022 Wimbledon finalist Nick Kyrgios, so anything could happen there.”</p> <p>While her attitude towards taking a commentary role has changed, she has not changed her stance on making a comeback on the court. </p> <p>“I don’t have the time – I don’t have the time to train, I don’t have the time to prepare, and I have so many great memories out on this court and now I just get to create new memories,” she said late last year.</p> <p>“I’m certainly not coming out of retirement.”</p> <p><em>Image: JONO SEARLE/EPA-EFE/ Shutterstock Editorial</em></p>

"Best part of my life": Terri Irwin's moving Mother's Day post

Stamp duty is holding us back from moving homes – we’ve worked out how much

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/nick-garvin-1453835">Nick Garvin</a>, <a href="https://theconversation.com/institutions/macquarie-university-1174">Macquarie University</a></em></p> <p>If just one state of Australia, New South Wales, scrapped its stamp duty on real-estate transactions, about 100,000 more Australians would move homes each year, according to our <a href="https://e61.in/wp-content/uploads/2024/02/Stamp-duty-effects-on-purchases-and-moves.pdf">best estimates</a>.</p> <p>Stamp duty is an unquestioned part of buying a home in Australia – you put your details in an online mortgage calculator, and stamp duty is automatically deducted from the amount you have to contribute.</p> <p>It’s easy to overlook how much more affordable a home would be without it.</p> <p>That means it’s also easy to overlook how much more Australians would buy and move if stamp duty wasn’t there.</p> <p>The 2010 Henry Tax Review found stamp duty was <a href="https://treasury.gov.au/sites/default/files/2019-10/afts_final_report_part_2_vol_1_consolidated.pdf">inequitable</a>. It taxes most the people who most need to or want to move.</p> <p>The review reported: "Ideally, there would be no role for any stamp duties, including conveyancing stamp duties, in a modern Australian tax system. Recognising the revenue needs of the States, the removal of stamp duty should be achieved through a switch to more efficient taxes, such as those levied on broad consumption or land bases."</p> <p>But does stamp duty actually stop anyone moving? It’s a claim more often made than assessed, which is what our team at the <a href="https://e61.in/wp-content/uploads/2024/02/Stamp-duty-effects-on-purchases-and-moves.pdf">e61 Institute</a> set out to do.</p> <p>We used real-estate transaction data and a natural experiment.</p> <h2>What happened when Queensland hiked stamp duty</h2> <p>In 2011, Queensland hiked stamp duty for most buyers by removing some concessions for owner-occupiers at short notice.</p> <p>For owner-occupiers it increased stamp duty by about one percentage point, lifting the average rate from 1.26% of the purchase price to 2.27%.</p> <p>What we found gives us the best estimate to date of what stamp duty does to home purchases.</p> <p>A one percentage point increase in stamp duty causes the number of home purchases to decline by 7.2%.</p> <p>The number of moves (changes of address) falls by about as much.</p> <p>The effect appears to be indiscriminate. Purchases of houses fell about as much as purchases of apartments, and purchases in cities fell about as much as purchases in regions.</p> <p>Moves between suburbs and moves interstate dropped by similar rates.</p> <p>With NSW stamp duty currently averaging about <a href="https://conveyancing.com.au/need-to-know/stamp-duty-nsw">3.5%</a> of the purchase price, our estimates suggest there would be about 25% more purchases and moves by home owners if it were scrapped completely. That’s 100,000 moves.</p> <p>Victoria’s higher rate of stamp duty, about <a href="https://www.sro.vic.gov.au/rates-taxes-duties-and-levies/general-land-transfer-duty-property-current-rates">4.2%</a>, means if it was scrapped there would be about 30% more purchases. That’s another 90,000 moves.</p> <h2>Even low headline rates have big effects</h2> <p>The big effect from small-looking headline rates ought not to be surprising.</p> <p>When someone buys a home, they typically front up much less cash than the purchase price. While stamp duty seems low as a percentage of the purchase price, it is high as a percentage of the cash the buyer needs to find.</p> <p>Here’s an example. If stamp duty is 4% of the purchase price, and a purchaser pays $800,000 for a property with a mortgage deposit of $160,000, the $32,000 stamp duty adds 20%, not 4%, to what’s needed.</p> <p>If the deposit takes five years to save, stamp duty makes it six.</p> <p>A similar thing happens when an owner-occupier changes address. If the buyer sells a fully owned home for $700,000 and buys a new home for $800,000, the upgrade ought to cost them $100,000. A 4% stamp duty lifts that to $132,000.</p> <p>Averaged across all Australian cities, stamp duty costs about <a href="https://e61.in/wp-content/uploads/2024/02/Stepped-on-by-Stamp-Duty.pdf">five months</a> of after-tax earnings. In Sydney and Melbourne, it’s six.</p> <h2>Stamp duty has bracket creep</h2> <p>This cost has steadily climbed from around <a href="https://e61.in/wp-content/uploads/2024/02/Stepped-on-by-Stamp-Duty.pdf">six weeks</a> of total earnings in the 1990s. It has happened because home prices have climbed faster than incomes and because stamp duty has brackets, meaning more buyers have been pushed into higher ones.</p> <p>Replacing the stamp duty revenue that states have come to rely on would not be easy, but a switch would almost certainly help the economy function better.</p> <p>The more that people are able to move, the more they will move to jobs to which they are better suited, boosting productivity.</p> <p>The more that people downsize when they want to, the more housing will be made available for others.</p> <p>Our findings suggest the costs are far from trivial, making a switch away from stamp duty worthwhile, even if it is disruptive and takes time.<!-- Below is The Conversation's page counter tag.
