Advertising a house is ridiculously expensive in Australia – could that be affecting the property market?

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/james-graham-1264059">James Graham</a>, <a href="https://theconversation.com/institutions/university-of-sydney-841">University of Sydney</a></em></p> <p>Australia has long been one of the <a href="https://www.forbes.com.au/news/investing/sydney-melbourne-adelaide-are-top-10-least-affordable-cities-for-housing/#:%7E:text=Demographia's%20annual%20report%20assesses%20housing,second%20place%2C%20and%20Vancouver%20third.">most expensive</a> places in the world to buy a house. Now, it’s apparently also one of the costliest places to sell one.</p> <p>Recent <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">reporting</a> in the Guardian has raised concerns about the market dominance of Australia’s two main real estate advertising websites, realestate.com.au and Domain.</p> <p>Facing little competition, the largest – realestate.com.au – appears to have <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">significantly increased its fees</a> in recent years, while thwarting disruptive innovations from smaller competitors.</p> <p>Why does that matter? Because when it comes to selling a house, Australia <a href="https://www.theguardian.com/australia-news/2024/sep/16/real-estate-website-fees-australia">stands out</a> globally. In most other countries, any advertising costs are tiny or bundled in with agent fees.</p> <p>Here, along with only <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">Sweden and New Zealand</a>, home sellers pay their own advertising costs in addition to real estate agent fees and commissions.</p> <p>This advertising can be expensive – up to several thousand dollars for a single property listing. But it also seems necessary, with a lack of alternative platforms offering comparable reach.</p> <p>Setting aside the problems of monopolistic pricing behaviour, what are the economics of high and rising real estate advertising fees? Do home sellers get value for the money they spend on advertising? And what might be the impacts of these fees on the Australian housing market?</p> <h2>Is advertising on big platforms worth it?</h2> <p>First, it’s worth asking whether real estate advertising is actually effective and whether bigger platforms are better.</p> <p>To explore these questions, a group of US-based economists <a href="https://www.aeaweb.org/articles?id=10.1257/aer.99.5.1878">studied</a> the outcomes of advertising on a large platform favoured by real estate agents in the United States called the “multiple listing service”, compared with a smaller for-sale-by-owner platform.</p> <p>The study found no differences in eventual home sales prices between the two platforms. But properties on the multiple listing service were more likely to sell and spent less time on the market.</p> <p>However, the size of the advertising platform didn’t explain these benefits. Rather, the different platforms appealed to buyers and sellers with varying patience levels. This variation in willingness to “wait-and-see” affected the time it took to sell.</p> <p>Translated to the Australian context, that raises questions about the value for money of advertising on a larger platform – which here, unlike the US, attracts significant fees.</p> <h2>Housing markets are ‘search markets’</h2> <p>Next, we need to consider how high costs of advertising property might affect the housing market more broadly.</p> <p>Housing markets fall into a category called “search markets” within economics. Sellers seek buyers, and buyers seek sellers offering up properties that meet their required criteria.</p> <p>The economics of search markets have been extensively studied by the likes of <a href="https://www.nobelprize.org/prizes/economic-sciences/2010/summary/">Nobel laureates</a> Peter Diamond, Dale Mortensen and Christopher Pissarides. Their insights highlight the key factors that determine search market outcomes.</p> <p>Sellers consider the costs of listing an item for sale (such as advertising) and the time it takes to find a buyer. Buyers, on the other hand, consider their alternatives to buying (such as renting) and the time it might take to find a suitable seller.</p> <p>The likelihood of a sale – and how long everything will take – depends on the number of potential buyers relative to sellers. The sales price is then negotiated after meetings between the two.</p> <p>This gives us a framework to speculate about how Australia’s high – and increasing – costs of advertising real estate could be affecting the broader housing market on both sides of this equation.</p> <h2>Costs can affect both supply and demand</h2> <p>On the supply side, high fees reduce the net financial benefit of selling a home, which could discourage homeowners from listing their properties. All else being equal, this could lead to fewer properties on the market, shorter selling times, and higher prices for the properties that are listed.</p> <p>But we can predict some effects on the demand side, too.</p> <p>High fees also reduce the net benefit of buying a home, as current buyers expect to be sellers in the future. These costs are likely to be even more pronounced for property investors, who buy and sell property more frequently than homeowners.</p> <p>Anticipation that selling costs will be high in the future could suppress the demand for housing, reducing prices and increasing the time it takes to sell a property.</p> <p>Interestingly, <a href="https://www.nber.org/papers/w32855">recent research</a> from the US suggests that these demand-side effects might outweigh the supply-side effects.</p> <p>Economists studied the impact of a series of court decisions that forced the National Association of Realtors to reduce real estate agent fees. They found lower fees increase the lifetime benefits of homeownership, which leads to a significant increase in house prices.</p> <p>Significantly, that suggests lowering the costs of selling property – including advertising – could increase property values.</p> <h2>Just one part of the housing story</h2> <p>High prices in any area of economic life are likely to rankle our sense of a fair deal. High fees for advertising real estate have an obvious immediate impact on a home seller’s wallet.</p> <p>But the nuanced flow-on effects to the broader housing market are harder to tease out. They are also likely to vary across different property markets within Australia. Commentators and policy makers should think carefully before leaping into action in this area.</p> <p>In the meantime, advertising fees are one more thing to keep an eye on as Australian housing costs continue to rise.<!-- Below is The Conversation's page counter tag. "Words matter": Why Australia's threat level was just raised to "probable"

<p>Anthony Albanese has announced that Australia's terror level has been raised in the wake of spy agency warnings.</p> <p>The Prime Minister announced the change from “possible to probable” on Monday morning at a press conference in Canberra with ASIO director-general Mike Burgess.</p> <p>“ASIO is raising the national terrorist and threat level from possible to probable," Mr Burgess said.</p> <p>“Our decision reflects that the security environment is degrading. A threat level of probable is reassessed as a greater than 50 per cent chance of attack planning in the next 12 months." </p> <p>“It does not mean that we have intelligence about the current attack planning or expectation of an imminent attack." </p> <p>The National Terrorism Threat Advisory System has a scale of five levels, beginning with Not Expected, Possible, Probable, before rising to Expected and Certain. </p> <p>Mr Burgess said the decision was not taken easily, as he explained, “Our decision is not a direct response to the tragic events in the Middle East. At this stage we do not believe any of the terrorist plots we have investigated in the last year have been inspired by Gaza."</p> <p>“Terrorist leaders offshore are not inspiring attacks onshore. This is why we did not raise the threat level in the immediate aftermath of 7 October.”</p> <p>Mr Albanese said the decision follows a cabinet meeting today and briefings by spy agencies.</p> <p>“My government’s first priority is the safety and security of Australians and this morning, I convened a national-security committee meeting to hear from the director-general," Mr Albanese said.</p> <p>“I want to reassure Australians that probable does not mean inevitable and it does not mean it is intelligence about an imminent threat or danger. But the advice that we have received is that more Australians are embracing a more diverse range of extreme ideologies and it is our responsibility to be vigilant.</p> <p>Mr Burgess said it did not mean there was any imminent threat of a terrorist attack in Australia, but said it was about being vigilant and prepared. </p> <p>“Australia’s security environment is more volatile and more unpredictable, you’ve heard me say many times of espionage and foreign interference, our principal security concerns,’’ he said.</p> <p>“While the threats to our way of life are elevated we are seeing an increase in extremism, more Australians are being radicalised and radicalised more quickly. More Australians are embracing a more diverse range of extreme ideologies and more Australians are willing to use violence to advance their cause."</p> <p>In response to a question from the media on the Greens, who recently accused the Labor Party of being implicit in genocide when it comes to the war in Palestine, the Prime Minister said some of the rhetoric was of concern.</p> <p>“Words matter and it is important that people engage in a way that is respectful, that people don’t make claims that they know are not right in order to try to secure some short-term political advantage,’’ he said.</p> <p>Concluding the press conference, Mr Burgess said it is up to every Australian to say vigilant and report any suspicious behaviour. </p> <p>He said, "This is a matter for everyone, community leaders, politicians, the media, watch your words, watch your actions. End of the line for P&O: why is Australia such a tough market for the cruise ship industry?

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/freya-higgins-desbiolles-181651">Freya Higgins-Desbiolles</a>, <a href="https://theconversation.com/institutions/university-of-south-australia-1180">University of South Australia</a></em></p> <p>Miami-based cruise operator Carnival Corporation has <a href="https://www.carnivalaustralia.com/media-releases/2024/june/media-release.aspx">announced</a> it will retire its P&amp;O Cruises Australia brand in March 2025.</p> <p>The decision marks the end of the line for an iconic cruise brand in Australia and the Pacific, after <a href="https://www.pocruises.com.au/about/history">nearly a century</a> of operations.</p> <p>Parent company Carnival has been on a campaign of international growth through acquisitions and mergers since at least 1989. P&amp;O Cruises Australia was bought by the company in 2003.</p> <p>Many Australians might remember the brand’s iconic television advertisements from the 1980s and ‘90s that encouraged them to escape the rat race.</p> <figure><iframe src="https://www.youtube.com/embed/curt8yAwPpY?wmode=transparent&amp;start=0" width="440" height="260" frameborder="0" allowfullscreen="allowfullscreen"></iframe><figcaption><span class="caption">P&amp;O’s memorable advertisements from the 1980s and 1990s encouraged Australians to escape the rat race.</span></figcaption></figure> <p>But the reality of cruising’s international consolidation leaves little room for such nostalgia and national brand attachment.</p> <p>Still, cruising is a big part of Australia’s tourism sector, and cruises are a large source of inbound visitors. The Australian Cruise Association estimates the industry’s <a href="https://www.australiancruiseassociation.com/sites/default/files/documents/2023-10/CLIA_ACA_CruiseEIA_Infographic.pdf">total economic contribution</a> is as high as A$5.63 billion.</p> <p>Australians are hungry for cruise ship experiences. They make up the <a href="https://www.cruising.org.au/Tenant/C0000003/2020%20Awards%20Sponsors/2023%20Australia%20Source%20Market%20Infographic_Final%20V3.pdf">fourth largest</a> source market for passengers, at 1.25 million last year.</p> <h2>Australia is a tough place to make a profit</h2> <p>A <a href="https://cruising.org/en/news-and-research/press-room/2024/april/state-of-the-cruise-industry-report">recent report</a> by Cruise Lines International Association painted a picture of a thriving industry. New, bigger ships are being rolled out to meet a growing market of both new and loyal cruise enthusiasts.</p> <p>So why are operators struggling here? P&amp;O hasn’t been the only brand facing difficulties down under.</p> <figure class="align-right "><figcaption></figcaption></figure> <p>P&amp;O’s sister line Cunard recently announced it will <a href="https://www.cruisehive.com/iconic-cruise-line-will-stop-homeporting-in-australia/114867">stop basing itself</a> in Australia from 2026, and Virgin Voyages’ Resilient Lady has <a href="https://www.smh.com.au/traveller/travel-news/branson-s-virgin-voyages-scraps-next-summer-s-australian-cruises-20240227-p5f83q.html">cancelled plans</a> for a second sailing season here next summer.</p> <p>Carnival <a href="https://www.carnivalaustralia.com/media-releases/2024/june/media-release.aspx">said</a> its decision on P&amp;O Australia came down to the region’s “significantly higher operating and regulatory costs” and small population. The company said it had been forced to change its operating approach to achieve “efficiencies”.</p> <p>The cruise sector was hit hard by the pandemic. In early 2020, Carnival reported a staggering single quarter net loss of <a href="https://www.reuters.com/article/idUSL4N2DV2XV/">US$4.4 billion</a>. The company also suffered reputational damage following a <a href="https://www.bbc.com/news/business-67215595">high-profile COVID outbreak</a> on its Ruby Princess cruise ship.</p> <p>The international cruise market is heavily concentrated. Almost <a href="https://cruisemarketwatch.com/market-share/">80%</a> of the passenger market is shared by three big companies: Carnival, Royal Caribbean International and Norwegian cruise lines.</p> <p>Australia’s high operating costs and relatively small market make it tough for big cruise companies to achieve the profitability they expect. Carnival’s Cunard Line attributed its decision to <a href="https://www.canberratimes.com.au/story/8440670/carnival-cruise-lines-shun-victoria-over-fee-hike/">move out</a> of Melbourne to a 15% hike in port fees.</p> <p>As these companies have sought to strengthen their competitive advantage, acquiring smaller players has been a popular strategy.</p> <p>This mass tourism model can deliver relatively cheap holidays for passengers. But it often also sacrifices well-loved smaller cruise operations that are more connected to local histories and cultures.</p> <p>There is also the tyranny of distance for Australia, and increasing geopolitical risks affecting cruising.</p> <p>The Australasian region faces stiff competition as a cruise destination from alternatives such as the Caribbean and the Mediterranean, which are close to large markets. Virgin Voyages said its cancellation of the 2024–25 sailing schedule was due to major safety concerns in the Red Sea.</p> <h2>What does its future hold?</h2> <p>Reassuringly, customers with P&amp;O bookings for the remainder of 2024 will not be affected. Next year, the brand’s Pacific Encounter and Pacific Adventure ships will continue to sail, but under new branding for Carnival Cruise Line. Pacific Explorer will be retired from service.</p> <p>In Australia, the mass tourism model of the big cruise operators is no doubt here to stay. But there could be further cuts to the range of destination ports offered as the industry prioritises profits.</p> <p>In the longer term, however, a crucial question concerns the future of ports around Australia that have been enticed into engaging with the cruise industry. Many government tourism authorities have been keen to expand the sector.</p> <p>As a result, access to some smaller ports has been negotiated and there has been a push to build new facilities in New South Wales, the biggest market.</p> <p>This has received <a href="https://www.nsw.gov.au/media-releases/government-acts-to-protect-yarra-bay-from-cruise-ship-terminal">pushback</a> from some parts of the community who argue the economic benefits don’t outweigh the cultural and ecological cost.</p> <p>In the future, there could be a more sustainable solution for Australian cruising in smaller expedition-like formats. These have been particularly successful in locations such as the Kimberley in Western Australia.</p> <p>Local communities at small-ship destinations may find this model of cruising more acceptable, given its lower passenger numbers and smaller environmental impact.<!-- Below is The Conversation's page counter tag. Menopause can bring increased cholesterol levels and other heart risks. Here’s why and what to do about it

<div class="theconversation-article-body"> <p><em><a href="https://theconversation.com/profiles/treasure-mcguire-135225">Treasure McGuire</a>, <a href="https://theconversation.com/institutions/the-university-of-queensland-805">The University of Queensland</a></em></p> <p>Menopause is a natural biological process that marks the end of a woman’s reproductive years, typically between 45 and 55. As women approach or experience menopause, common “change of life” <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC9244939/">concerns</a> include hot flushes, sweats and mood swings, brain fog and fatigue.</p> <p>But many women may not be aware of the <a href="https://pubmed.ncbi.nlm.nih.gov/32705886/">long-term effects</a> of menopause on the heart and blood vessels that make up the cardiovascular system. Heart disease accounts for <a href="http://world-heart-federation.org/what-we-do/women-cvd/">35% of deaths</a> in women each year – more than all cancers combined.</p> <p>What should women – and their doctors – know about these risks?</p> <h2>Hormones protect hearts – until they don’t</h2> <p>As early as 1976, the <a href="https://pubmed.ncbi.nlm.nih.gov/970770/">Framingham Heart Study</a> reported more than twice the rates of cardiovascular events in postmenopausal than pre-menopausal women of the same age. Early menopause (younger than age 40) also <a href="https://pubmed.ncbi.nlm.nih.gov/25331207/">increases heart risk</a>.</p> <p>Before menopause, women tend to be protected by their circulating hormones: oestrogen, to a lesser extent progesterone and low levels of testosterone.</p> <p>These sex hormones help to relax and dilate blood vessels, reduce inflammation and <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC10503403/">improve lipid (cholesterol) levels</a>. From the mid-40s, a decline in these hormone levels can <a href="https://pubmed.ncbi.nlm.nih.gov/10362825/">contribute to unfavourable changes</a> in cholesterol levels, blood pressure and weight gain – all risk factors for heart disease.</p> <h2>4 ways hormone changes impact heart risk</h2> <p><strong>1. Dyslipidaemia</strong>– Menopause often involves <a href="https://pubmed.ncbi.nlm.nih.gov/38002671/">atherogenic changes</a> – an unhealthy imbalance of lipids in the blood, with higher levels of total cholesterol, triglycerides, and low-density lipoprotein (LDL-C), dubbed the “bad” cholesterol. There are also reduced levels of high-density lipoprotein (HDL-C) – the “good” cholesterol that helps remove LDL-C from blood. These changes are a <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC10503403/">major risk factor for heart attack or stroke</a>.</p> <p><strong>2. Hypertension</strong> – Declines in oestrogen and progesterone levels during menopause contribute to narrowing of the large blood vessels on the heart’s surface, arterial stiffness and <a href="https://pubmed.ncbi.nlm.nih.gov/35722103/">raise blood pressure</a>.</p> <p><strong>3. Weight gain</strong> – Females are born with one to two million eggs, which develop in follicles. By the time they <a href="https://www.thewomens.org.au/health-information/fertility-information/getting-pregnant/ovulation-and-conception">stop ovulating</a> in midlife, fewer than 1,000 remain. This depletion progressively changes fat distribution and storage, from the hips to the waist and abdomen. Increased waist circumference (greater than 80–88 cm) has been <a href="https://pubmed.ncbi.nlm.nih.gov/18359190/">reported to contribute to heart risk</a> – though it is <a href="https://theconversation.com/good-news-midlife-health-is-about-more-than-a-waist-measurement-heres-why-226019">not the only factor to consider</a>.</p> <p><strong>4. Comorbidities</strong> – Changes in body composition, sex hormone decline, increased food consumption, weight gain and sedentary lifestyles impair the body’s ability to effectively use insulin. This <a href="https://pubmed.ncbi.nlm.nih.gov/11133069/">increases the risk</a> of developing metabolic syndromes such as type 2 diabetes.</p> <p>While risk factors apply to both genders, hypertension, smoking, obesity and type 2 diabetes confer a greater relative risk for heart disease in women.</p> <h2>So, what can women do?</h2> <p>Every woman has a different level of baseline cardiovascular and metabolic risk pre-menopause. This is based on their genetics and family history, diet, and lifestyle. But all women can <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC8351755/">reduce their post-menopause heart risk with</a>:</p> <ul> <li>regular moderate intensity exercise such as brisk walking, pushing a lawn mower, riding a bike or water aerobics for 30 minutes, four or five times every week</li> <li>a healthy heart diet with smaller portion sizes (try using a smaller plate or bowl) and more low-calorie, nutrient-rich foods such as vegetables, fruit and whole grains</li> <li>plant sterols (unrefined vegetable oil spreads, nuts, seeds and grains) each day. A review of 14 clinical trials found plant sterols, at doses of at least 2 grams a day, produced an average reduction in serum LDL-C (bad cholesterol) of about 9–14%. This could reduce the risk of heart disease by <a href="https://pubmed.ncbi.nlm.nih.gov/10731187/">25% in two years</a></li> <li>less unhealthy (saturated or trans) fats and more low-fat protein sources (lean meat, poultry, fish – especially oily fish high in omega-3 fatty acids), legumes and low-fat dairy</li> <li>less high-calorie, high-sodium foods such as processed or fast foods</li> <li>a reduction or cessation of smoking (nicotine or cannabis) and alcohol</li> <li>weight-gain management or prevention.</li> </ul> <h2>What about hormone therapy medications?</h2> <p>Hormone therapy remains the most effective means of <a href="https://pubmed.ncbi.nlm.nih.gov/15495039/">managing hot flushes and night sweats</a> and is beneficial for <a href="https://pubmed.ncbi.nlm.nih.gov/18418063/">slowing the loss of bone mineral density</a>.</p> <p>The decision to recommend oestrogen alone or a combination of oestrogen plus progesterone hormone therapy depends on whether a woman has had a hysterectomy or not. The choice also depends on whether the hormone therapy benefit outweighs the woman’s disease risks. Where symptoms are bothersome, hormone therapy has <a href="https://pubmed.ncbi.nlm.nih.gov/33841322/">favourable or neutral effects on coronary heart disease risk</a> and medication risks are low for healthy women younger than 60 or within ten years of menopause.</p> <p>Depending on the level of stroke or heart risk and the response to lifestyle strategies, some women may also require medication management to <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC8351755/">control high blood pressure or elevated cholesterol levels</a>. Up until the early 2000s, women were underrepresented in most outcome trials with lipid-lowering medicines.</p> <p>The <a href="https://pubmed.ncbi.nlm.nih.gov/25579834/">Cholesterol Treatment Trialists’ Collaboration</a> analysed 27 clinical trials of statins (medications commonly prescribed to lower cholesterol) with a total of 174,000 participants, of whom 27% were women. Statins were about as effective in women and men who had similar risk of heart disease in preventing events such as stroke and heart attack.</p> <p>Every woman approaching menopause should ask their GP for a 20-minute <a href="https://www.health.gov.au/news/heart-health">Heart Health Check</a> to help better understand their risk of a heart attack or stroke and get tailored strategies to reduce it.<!-- End of code. Woolies boss' multi-million dollar payout revealed

<p>Chief executive Brad Banducci announced his <a href="https://www.oversixty.com.au/lifestyle/retirement-life/woolies-ceo-quits-after-disaster-interview" target="_blank" rel="noopener">early retirement </a>on Wednesday, following a series of PR disasters for the brand and just days after a <a href="https://www.oversixty.com.au/finance/money-banking/i-think-i-m-done-the-question-that-made-woolies-ceo-leave-interview" target="_blank" rel="noopener">trainwreck interview</a> with <em>ABC Four Corners</em>.</p> <p>Now, the staggering amount he will be paid-out for walking away from the top job has been revealed. </p> <p>According to a report published by T<em>he Australian</em>, the supermarket boss will take home a share portfolio worth an estimated $24.4 million.</p> <p>This is in addition to the $6.5 million he would likely be paid-out from his salary. </p> <p>Banducci will step down from his position in September and he will be replaced by former WooliesX leader <a href="https://www.oversixty.com.au/finance/money-banking/new-woolies-ceo-s-huge-salary-revealed" target="_blank" rel="noopener">Amanda Bardwell</a>, who will take over as Chief Executive then.</p> <p>Woolworths Group has denied the suggestion that the resignation was related to the disaster Four Corners interview where Banducci tried to walk away in the middle of being questioned about price gouging. </p> <p>A senate inquiry is also currently investigating whether major supermarkets across the country have engaged in price gouging, as the cost-of-living continues to rise. </p> <p>Banducci has been involved in a series of public controversies before his retirement, including when he came under fire after the supermarket announced it would <a href="https://www.oversixty.com.au/finance/money-banking/woolworths-under-fire-for-dropping-australia-day-merch" target="_blank" rel="noopener">stop selling Australia Day merchandise </a>ahead of the national holiday in January.</p> <p><em>Image: Today</em></p>

Passenger slammed as he takes "manspreading to ANOTHER LEVEL"

<p>A three-bedroom home located on the border of Victoria and South Australia is up for sale for just $65,000. </p> <p>But there is a catch to future homeowners who want to experience the “quiet and cheap country living”, as they might need to be handy with a hammer. </p> <p>“If you’re a handyman and willing to put some elbow grease into it, then this one might be for you,” the listing read. </p> <p>The home itself is located on two plots of land measuring 2,100m2 in Serviceton, Victoria, and is only 16 minutes away from Bordertown, South Australia. </p> <p>“Being on two titles, you can utilise both or sell the vacant allotment as all the dwellings are on one,” the listing read. </p> <p>It also features a large lounge room with wood-fire heater, and a centrally located bathroom with a bath and vanity. </p> <p>There's plenty of room to cook in the massive kitchen, despite it needing a lot of work, it features a formal dining area that has a sliding servery window which connects to the lounge room.</p> <p>Outside, the future homeowner can find a large shed, rain water storage, and a gate that opens up to a park. </p> <p>“It went under contract ... an hour and a half (after it was listed),” Ray White agent Hayden Obst told<em> 7News</em>. </p> <p>The condition of its electrical, plumbing and appliances are unknown, but people are still expressing their interest.</p> <p>Despite this, many people from different parts of the country and a few investors are still calling the real estate agent, just in case the contract falls through. </p> <p><em>Images: 7News.com.au</em></p>

Mariah Carey slapped with multi-million dollar lawsuit over hit festive song

<p dir="ltr">Mariah Carey is facing a multi-million dollar lawsuit over her hit festive song, as another musician has come forward claiming she plagiarised an original work.</p> <p dir="ltr">Carey’s song <em>All I Want For Christmas Is You</em> has long been a staple of December, and has sold over 10 million copies since its 1994 release. </p> <p dir="ltr">However, Andy Stone, lead vocalist of Vince Vance and the Valiants, claims Carey infringed on his copyright. </p> <p dir="ltr">Stone co-wrote a song, which has the same title as Carey’s smash hit, in 1989 to which he claims Carey and her team of copying his song’s “compositional structure,” according to the complaint obtained by <a href="https://www.foxnews.com/entertainment/mariah-carey-facing-20-million-lawsuit-over-all-i-want-for-christmas-is-you" target="_blank" rel="noopener">Fox News Digital</a>.</p> <p><iframe title="YouTube video player" src="https://www.youtube.com/embed/w8HWHd0EYJA?si=IdW0GIKXEQBJqaO_" width="560" height="315" frameborder="0" allowfullscreen="allowfullscreen"></iframe></p> <p dir="ltr">The court documents state that Carey “directly” copied lyrics from Stone’s 1989 hit and “approximately 50 per cent” of the song is copyright infringement.</p> <p dir="ltr">Stone went on to claim that Carey and her team “undoubtedly” had access to his version of <em>All I Want For Christmas is You</em> due to its “wide commercial and cultural success.”</p> <p dir="ltr">Stone’s track charted on Billboard for years, with the band even performing the track at the White House in 1994 - the same year Carey’s festive song was released. </p> <p dir="ltr">“Carey has capitalised on the success of her infringing work,” Stone’s complaint alleged. </p> <p><iframe title="YouTube video player" src="https://www.youtube.com/embed/yXQViqx6GMY?si=Exrq9M0AA2u5XRpB" width="560" height="315" frameborder="0" allowfullscreen="allowfullscreen"></iframe></p> <p dir="ltr">“<em>All I Want For Christmas is You</em> has become a ubiquitous part of popular culture, and Carey’s name has become synonymous with the season.”</p> <p dir="ltr">Stone first sued Carey over the copyright issue in June 2022 in a Louisiana court before dropping the claim five months later. </p> <p dir="ltr"><em>Image credits: Getty Images</em></p>

Should I be getting my vitamin D levels checked?

<p><em><a href="https://theconversation.com/profiles/elina-hypponen-108811">Elina Hypponen</a>, <a href="https://theconversation.com/institutions/university-of-south-australia-1180">University of South Australia</a></em></p> <p>Australia has seen a <a href="https://insightplus.mja.com.au/2023/29/gps-urged-not-to-routinely-test-children-for-vitamin-d/">surge in vitamin D testing</a> of children, with similar trends reported for adults around the <a href="https://pubmed.ncbi.nlm.nih.gov/29659534/">world</a>. GPs are now <a href="https://insightplus.mja.com.au/2023/29/gps-urged-not-to-routinely-test-children-for-vitamin-d/">being urged</a> not to test for vitamin D unnecessarily.</p> <p>So when is low vitamin D a potential concern? And when might you need to get your levels tested?</p> <h2>How much vitamin D do we need?</h2> <p>Vitamin D is not only a nutrient – when metabolised in the body it acts as a <a href="https://pubmed.ncbi.nlm.nih.gov/29080638/">hormone</a>. We have receptors for this hormone all around our body and it helps regulate the metabolism of calcium and phosphorus.</p> <p>Vitamin D also has many other roles, including helping our immune defences and contributing to <a href="https://pubmed.ncbi.nlm.nih.gov/11295155/">DNA repair</a> and cell differentiation.</p> <p>We can thank the sun for most of our vitamin D. A chemical in our skin called 7-dehydrocholesterol is converted to vitamin D after contact with UVB radiation from the sun.</p> <p>While we get some vitamin D also <a href="https://pubmed.ncbi.nlm.nih.gov/35253289/">through our diet</a>, this makes a relatively small contribution. It’s difficult to get much more than one-third of our daily vitamin D requirement from diet without supplementation.</p> <p>Nutritional vitamin D status is <a href="https://en.wikipedia.org/wiki/Calcifediol">typically measured</a> via a blood test. This checks the calcidiol (calcifediol, 25-hydroxyvitamin D) concentrations, which reflect the average intakes from the sun and diet over the past three to four weeks.</p> <p>The <a href="https://pubmed.ncbi.nlm.nih.gov/22708765/">current recommendation</a> is that we should all aim to have at least 50nmol/L (20ng/mL) at the end of winter.</p> <p>However, one problem with vitamin D tests is that there is <a href="https://pubmed.ncbi.nlm.nih.gov/37182753/">variation</a> in measured concentrations between the laboratories and between the assays, and whether you’re deemed to have a deficiency can depend on the testing method used.</p> <p>Doctors do not always agree with what is deficiency. While very low concentrations are likely to prompt doctors to recommend a supplement (and, potentially, follow-up testing), some may consider even relatively high concentrations as inadequate.</p> <p>This is all understandable as research in this space is still evolving, and we know low concentrations do not always cause any symptoms.</p> <h2>Why avoid vitamin D deficiency?</h2> <p>Prolonged, severe vitamin D deficiency will lead to softening of bone tissue and cause diseases such as rickets (children) and osteomalacia (adults).</p> <p>However, avoiding low concentrations is likely to be good for <a href="https://pubmed.ncbi.nlm.nih.gov/37483080/">many aspects of health</a>, with consistent evidence suggesting benefits for <a href="https://www.bmj.com/content/356/bmj.i6583">infectious diseases</a> and autoimmune conditions such as multiple sclerosis.</p> <p>Randomised trials have also provided evidence for lower <a href="https://pubmed.ncbi.nlm.nih.gov/35676320/">cancer</a> and <a href="https://pubmed.ncbi.nlm.nih.gov/24414552/">all cause mortality</a> by daily supplementation, although any benefit is likely to be restricted to those who otherwise have insufficient intakes.</p> <h2>Who is at risk of deficiency?</h2> <p>Most of us do not need tests to have a relatively good idea whether we might be at risk of a clinically important deficiency.</p> <p>If it’s not late winter, we spend regularly at least some time outside with skin exposed to the sun, and we do not belong to a specific high-risk group, it is unlikely that our <a href="https://pubmed.ncbi.nlm.nih.gov/22168576/">levels would be very low</a>.</p> <p>The two main reasons for vitamin D deficiency typically relate to:</p> <p><strong>1. not getting (enough) vitamin D through sun exposure.</strong> Deficiency risk <a href="https://www.healthdirect.gov.au/vitamin-d-deficiency">can be high</a> for anyone who is housebound, such as older or disabled people in residential care. The risk of deficiency increases if we always cover our skin carefully by <a href="https://pubmed.ncbi.nlm.nih.gov/19211395/">modest cultural dress,</a> and also <a href="https://pubmed.ncbi.nlm.nih.gov/6119494/">dark skin pigmentation</a> is known to reduce vitamin D synthesis.</p> <p><strong>2. having a chronic disease that alters your requirement.</strong> Medications such as anticonvulsants used to treat epilepsy, and conditions such as <a href="https://my.clevelandclinic.org/health/diseases/15050-vitamin-d-vitamin-d-deficiency">liver and kidney diseases</a> can interfere with vitamin D metabolism. Some <a href="https://my.clevelandclinic.org/health/diseases/15050-vitamin-d-vitamin-d-deficiency">digestive diseases</a> can reduce vitamin D absorption from your diet, while <a href="https://pubmed.ncbi.nlm.nih.gov/30020507">obesity</a> will increase your vitamin D requirement and make it more difficult to raise your blood levels.</p> <h2>Am I getting enough sun exposure?</h2> <p>In Australia, it is possible to get enough vitamin D from the sun <a href="https://healthybonesaustralia.org.au/your-bone-health/vitamin-d-bone-health">throughout the year</a>. This isn’t so for many people living in the northern hemisphere.</p> <p>For those who live in the top half of Australia – and for all of us during summer – we <a href="https://healthybonesaustralia.org.au/your-bone-health/vitamin-d-bone-health">only need</a> to have skin exposed to the sun a few minutes on most days.</p> <p>The body can only produce a certain amount of vitamin D at the time, so staying in the sun any longer than needed is not going to help increase your vitamin D levels, while it will increase your risk of skin cancer.</p> <p>During winter, catching enough sun can be difficult, especially if you spend your days confined indoors. Typically, the required exposure increases to two to three hours per week in winter. This is because sunlight exposure can only help produce vitamin D if the UVB rays reach us at the correct angle. So in winter we should regularly spend time outside in the middle of the day to get our dose of vitamin D.</p> <p>If you are concerned, you have very dark skin, or are otherwise in a high-risk group, you may want to talk to your GP.</p> <p>In any case, taking a modest daily dose of vitamin D (1,000-2,000 IU) during the darker winter months is unlikely to cause harm and it <a href="https://pubmed.ncbi.nlm.nih.gov/37483080/">may be beneficial</a>.</p> <h2>Why does excess vitamin D testing matter?</h2> <p>When not indicated, testing can cause unnecessary worry and promote a cascade of <a href="https://pubmed.ncbi.nlm.nih.gov/32675268/">laboratory, prescription and imaging services</a> that are of low value.</p> <p>Excessive testing is also a waste of health-care resources, with one <a href="https://onlinelibrary.wiley.com/doi/full/10.5694/mja2.50619">single test</a> costing about the same as a years’ worth of vitamin D supplementation.</p> <p>Very often, we can make relatively small changes to our lifestyles to reduce the risks of vitamin D deficiency. <!-- Below is The Conversation's page counter tag. Iconic Crocodile Dundee pub hits the market

<p>The iconic Aussie pub that was made famous in <em>Crocodile Dundee</em> has hit the market. </p> <p>The Walkabout Creek Hotel, located in the remote Western Australian town of McKinlay, is up for sale with an asking price of $1.4 million. </p> <p>The local watering hole, which featured in the famous Paul Hogan film, features a public bar, pool room, store room, office, kitchen and a veranda.</p> <p>It also has nine rooms for accommodation and an attached caravan park for out of town visitors. </p> <p>The <a href="https://www.vzrealestate.com.au/listings/rural_sale-3742335-mckinlay/?doing_wp_cron=1694572016.2800199985504150390625" target="_blank" rel="noopener">listing</a> for the pub reads, "This could be the perfect opportunity to purchase a piece of Australian movie history and a great business all while enjoying true country atmosphere and breaking away from busy city life."</p> <p>The property was listed for sale by its owners Debbie and Frank Wust, who are retiring after owning the pub for nine years. </p> <p>“One thing that will always stick in my mind is when we first took over the joint, we had to keep pinching ourselves," Mr Wust told <a href="https://www.abc.net.au/news/2022-07-22/crocodile-dundee-pub-for-sale/101256696" target="_blank" rel="noopener"><em>ABC</em></a>.</p> <div data-component="EmphasisedText"> <p>"We were like, 'Holy moly, we own the <em>Crocodile Dundee</em> pub!'"</p> </div> <p>"It definitely took a bit of getting used to, but honestly, we've been living the dream."</p> <p>"Who doesn't want to own a pub? Don’t believe the hype. Menopausal women don’t all need to check – or increase – their testosterone levels

<p><em><a href="https://theconversation.com/profiles/susan-davis-10376">Susan Davis</a>, <a href="https://theconversation.com/institutions/monash-university-1065">Monash University</a></em></p> <p>Ever heard “low testosterone” blamed for low mood, brain fog and loss of vitality? Despite all evidence to the contrary, social media influencers are increasingly promoting testosterone therapy as an elixir for women experiencing troubling symptoms of menopause.</p> <p>In a series of documentaries and <a href="https://www.dailymail.co.uk/health/article-11792553/Davina-McCall-effect-sparks-menopause-testosterone-treatment-rush-putting-women-risk.html">social media posts</a> about menopause in 2021 and 2022, British TV presenter Davina McCall promoted the use of testosterone therapy in addition to standard <a href="https://www.menopause.org.au/hp/information-sheets/combined-menopausal-hormone-therapy-mht">menopausal hormone therapy</a>. The “<a href="https://www.telegraph.co.uk/news/2023/02/17/davina-effect-fuels-surge-menopausal-women-using-testosterone/#:%7E:text=Chelsea%20Magazine%20Company-,'Davina%20effect'%20fuels%20surge%20in%20menopausal%20women%20using%20testosterone,NHS%20prescriptions%20for%20the%20hormone">Davina effect</a>” has helped fuel a <a href="https://pharmaceutical-journal.com/article/news/nhs-testosterone-prescribing-in-women-rises-ten-fold-in-seven-years#:%7E:text=The%20number%20of%20women%20in,The%20Pharmaceutical%20Journal%20has%20revealed">ten-fold increase</a> in prescribing of testosterone for women in the United Kingdom since 2015.</p> <p>Data isn’t available for Australia, but in my clinical practice, women are increasingly asking to have their testosterone level checked, and seeking testosterone to treat fatigue and brain fog.</p> <p>But while testosterone continues to be an important hormone before and after menopause, this doesn’t mean women should be having a blood test to get their testosterone levels checked – or taking testosterone therapy.</p> <h2>What does testosterone do?</h2> <p>Testosterone is an important hormone in women’s bodies, affecting the blood vessels, skin, muscle and bone, breast tissue and the brain. In both women and men, testosterone can act on its own or be converted into estrogen.</p> <p>Before menopause, testosterone is made in the ovaries, where it helps developing eggs grow and aids in estrogen production.</p> <p>The ovaries release both testosterone and estrogen into the bloodstream, and the levels of the two hormones in the blood peak around ovulation.</p> <p>Some of the testosterone measured in blood is also produced outside the ovaries, such as in fat, where it is made from “pre-hormones” secreted by the adrenal glands. This source of production of testosterone takes over after menopause.</p> <h2>Do we have more testosterone before menopause?</h2> <p>The claim is often made that pre-menopausal women have more testosterone in their bloodstream than estrogen, to justify the need for testosterone replacement after menopause.</p> <p>But, when sex hormones have been measured with precision, studies have shown this is not true. <a href="https://pubmed.ncbi.nlm.nih.gov/31390028/">Our research</a> found estrogen levels are higher than testosterone levels at all stages of the menstrual cycle.</p> <p>Blood testosterone levels <a href="https://pubmed.ncbi.nlm.nih.gov/31390028/">fall</a> by about 25% between the ages of 18 and 40 years in healthy women. The fall in testosterone coincides with the decline in eggs in the ovaries but whether this is a marker of the decline, a consequence, or a cause of the decline is not known.</p> <p>From around 40, the rate of decline slows and blood testosterone levels don’t change when <a href="https://www.menopause.org.au/hp/information-sheets/what-is-menopause">menopause</a> occurs naturally. Studies have not shown testosterone levels change meaningfully during the menopause transition.</p> <h2>Can blood tests detect ‘low testosterone’?</h2> <p>Some influencers claim to have a condition called “testosterone deficiency syndrome” or low levels of testosterone detected in blood tests.</p> <p>But there is no “normal” blood level below which a woman can be diagnosed as having “testosterone deficiency”. So there’s no such thing as having a testosterone deficiency or testosterone deficiency syndrome.</p> <p>This is also in part, because women have very low testosterone concentrations compared with men, and most commercial methods used to measure testosterone cannot separate normal from low levels in women with any certainty.</p> <p>Pre-menopausal women might also be told they have “low” testosterone if blood is drawn early in the menstrual cycle when it is normal for testosterone to be low. (However, it would only be clinically necessary to do this type of blood test to look for <em>high</em> testosterone, in someone with with excessive hair growth or severe acne, for example, not for <em>low</em> testosterone.)</p> <p>In post-menopausal women, much of the action of testosterone occurs in the tissues where it is made, after which testosterone is either converted to estrogen or broken down before it leaks back into the circulation. So blood testosterone concentrations are not a true reflection of tissue concentrations.</p> <p>Further complicating the picture is the enormous variability in the effects of testosterone. At a given blood level of testosterone, some women might have oily skin, acne, increased body hair growth or balding, while others will have no such effects.</p> <p>So, looking for a “low” blood testosterone in women is not helpful.</p> <h2>Can testosterone improve sexual desire? What about other conditions?</h2> <p>There is sound evidence that testosterone therapy may improve sexual desire in post-menopausal women who have developed low sexual desire that bothers them.</p> <p>This was <a href="https://www.tandfonline.com/doi/full/10.1080/13697137.2019.1637079">confirmed by</a> a <a href="https://pubmed.ncbi.nlm.nih.gov/31353194/">systematic review</a> of clinical trials comparing testosterone with a placebo or an alternative. These trials, all of which involved a treatment time of at least 12 weeks, showed testosterone therapy, overall, improved desire, arousal, orgasm and sexual satisfaction in post-menopausal women with low desire that caused them distress.</p> <p>Treatment is only indicated for women who want an improvement in sexual desire (after excluding other factors such as depression or medication side effects) and its success can only be determined by each woman’s personal self-reported response.</p> <p>But there is <a href="https://www.tandfonline.com/doi/full/10.1080/13697137.2019.1637079">not enough evidence</a> to show testosterone is beneficial for any other symptom or medical condition. The overall available data has shown no effect of testosterone on mood or cognition.</p> <p>As such, testosterone therapy <a href="https://www.tandfonline.com/doi/full/10.1080/13697137.2019.1637079">should not be used</a> to treat symptoms such as fatigue, low mood, muscle weakness and poor memory, or to prevent bone loss, dementia or breast cancer.</p> <p>However research continues to investigate these potential uses, including from my <a href="https://www.monash.edu/medicine/sphpm/units/womenshealth">research team</a>, which is investigating whether testosterone therapy can <a href="https://asbmr.onlinelibrary.wiley.com/doi/10.1002/jbmr.534">protect against bone density loss and muscle loss after menopause</a>.</p> <p><em>You can learn more about participating in one of our studies <a href="https://www.monash.edu/medicine/sphpm/units/womenshealth/join-a-study">here</a>.</em> <!-- Below is The Conversation's page counter tag. 52 new charges levelled at Hunter Valley bus driver

<p>The bus driver accused of causing a fatal crash in the NSW Hunter Valley has bene slapped with dozens of new charges.</p> <p>Brett Button was allegedly behind the wheel of the bus carrying wedding guests when it rolled near the Hunter Expressway at Greta.</p> <p>The devastating crash claimed the lives of ten people, and injured several others, who were travelling from a wedding ceremony to a reception party in June. </p> <p>Mr Button, 58, was granted bail at Cessnock Local Court shortly after the accident, as he faces 20 charges, including negligent driving occasioning death. </p> <p>However, on Thursday it was revealed that Mr Button is now facing 63 charges in total, after 43 additional charges were laid by NSW Police.</p> <p>The new offences include nine charges each of dangerous and negligent driving occasioning grievous bodily harm.</p> <p>There were also an additional 25 new charges of causing bodily harm by misconduct while in charge of a motorvehcile.</p> <p>Police claim Button was driving too quickly and allegedly told passengers to "fasten your seatbelts" in the moments before the vehicle lost control at a roundabout and slammed into a guardrail, before tipping onto its side.</p> <div>Kane Symons, Angus Craig, Rebecca Mullen, Darcy Bulman, Nadene and Kyah McBride, Andrew and Lynan Scott, Tori Cowburn, and Zachary Bray were killed in the crash.</p> <p>Earlier this week, the NSW government finalised its inquiry into the bus crash but the findings are yet to be released.</p> <p><em>Image credits: Getty Images</em></p> </div>

Is the Barbie movie a bold step to reinvent and fix past wrongs or a clever ploy to tap a new market?

<p><em><a href="https://theconversation.com/profiles/lauren-gurrieri-5402">Lauren Gurrieri</a>, <a href="https://theconversation.com/institutions/rmit-university-1063">RMIT University</a></em></p> <p>After a months-long marketing blitz, the much-hyped Barbie movie is released this week.</p> <p>From a <a href="https://news.airbnb.com/barbies-malibu-dreamhouse-is-back-on-airbnb-but-this-time-kens-hosting/">Malibu Barbie dreamhouse</a> listed on AirBnB, an AI tool that <a href="https://www.barbieselfie.ai/au/">transforms selfies into Barbie movie posters</a> and multiple Barbie-themed brand collaborations ranging from nail polish to roller skates, Barbie is everywhere.</p> <p>She has even gone viral as a fashion trend known as <a href="https://www.elle.com.au/fashion/barbiecore-27286">Barbiecore</a>, exploding across social media with people embracing vibrant pink hues and hyper feminine aesthetics. A Barbie world is upon us.</p> <p>Although some have criticised this <a href="https://twitter.com/MosheIsaacian/status/1673415496929267712">saturation</a> strategy, it is a very deliberate marketing ploy to revitalise and redefine a brand with a contested position and history.</p> <p>As well as attracting adults who grew up with Barbie and are curious to see what’s changed, the reinvention is drawing in those younger fans swept up by the tsunami of marketing and merchandise.</p> <p>Despite being one of the <a href="https://www.newsweek.com/brandspark-most-trusted-brands-america-2022">most trusted brands</a> with a value of approximately <a href="https://www.statista.com/statistics/1009126/barbie-brand-value-worldwide/">$US700 million</a>, Barbie has long attracted feminist criticism for fuelling outdated and problematic “plastic fantastic” sexist stereotypes and expectations.</p> <h2>The Barbie backlash</h2> <p>Only a few years back, Barbie was a brand in crisis. <a href="https://time.com/3667580/mattel-barbie-earnings-plus-size-body-image/">Sales plummeted</a> across 2011 to 2015 against the cultural backdrop of a rise in body positivity and backlash against a doll that represented narrow ideals and an impossible beauty standard.</p> <p>After all, at life-size Barbie represents a body shape held by <a href="https://link.springer.com/article/10.1007/BF01544300#page-1">less than 1 in 100,000</a> real people. In fact, she is so <a href="https://rehabs.com/explore/dying-to-be-barbie/#.UWs-5aKyB8F">anatomically impossible</a> that, if she were real, she would be unable to lift her head, store a full liver or intestines, or <a href="https://www.bmj.com/content/305/6868/1575">menstruate</a>.</p> <p>The backlash has also been in response to growing concerns about how she influences child development, particularly how and what children learn about gender. Barbie has been identified as a <a href="https://www.sciencedirect.com/science/article/pii/S1740144521000243#!">risk factor</a> for thin-ideal internalisation and body dissatisfaction for young girls, encouraging <a href="https://www.sciencedirect.com/science/article/abs/pii/S174014451630208X">motivation for a thinner shape</a> that damages body image and self esteem.</p> <p>And despite the multiple careers Barbie has held over the decades, research highlights that girls who play with Barbie believe they have <a href="https://link.springer.com/article/10.1007/s11199-014-0347-y">fewer career options than boys</a>. This speaks to the power of toys to reinforce gender stereotypes, roles and expectations, and how Barbie has imported narrow ideals of femininity, girlhood and womanhood into young girls’ lives.</p> <h2>Reinventing a long-established icon</h2> <p>In response to this backlash, Mattel launched a new range of Barbies in 2016 that were promoted as <a href="https://shop.mattel.com/collections/fashion-dolls#filter.ss_filter_tags_subtype=Fashionistas">diverse</a>, representing different body shapes, sizes, hair types and skin tones. This was not without criticism, with “curvy” Barbie still considered thin and dolls named in ways that drew attention foremost to their bodies.</p> <p>From a white, well-dressed, middle-class, girl-next-door with friends of a similar ilk, Barbie has since been marketed as a symbol of diversity and inclusion. To signify the extent of the transformation, Mattel’s executives gave this project the code name “Project Dawn”.</p> <p>Mattel - like many other brands joining the <a href="https://theconversation.com/victorias-secret-joins-the-inclusive-revolution-finally-realizing-diversity-sells-163955">“inclusivity revolution”</a> - knew that diversity sells, and they needed to make their brand relevant for contemporary consumers.</p> <p>Diversity initiatives included a line of <a href="https://shop.mattel.com/pages/barbie-role-models">female role model dolls</a>, promoted as “introducing girls to remarkable women’s stories to show them you can be anything”.</p> <p>Barbie was also given a voice in the form of <a href="https://www.youtube.com/playlist?list=PL5BsRl9zFaeSKIL4XD-pdGHGbJRvkfe8S">Barbie Vlogs</a>, where she expressed her views on issues including depression and the <a href="https://www.bustle.com/p/barbies-vlog-about-the-sorry-reflex-is-the-feminist-pep-talk-all-90s-babies-need-to-hear-9852366">sorry reflex</a>. A gender neutral collection called “creatable world” was added in 2019 to open up gender expression possibilities when playing with Barbies.</p> <p>Such efforts were crucial to undoing missteps of the past, such as a “Teen Talk Barbie” that was programmed to say “<a href="https://www.youtube.com/watch?v=jSL2-rbE9AM">Math class is tough!</a>”, or the compulsory heterosexuality that Barbie has long advanced.</p> <h2>The latest step in Barbie’s transformation</h2> <p>Barbie the film is simply the next step in an evolution to make brand Barbie inclusive. And with a rumoured film budget of $100 million, the supporting marketing machine provides a critical opportunity to reset the Barbie narrative.</p> <p>With Greta Gerwig, acclaimed director of female-led stories such as Little Women and Lady Bird at the helm, and a diverse cast of Barbies of different races, body types, gender identities and sexual preferences, the film and its creators have sought to assure audiences of the film’s feminist leanings.</p> <p>Addressing the complicated history of Barbie is crucial for audiences who grew up and played with the doll and are grappling with introducing her to the next generation of doll consumers.</p> <p>Yet, Robbie Brenner, executive producer of Mattel Films, has explicitly stated that Gerwig’s Barbie is “not a feminist movie”. Indeed, the main character still represents a narrow beauty standard - tall, thin, blonde, white - with diverse characters in place to support her narrative.</p> <p>Which begs the question: are these inclusion initiatives simply emblematic of diversity washing, where the language and symbolism of social justice are hijacked for corporate profit? Or do they represent a genuine effort to redress the chequered history of a brand that promotes poor body image, unrealistic ideals and rampant materialism?</p> <p>What is clear is that in today’s climate where brands are increasingly rewarded for taking a stand on sociopolitical issues, brand Barbie’s attempts to reposition as inclusive have paid off: sales are now booming.</p> <p>Seemingly, Barbie’s famous tagline that “anything is possible” has shown itself to be true.<!-- Below is The Conversation's page counter tag. Amanda Keller snaps up multi-million dollar townhouse

<p dir="ltr">Australian radio and TV presenter Amanda Keller has snapped up a townhouse in Sydney’s Newtown area with husband Harley Oliver. </p> <p dir="ltr">The property set them back $1.923 million, a hefty price tag that likely had a lot to do with its sought after location just steps from the busy Enmore Road. </p> <p dir="ltr">It boasts a modern warehouse-style appearance, with two levels that contain three bedrooms - one with its own built-in wardrobe and balcony - and an additional 47 sq m for garage space. However, the home’s title declares a total of 343 sq m, as it also includes a garden courtyard.</p> <p dir="ltr">Described as being at the back of “a whisper-quiet complex”, the townhouse is one of four, and features polished concrete floors throughout, an open plan living space with bifolds onto a paved courtyard, a renovated laundry, and high ceiling with exposed beams. </p> <p dir="ltr">“The combination of quality modern comforts and generous proportions offers an unsurpassed standard of living,” its listing read. </p> <p dir="ltr">It was listed through Adrian William Real Estate’s Adrian Tsavalas and Kate Ferrante, and was the first time the house had been on the market since 2013, when it sold for less than half of its 2023 price at $870,000.</p> <p dir="ltr">The median price of a three-bedroom home in Newtown has been tracked by PopTrack as $1.876, while in July 2022, it was at a high of $1.95 million.</p> <p dir="ltr">Keller and Oliver reportedly snapped up their latest property as an investment, though there is currently no evidence that it is being advertised on any rental website.</p> <p dir="ltr">The couple - who have been married since 1990 - are no strangers to Sydney real estate, having lived in Coogee for over two decades after making a move from the northern beaches. Weekend Sunrise host’s pup-tailored property hits the market

<p>Channel 7 Weekend <em>Sunrise</em> host Matt Doran has put his apartment on the market, in the exclusive eastern Sydney suburb of Bellevue Hill.</p> <p>Doran plans to take advantage of the recovery in the cramped winter property market as he failed to sell the two-bedroom apartment in mid-2021.</p> <p>It has a June 24 auction guide of $1.8 million through BresicWhitney agents Maclay Longhurst and Zakir Abdallaoui.</p> <p>After securing the Tresscourt apartment from <em>Sky News</em> presenter Laura Jayes and her husband, former Seven reporter Alex Hart, for $1.385 million in 2017, Doran commissioned a complete remodel by Sydney designer Dylan Farrell.</p> <p>Doran began his “absolute passion project” with art tailored to the home by artist Vicki Lee.</p> <p>“It’s honestly going to be tough to part with this place,” Doran told The Sell.</p> <p>Doran and his wife, Weekend Today executive producer Kendall Bora are yet to purchase.</p> <p>“I bought it before I met Kendall after I moved back from LA. “The redesign was a big job; the lights and doors and windows custom-made … the centrepiece is a sliding steel door to the loungeroom, which needed 12 people to carry up and install.</p> <p>“We also extended the outdoor space, almost entirely to satisfy the demands of the galaxy’s most spoilt and demanding and glorious Italian greyhound, Murphy.”</p> <p>Per PopTrack, the median unit price in Bellevue Hill is $1.357,500, dipping 9.5 per cent over the past year.</p> <p>It is believed that Murphy will have the final say in their next acquisition.</p> <p>Doran and Bora will hold onto the Sunny Corner Cottage, a retreat accessed by boat and Berowra Waters and where they tied the knot in July 2021.</p> <p>The pair paid $1.75 million in 2021 for the 1905 waterfront property and had designer Tasmin Johnson work on its redesign into a luxury private holiday rental and event space.</p> <p><em>Image credit: Instagram / Realestate.com.au</em></p>

The soundtrack to selling: why advertising with popular music needs to be pitch perfect

<p><em><a href="https://theconversation.com/profiles/morteza-abolhasani-1346513">Morteza Abolhasani</a>, <a href="https://theconversation.com/institutions/the-open-university-748">The Open University</a></em></p> <p>At some point today, it’s likely that you’ll listen to music. It may be during a commute or school run, while you do some exercise or take some time to relax. Music is all around us – an accessible and popular art form which <a href="https://online.ucpress.edu/mp/article-abstract/22/1/41/62190/Uses-of-Music-in-Everyday-Life?redirectedFrom=fulltext">accompanies our daily lives</a>.</p> <p>Advertisers have long understood the popularity and emotional power of music and used it to sell us things. Much time – and money – is spent on securing the right soundtrack to adverts in a bid to boost sales, such as when Microsoft <a href="https://www.bloomberg.com/news/articles/1999-05-23/sing-a-song-of-selling?leadSource=uverify%20wall">spent a reported US$3 million</a> (£2.4 million) to use The Rolling Stones’ song Start Me Up as part of their advertising campaign for Windows 95.</p> <p>So how do companies choose the right music for their product? And why is it such a valuable ingredient in the mission to make us consume?</p> <p>Research suggests that the specific qualities of music as an art form enhances the science of selling. As one researcher <a href="https://onlinelibrary.wiley.com/doi/10.1002/mar.4220010303">puts it</a>: “Music […] is the catalyst of advertising. It augments pictures and colours words, and often adds a form of energy available through no other source.”</p> <p>Other <a href="https://link.springer.com/chapter/10.1007/978-3-531-18916-1_19">studies have shown</a> how music transports, underlines or amplifies the persuasive message of adverts. Used well, it creates memorable commercials which influence our attitudes to a product or service.</p> <p>Take the visually simple but <a href="https://www.youtube.com/watch?v=J6bGnSEwdKY">compelling advert</a> for Air France, with the soundtrack of Mozart’s Piano Concerto No. 23. It projects grandeur and elegance, in the hope that viewers will associate those qualities with the airline.</p> <figure><iframe src="https://www.youtube.com/embed/J6bGnSEwdKY?wmode=transparent&amp;start=0" width="440" height="260" frameborder="0" allowfullscreen="allowfullscreen"></iframe></figure> <p><a href="https://journals.sagepub.com/doi/pdf/10.1177/1470593117692021">My research</a>, which looked at hundreds of viewer comments about the music used in advertising, suggests it was successful. Air France’s use of a sophisticated piece of classical music created a direct perception of a sophisticated and premium airline.</p> <p>This is supported by other <a href="https://academic.oup.com/edited-volume/38632/chapter-abstract/335307151?redirectedFrom=fulltext">research</a> which suggests that music which matches the main message of an advert has a positive effect on consumer engagement. This alignment, known as “musical congruity”, can result in enhanced attention, a positive emotional response, and improved brand recall, ultimately enhancing the effectiveness of an advert.</p> <h2>Down memory lane</h2> <p>Music is also effective at triggering <a href="https://journals.sagepub.com/doi/abs/10.1177/1470593114521451?journalCode=mtqa">feelings of nostalgia</a>. The extent to which music arouses emotional memories – “musical indexicality” – in adverts creates associations with consumers’ past experiences.</p> <p>The music for <a href="https://www.youtube.com/watch?v=_NwBcCUh24I">an advert</a> for Old Navy inspired <a href="https://journals.sagepub.com/doi/pdf/10.1177/1470593117692021">positive comments</a> based on viewers’ memories. A good choice of music allows businesses to tap into this nostalgia for commercial benefit, and my <a href="https://journals.sagepub.com/doi/pdf/10.1177/1470593117692021">research suggests</a> that music with autobiographical resonance can be particularly effective.</p> <p>Another example of this is when <a href="https://www.youtube.com/results?search_query=pink+moon+vw">Volkswagen used</a> Nick Drake’s <em>Pink Moon</em>.</p> <figure><iframe src="https://www.youtube.com/embed/_-kqUkZnDcM?wmode=transparent&amp;start=0" width="440" height="260" frameborder="0" allowfullscreen="allowfullscreen"></iframe></figure> <p>As one viewer commented: “Rarely do I get sentimental with commercials, but this one takes me back to the time when I was dating my wife and when we were first married. We used to take drives like this in the mountains and I remember looking at her beautiful face in the moonlight. The music is perfect. The sentiment is perfect.”</p> <p>(In this case, the 1999 advert also had a big impact on Nick Drake’s popularity, with album sales <a href="https://www.rollingstone.com/music/music-news/nick-drake-pink-moon-song-volkwagen-commercial-182739/">dramatically increasing</a> after the advert’s release. Drake, who died at the age of 26, never saw commercial success in his lifetime.)</p> <h2>Commercial clash</h2> <p>But using music to advertise products doesn’t always work. For one thing, music can infiltrate the mind, repeat itself continuously and become extremely difficult to dislodge.</p> <p>This is why we can’t get some jingles out of our heads for ages. Involuntary and repetitive exposure to a piece of music can quickly reach the point of annoyance.</p> <p>The use of popular music in advertising can also provoke arguments around <a href="https://journals.library.columbia.edu/index.php/currentmusicology/article/view/5206">the tensions</a> between artistic endeavour and commercialism. Some people believe a work of art should not be used for the pursuit of profit.</p> <p>In fact, the findings of my study on viewer comments showed that consumers sometimes passionately oppose the use of music by revered musicians being used in adverts, as they believe that doing this undermines its aesthetic integrity.</p> <p>For example, Nike’s use of the The Beatles’ song <em>Revolution</em> was seen by some as exploiting John Lennon’s lyrics to sell shoes. It made some Nike wearers so angry that they boycotted the brand.</p> <p>One wrote: “This is disgusting. Shame on Nike for exploiting priceless art. I will never buy another Nike shoe again.” Another said: “John didn’t mean change the brand of your trainers!”</p> <p>So advertisers need to be careful. For while the right choice of music can attract customers, boost sales, and inspire brand loyalty, the wrong choice can create something of a backlash. For many people, music is precious, and using it as a marketing tool does not always have harmonious results.<!-- Below is The Conversation's page counter tag. The Devil Wears Prada iconic townhouse up for grabs

<p dir="ltr">This multi million-dollar house is nothing short of iconic.</p> <p dir="ltr">The Upper East Side townhouse where fictional magazine editor Miranda Priestly resided in David Frankel’s groundbreaking film The Devil Wears Prada has hit the market.</p> <p dir="ltr">Unsurprisingly, the home of the glamorous Runway editor-in-chief, rumoured to be based on Vogue’s Anna Wintour is priced at an eye-watering $40 million. </p> <p dir="ltr">Fans of the beloved 2006 film are sure to recognise the seven-bedroom, six-level home’s grand entrance and spiral staircase as Anne Hathaway’s character Andrea Sachs delivered a mock-up of Runway magazines to Meryl Streep’s character, Priestly in the film. </p> <p dir="ltr">But the infamous staircase also appears on the set of another fictional Upper East Side world.</p> <p dir="ltr">The stairwell briefly appears in the teen drama Gossip Girl’s final episode, for the wedding of Penn Badgley's character Dan and Blake Lively's Serena.</p> <p dir="ltr">Modlin Group boss Adam D.
