A decade in the making: Jamie Durie finally unveils dream home

<p>After a decade of meticulous planning, popular TV host Jamie Durie has finally revealed his dream home, a breathtaking sustainable property on Sydney’s Northern Beaches.</p> <p>The Seven Network presenter took to Instagram to share an album of images showcasing the eco-friendly sanctuary he built for his family. "Grateful. 10 years of planning, 2 years of construction and we’re finally back home," Durie, 54, captioned the post.</p> <p>The luxurious and environmentally conscious home is now the residence of Durie, his fiancée Ameka Jane, and their two children: three-year-old daughter Beau and one-year-old son Nash.</p> <p>The entire process of planning and construction has been chronicled on Durie’s latest TV venture, <em>Growing Home With Jamie Durie</em>, airing on Seven.</p> <p>"It’s been a lifelong dream of mine to build an off-the-grid house," Durie told <em>Woman’s Day</em> in November. "Ten years ago, I sketched the house. We lodged the plans five years ago, and then the last two years have been dedicated to construction."</p> <p>Durie said that the journey to completion was anything but smooth. "I don’t think poor Ameka had any idea what she was signing up for when we met. But she came up with a number of ideas that added a lot of value to it."</p> <p>He also admitted that building the house tested the family in a variety of ways. "Any family out there who’s building their own house will go through the same as what we’ve gone through," he said. "Huge budget blowouts, rising interest rates, massive construction costs that are constantly going up. We’ve had to go back to the bank four times." </p> <p>Despite the hurdles, Durie and Jane remained committed to using innovative eco-friendly features wherever they could. "We challenged ourselves with new eco-initiatives that not many people would ever dream of trying, or may not even know about," he said, before describing the experience as "the toughest project I have ever taken on in my whole life".</p> <p>Following Durie’s Instagram reveal, a wave of celebrity friends flooded the comments section with praise for the spectacular home. <em>The Morning Show</em>’s Larry Emdur wrote, "Mate!!! Just wow";fFormer Bachelor star Anna Heinrich called it "incredible"; while TV personality Sally Obermeder simply stated, "WOW". </p> <p>Comedian Dave Hughes was equally impressed, writing, "That’s proper wow. "Absolutely cooked": Old Sydney home sold for over $4.1 million

<p>A one-storey red brick home in Lane Cove, Sydney has sold for a whopping $4,165,000 at an auction on Saturday. </p> <p>The home, which boasts two bathrooms, a backyard, four bedrooms and a “traditional kitchen” has sold for more than $600,000 over reserve, despite being built between the 1920s-1950s and needing renovation. </p> <p>The home was snapped up by a British family after a fierce bidding war with six other registered buyers. </p> <p>“The people who purchased it were the opening bid. (The bidders) were actively bidding into the high threes, and two of them pushed it above the four mark,” said Sam Lloyd from McGrath Estate Agents.</p> <p>“As far as we know, they will definitely do some work to it to make it their family home.”</p> <p>Lloyd added that there was was “plenty of interest” in the 695 sqm property, with its prime location near the suburb's retail and restaurant precinct. </p> <p>The selling agent said that both himself and the owner were “surprised” by the high price of the property – which had a reserve of $3.5 million.</p> <p>“It was definitely above our expectations” he said.</p> <p>According to Domain, the median house price for a four bedroom home in Lane Cove is $3.505 million. </p> <p>Many expressed their outrage over the "crazy" price online, with freelancer chief executive Matt Barrie saying: “Sydney house prices rapidly approaching $5m. Absolutely cooked."</p> <p>“$4 million for the house, plus another $2-3 million to demolish and rebuild. The reality of living in Australia where even the top one per cent income earners face significant costs for home ownership,” another added. </p> <p>“Our economy is out of control, what a ridiculous price for an average house,” a third wrote.</p> <p>“That’s some crazy pricing! Around 3% of us will develop a brain aneurysm in our lives. So what is it and how do you treat it?

<div class="theconversation-article-body"> <p><em><a href="https://theconversation.com/profiles/theresa-larkin-952095">Theresa Larkin</a>, <a href="https://theconversation.com/institutions/university-of-wollongong-711">University of Wollongong</a> and <a href="https://theconversation.com/profiles/jessica-nealon-1481995">Jessica Nealon</a>, <a href="https://theconversation.com/institutions/university-of-wollongong-711">University of Wollongong</a></em></p> <p>Australian radio host Kyle Sandilands announced on air that he <a href="https://www.abc.net.au/news/2025-02-03/kyle-sandilands-brain-aneurysm-diagnosis/104888826">has a brain aneurysm</a> and needs urgent brain surgery.</p> <p>Typically an aneurysm occurs when a part of the wall of an artery (a type of blood vessel) becomes stretched and bulges out.</p> <p>You can get an aneurysm <a href="https://www.betterhealth.vic.gov.au/health/conditionsandtreatments/aneurysm">in any blood vessel</a>, but they are most common in the brain’s arteries and the aorta, the large artery that leaves the heart.</p> <p>Many people can have a brain aneurysm and never know. But a brain (or aortic) aneurysm that ruptures and bursts can be fatal.</p> <p>So, what causes a brain aneurysm? And what’s the risk of rupture?</p> <h2>Weakness in the artery wall</h2> <p>Our arteries need strong walls because blood is constantly pumped through them and pushed against the walls.</p> <p>An <a href="https://www.healthdirect.gov.au/aneurysms">aneurysm</a> can develop if there is a weak part of an artery wall.</p> <p>The walls of arteries are made of three layers: an inner lining of cells, a middle layer of muscle and elastic fibres, and a tough outer layer of mostly collagen (a type of protein). Damage to any of these layers causes the wall to become thin and stretched. It can then balloon outward, leading to an aneurysm.</p> <p><a href="https://pmc.ncbi.nlm.nih.gov/articles/PMC4399795/">Genetics</a> and <a href="https://www.ninds.nih.gov/health-information/disorders/cerebral-aneurysms">certain inherited disorders</a> can cause weak artery walls and brain aneurysms in some people.</p> <p>For all of us, our artery walls become weaker as we age, and brain aneurysms are more common as we get older. The <a href="https://www.ncbi.nlm.nih.gov/books/NBK557867/">average age for a brain aneurysm</a> to be detected is 50 (Sandilands is 53).</p> <p>Females have a higher risk of brain aneurysm than males <a href="https://www.ncbi.nlm.nih.gov/books/NBK507902/">after about age 50</a>. In someone with high blood pressure, blood inside the arteries is pushed against the walls with greater force. This can <a href="https://pmc.ncbi.nlm.nih.gov/articles/PMC3163429/">stretch and weaken the artery walls</a>.</p> <p>Another <a href="https://www.aihw.gov.au/reports/heart-stroke-vascular-diseases/hsvd-facts/contents/introduction">common condition</a> called atherosclerosis can also <a href="https://www.ninds.nih.gov/health-information/disorders/cerebral-arteriosclerosis">cause brain aneurysms</a>. In atherosclerosis, plaques made mostly of fat build up in arteries and stick to the artery walls. This directly damages the cell lining, and weakens the muscle and elastic fibres in the middle layer of the artery wall.</p> <h2>Several lifestyle factors increase risk</h2> <p>Anything that increases inflammation or causes atherosclerosis or high blood pressure in turn increases your risk of a brain aneurysm.</p> <p><a href="https://pmc.ncbi.nlm.nih.gov/articles/PMC6527044/">Smoking and heavy drinking</a> affect all of these, and nicotine <a href="https://pmc.ncbi.nlm.nih.gov/articles/PMC6214667/">directly damages</a> the artery wall.</p> <p>Sandilands mentioned <a href="https://www.news.com.au/entertainment/tv/radio/kyle-sandilands-reveals-shock-health-diagnosis-i-may-be-dead/news-story/62f9f05c6f0a03702632ec8d622cf97a">his cocaine use</a> in discussing his diagnosis. He said: "The facts are, a life of cocaine abuse and partying are not the way to go."</p> <p>Indeed, cocaine abuse <a href="https://www.nhs.uk/conditions/brain-aneurysm/causes/">increases the risk of a brain aneurysm</a>. It causes very high blood pressure because it causes arteries to spasm and constrict. Cocaine use is also <a href="https://www.sciencedirect.com/science/article/abs/pii/S1878875023017400">linked to worse outcomes</a> if a brain aneurysm ruptures.</p> <p><a href="https://onlinelibrary.wiley.com/doi/full/10.1111/ejn.15992">Stress</a> and a <a href="https://pmc.ncbi.nlm.nih.gov/articles/PMC6243058/#:%7E:text=High%2Dfat%20diets%20(HFDs),many%20organs%20(see%20text).">high-fat diet</a> also increase inflammation. <a href="https://www.hopkinsmedicine.org/health/conditions-and-diseases/atherosclerosis#:%7E:text=Atherosclerosis%20is%20thickening%20or%20hardening,activity%2C%20and%20eating%20saturated%20fats.">High cholesterol</a> can also cause atherosclerosis. And <a href="https://www.aihw.gov.au/reports/heart-stroke-vascular-diseases/hsvd-facts/contents/risk-factors/overweight-and-obesity">being overweight</a> increases your blood pressure.</p> <p><a href="https://www.ahajournals.org/doi/10.1161/JAHA.121.022277">A study</a> of more than 60,000 people found smoking and high blood pressure were the strongest risk factors for a brain aneurysm.</p> <h2>Is it always a medical emergency?</h2> <p>About <a href="https://www.ncbi.nlm.nih.gov/books/NBK557867/">three in 100 people</a> will have a brain aneurysm, varying in size from <a href="https://www.ncbi.nlm.nih.gov/books/NBK557867/">less than 5mm to more than 25mm</a> in diameter. The majority are only discovered while undergoing imaging for something else (for example, head trauma), because small aneurysms may not cause any symptoms.</p> <p>Larger aneurysms can cause symptoms because they can <a href="https://www.mayoclinic.org/diseases-conditions/brain-aneurysm/symptoms-causes/syc-20361483">press against brain tissues and nerves</a>.</p> <p>Sandilands described “<a href="https://www.abc.net.au/news/2025-02-03/kyle-sandilands-brain-aneurysm-diagnosis/104888826">a lot of headache problems</a>” leading up to his diagnosis. Headaches can be due to <a href="https://www.mayoclinic.org/diseases-conditions/brain-aneurysm/symptoms-causes/syc-20361483">minor leaks of blood</a> from the aneurysm. They indicate a risk of the aneurysm rupturing in subsequent days or weeks.</p> <p>Less than <a href="https://www.nature.com/articles/s41467-024-46015-2">one in 100 brain aneurysms will rupture</a>, often called a “brain bleed”. This causes a <a href="https://www.hopkinsmedicine.org/health/conditions-and-diseases/subarachnoid-hemorrhage#:%7E:text=A%20subarachnoid%20hemorrhage%20is%20bleeding,brain%20and%20inside%20the%20skull.">subarachnoid haemorrhage</a>, which is a <a href="https://www.nhs.uk/conditions/subarachnoid-haemorrhage/">type of stroke</a>.</p> <p>If it does occur, rupture of a brain aneurysm is <a href="https://www.ncbi.nlm.nih.gov/books/NBK507902/">life-threatening</a>: nearly one in four people will die within 24 hours, and one in two within three months.</p> <p>If someone’s brain aneurysm ruptures, they usually experience a sudden, severe headache, often described as a “<a href="https://www.bafound.org/blog/three-signs-your-bad-headache-might-be-a-ruptured-brain-aneurysm/">thunderclap headache</a>”. They may also have <a href="https://www.ninds.nih.gov/health-information/disorders/cerebral-aneurysms">other symptoms of a stroke</a> such as changes in vision, loss of movement, nausea, vomiting and loss of consciousness.</p> <h2>Surgery can prevent a rupture</h2> <p>Whether surgery will be used to treat a brain aneurysm depends on its size and location, as well as the age and health of the patient. The medical team will balance the potential benefits with the risks of the surgery.</p> <p>A small aneurysm with low risk of rupture will usually <a href="https://pmc.ncbi.nlm.nih.gov/articles/PMC2323531/">just be monitored</a>.</p> <p>However, once a brain aneurysm reaches <a href="https://www.ncbi.nlm.nih.gov/books/NBK507902/">7mm or more</a>, surgery is generally needed.</p> <p>In <a href="https://www.nhs.uk/conditions/brain-aneurysm/treatment/#:%7E:text=A%20cut%20is%20made%20in,permanently%20clamped%20on%20the%20aneurysm.">surgery to repair a brain aneurysm</a>, the surgeon will temporarily remove a small part of the skull, then cut through the coverings of the brain to place a tiny metal clip to close off the bulging part of the aneurysm.</p> <p>Another option is <a href="https://www.hopkinsmedicine.org/health/treatment-tests-and-therapies/endovascular-coiling">endovascular</a> (meaning within the vessel) coiling. A surgeon can pass a catheter into the femoral artery in the thigh, through the aorta to the brain. They can then place a coil inside the aneurysm which forms a clot to close off the aneurysm sac.</p> <p><a href="https://medlineplus.gov/ency/article/007372.htm">After either surgery</a>, usually the person will stay in hospital for up to a week. It can take <a href="https://www.healthline.com/health/brain-aneurysm-clipping-surgery#recovery">6–8 weeks</a> for full recovery, though doctors may continue monitoring with annual imaging tests for a few years afterwards.</p> <p>You can <a href="https://www.medicalnewstoday.com/articles/how-to-prevent-a-brain-aneurysm#prevention">lower your risk of a brain aneurysm</a> by not smoking, moderating alcohol intake, eating a healthy diet, exercising regularly and maintaining a healthy weight.<!-- Below is The Conversation's page counter tag. Council rates raise concern for family rejecting $60m property offer

<p>The Zammit family have refused to sell their 20,000sqm property in Quakers Hill, Sydney for years, but now there are concerns that they may be forced to leave. </p> <p>Despite being surrounded by thousands of houses, the Zammit family have held out on their prime property location, and even refused a <a href="https://www.oversixty.com.au/finance/money-banking/these-guys-have-held-on-why-a-family-turned-down-50-million-for-their-home" target="_blank" rel="noopener">$50 million offer</a> two years ago, a figure that has now gone up to <a href="https://www.oversixty.com.au/finance/money-banking/aussie-family-s-refusal-to-sell-family-home-could-land-them-a-60m-fortune" target="_blank" rel="noopener">$60 million</a>. </p> <p>However, amid all the talk of how the family can keep resisting property developers, social media users now believe that authorities may use a sneaky way to force them out. </p> <p>Many of them believe that the Zammit's will be forced out by rising council rates, which may be increased to a point where the family will no longer be able to afford their home. </p> <p>"If they don't sell out in time the adjusted council rates will get them out in the end," on commenter said.</p> <p>"Yep, that's how they will do it! Rezone, then apply higher rates accordingly until they squeeze them out financially," another added. </p> <p>"Many people I know had their hand forced to sell their dream home in the end due to increases in council rates," a third commented. </p> <p>All of the land around the Zammit's property have been bought by developers who plan to build a new suburb called The Ponds. </p> <p>However, the local council has denied that the family may be forced to move. </p> <p>A Blacktown City Council spokesperson told the<em> Daily Mail </em> that it "has no plans to acquire the property and has not had any negotiations to acquire the property.</p> <p>"The property rate applied to this property is the same as all surrounding residential properties."</p> <p>Commenters from around the world have praised the family for choosing to stay put. </p> <p>"Good on them, why should developers get rich," one wrote.</p> <p>"Don't bow down to greedy big corp," another added. </p> <p>House prices in Quakers Hill rose about 8.5 per cent in 2024, according to PropTrack, which means that the family would've earned an extra $4.25 million on top of their previous offers.</p> <p><em style="background-color: #ffffff; color: #212529; font-family: -apple-system, 'system-ui', 'Segoe UI', Roboto, 'Helvetica Neue', Arial, sans-serif, 'Apple Color Emoji', 'Segoe UI Emoji', 'Segoe UI Symbol', 'Noto Color Emoji'; font-size: 16px; box-sizing: border-box;">Image: 7News</em></p>

"Out of touch": Property ad sparks major debate

<p>A property advertisement has sparked a major debate online after its controversial tagline went viral for the wrong reasons. </p> <p>The billboard in Perth’s western suburbs is on a popular train line and was posted online by a woman who described it as “sick and twisted” in the comment section.</p> <p>The ad for property advisory firm WhiteFox that boasts the company has been making “homes more expensive since 2017”, which struck a wrong chord with online audiences.</p> <p>“Maybe not the message to be gloating about in the middle of a housing crisis”, the woman wrote.</p> <p>The clip has amassed more than 200,000 views and sparked a massive conversation online and people were divided on if it was a tone deaf message or simply good marketing.</p> <p>One person who saw nothing wrong with the advert said, “If you’re selling, you want to get the most for your home”.</p> <p>Another replied to that comment and said that it “comes off so bad” and that the language should have been changed to add value instead of making “homes more expensive”. </p> <p>Others claimed the advertisement was “out of touch”, with one person saying they were “outraged” by the billboard, while another said they were “shocked” to see this advertisement, and someone else called it “insane”.</p> <p>“The only people upset at this are not the target audience because they can’t afford a house, including me,” one claimed.</p> <p>The CEO of the property agency was quick to respond to the backlash, telling <em><a href="https://www.news.com.au/finance/real-estate/buying/comes-off-bad-property-advertisement-sparks-debate/news-story/520e41178f5b4c5d011c44e10785d79c" target="_blank" rel="noopener">news.com.au</a></em> that it is the company's job to get the best price for their clients selling their homes. </p> <p>“Think about it, if you are selling your house, would you like to sell it for below market value? I don’t think so. You want it to be as expensive as possible, right?”, he said. </p> <p>Mr Fox said the real issue is the cost-of-living crisis, which is making life so “hard” for Australians who are getting hit hard by rising prices from groceries to interest rates. </p> <p>“So, if you’re a home seller and you see this billboard, it’s actually exactly what you want,” he argued.</p> <p><em>Image credits: TikTok</em></p>

Is it ethical to take a luxury holiday in a ‘developing’ country?

And are you hoping to help the underprivileged in the country to “lift them out of poverty” through your tourist spending? It’s worth exploring just how ethical such a trip might be.</p> <p>International tourism numbers have risen year-on-year ever <a href="http://mkt.unwto.org/publication/unwto-tourism-highlights-2016-edition">since the 1950s</a> with the consistent increase expected long into the future. In employment terms, more and more people are reliant on the tourism industry. For example, in 2016, there were 292m people employed in the tourism industry, representing <a href="https://www.wttc.org/research/economic-research/economic-impact-analysis/">one in ten jobs globally</a>.</p> <p>International governments have long been promoting tourism as a “smoke-free”, “non-polluting” industry with almost unparalleled power to boost national GDP. Both “developed” and “developing” countries fight to win over and attract potential tourists through national tourism campaigns – think <a href="https://twitter.com/PureNewZealand?ref_src=twsrc%5Egoogle%7Ctwcamp%5Eserp%7Ctwgr%5Eauthor">Pure New Zealand</a>, <a href="http://www.visitmorocco.com/en">Visit Morocco</a>, and “Jamaica: once you go you know”. But is it really all as good as it is made out to be?</p> <figure><iframe src="https://www.youtube.com/embed/aSBNrsYLLLw?wmode=transparent&amp;start=0" width="440" height="260" frameborder="0" allowfullscreen="allowfullscreen"></iframe></figure> <p>We know that mass tourism isn’t always a guaranteed bonus for countries and local residents. Take, for example, the Spanish seaside resort of Benidorm, where unrestricted tourism development led to the over-development of the region with little to no gain for the local communities. In fact, there has been a <a href="https://theconversation.com/anti-tourism-attacks-in-spain-who-is-behind-them-and-what-do-they-want-82097">widespread backlash</a> against mass tourism and its impacts in Spain, with protesters taking to the streets and holidaymakers being attacked.</p> <p>Consequently, niche tourism markets, such as “sustainable”, “ethical” and “luxury” tourism, are a direct response to the often negative impacts of “mass tourism”. After all, as a government or destination manager, why would you want lots of people spending little, when you could have a few people spending lots.</p> <h2>Going upmarket</h2> <p>Tourists thinking of booking a holiday might see a luxury trip as a way to experience the “crème de la crème” of rest and relaxation, while also paying more for a product that presumably has fewer negative impacts than “cheap-and-dirty” mass tourism. Further, if the luxury holiday is in a “developing” country, you could be excused for thinking that your money will have a positive impact on that country’s ability to “prosper”. Take, for example, the comprehensive <a href="http://www.oecd.org/regional/leed/46761560.pdf">Vision 20-20 document</a> produced by the Moroccan government. It outlines how sustainable tourism is seen as a key part of the country’s future development.</p> <p>But let’s look at the Maldives, a well-established luxury destination. With tourism accounting for <a href="https://www.wttc.org/-/media/files/reports/economic%20impact%20research/countries%202015/maldives2015.pdf">approximately 41.5% of national GDP</a>, it seems that the island state is doing well out of the industry. But, as in all societies, such economic benefits are not equally distributed and an over-reliance on tourism receipts results in the demise of traditional industries and an increasing <a href="https://lirias.kuleuven.be/bitstream/123456789/517380/1/Maldives+case+study+CfSG.pdf">vulnerability to local and global events</a>.</p> <p>Further, a look at those working in the tourism industry in the Maldives reveals that the situation is far from “ethical”. Because the hotels are scattered over numerous islands which have no other facilities, many of those working in the <a href="https://maldivesresortworkers.wordpress.com/2009/06/14/461/">tourism industry in the Maldives</a> have to live away from home for months on end, separated from family and friends. They also often live in conditions far removed from the “luxury” experience of the tourist, work seven-day weeks and often <a href="http://maldivesindependent.com/business/hundreds-of-resort-workers-quitting-over-non-payment-of-wages-116639">go months without pay</a>. And the Maldives aren’t unique in this – the situation is similar in many developing countries that are engaging with the luxury tourism market.</p> <h2>The environmental cost</h2> <p>From an environmental perspective, luxury tourism doesn’t fare particularly well either. Tourism is notoriously problematic for some developing destinations as it diverts often scarce water and energy resources from the host community <a href="http://www.sciencedirect.com/science/article/pii/S0160738312000047">to the tourist</a> (as they have more money).</p> <p>This process is further accentuated in the luxury tourism sector as luxury tourists generally consume even <a href="https://link.springer.com/chapter/10.1007%2F978-981-10-2917-2_8">more than your “average” tourist</a>, intentionally or not.</p> <p>Take the components of your average luxury holiday. There are swimming pools, exclusive islands, private jets, cruises, golf courses and spas – all are energy and water intensive. Plants and green spaces must be kept lush, air conditioning, spas and monsoon showers must be powered. Beaches and other places are made private, with locals prohibited. And in some cases, <a href="http://www.unavainabienspanish.com/why-are-all-inclusives-bad/">up to 80%</a> of the economic benefits leave the country. Further, <a href="http://pcag.uwinnipeg.ca/Prairie-Perspectives/PP-Vol14/Tousignant-Eberts-Sanchez.pdf">waste is often dispersed</a> within the “poor” local communities.</p> <h2>Defining ‘developing’</h2> <p>It’s also worth reflecting on what is meant by “developed” and “developing”. These terms generally are used in relation to economics and GDP. But it might also be useful from an ethical perspective to recognise that those countries branded as “developing” often have more developed relationships with the natural environment, thanks to traditional farming practices and a lack of over consumption. The same can often be said about community reciprocity and human to human relationships.</p> <p>Consequently, while “ethical tourists” might think that they are helping cultures develop through their tourist expenditure, perhaps we must ask what is the “good life” – and is financial capital really the route to it? Indeed, are we simply engaging in a new form of colonialism by which Western ideologies are being forced upon cultures through the guise of helping them to “develop”.</p> <p>In fact, luxury tourism today is similar to the fashion and fads of previous forms of tourism, such as the <a href="https://frugaltraveler.blogs.nytimes.com/2008/05/14/what-is-the-grand-tour/">Grand Tour</a> of the 18th and 19th centuries, representing little more than a mode of class-based distinction.</p> <p>So while the tourism market is important for many countries, it’s useful to look further into how tourist income might be distributed, whether the destination is managed purely for the benefit of the tourist at the expense of the local, and what the impact of the holiday might be. Ultimately, we must also ask whether on a moral level it is beneficial for people and environments around the world to “develop” to live like those in the West.<!-- Below is The Conversation's page counter tag. Russell Crowe lists harbourfront apartment for sale

<p>Russell Crowe looks set to bid farewell to his stunning harbourfront apartment in Sydney. </p> <p>Sources have confirmed the 60-year-old actor will sell his 1000sqm property "if the price is right". </p> <p>The <em>Gladiator</em> star has reportedly listed the apartment off-market with a price guide ranging from $42 million to $45 million, however McGrath Double Bay agents William Manning and Luke Hogan, who are in charge of selling the property have refused to comment. </p> <p>The waterfront property is located on Finger Wharf in the upscale Woolloomooloo area, just 2km from Sydney's CBD. </p> <p>Initially designed to accommodate four separate private apartments, the property features 11 bedrooms, and has its own 35-metre marina berth.</p> <p>The property itself is rare as the new owner will get the entire floor that's north-facing to themselves, with buyers reportedly "lining up" to take a look, according to<a href="https://www.realestate.com.au/news/russell-crowe-to-farewell-42m-wharf-apartment-if-price-is-right/" target="_blank" rel="noopener"> realestate.com.au</a>. </p> <p>However, the new owner might also need to do a makeover of the residence before moving in as the actor hasn't renovated the property since buying it from Nutrimetrics founder Imelda Roche and her late husband, Bill Roche, in 2003. </p> <p>Crowe bought the lavish property for $14.35 million in 2003 and considered listing it for $25 million eight years ago. </p> <p>It was the highest priced apartment sale in Sydney at the time, and now prices for a penthouse at One Sydney Harbour in Barangaroo can go up from $140 million. </p> <p><em>Images: realestate.com.au/ Getty</em></p>

Italian village offers $1 homes to Americans upset by US election results

<p>An Italian village in Sardinia, Italy is offering one-euro homes to Americans seeking a new start following the results of the 2024 U.S election that saw Donald Trump being re-elected as president. </p> <p>Ollolai has long been trying to persuade outsiders to move in to revive the community after decades of depopulation. </p> <p>Now, it's selling dilapidated houses for as little as one euro — just over a US dollar or $AU1.60 — to entice Americans to move abroad. </p> <p>Following the November 5 outcome, they have launched a website aimed at potential American expats, offering cheap homes in hopes that those disappointed by the result and seeking a fresh start will snap up one of their empty properties. </p> <p>"Are you worned (sic) out by global politics? Looking to embrace a more balanced lifestyle while securing new opportunities?" the website read. </p> <p>"It's time to start building your European escape in the stunning paradise of Sardinia."</p> <p>Mayor Francesco Columbu told CNN that the website was specifically created to attract American voters in the wake of the presidential elections.</p> <p>The mayor loves the United States and is convinced Americans would be the best people to revive the community. </p> <p>"We just really want, and will focus on, Americans above all," he said. </p> <p>"We can't of course ban people from other countries to apply, but Americans will have a fast-track procedure. We are betting on them to help us revive the village, they are our winning card."</p> <p>The village is offering three tiers of accommodation: Free temporary homes to certain digital nomads, ($1.6) homes in need of renovations, and ready-to-occupy houses for prices up to $160,000.</p> <p>The mayor also set up a special team to guide interested buyers through every step of the process including finding contractors, builders and navigating required paperwork. </p> <p>"Of course, we can't specifically mention the name of one US president who just got elected, but we all know that he's the one from whom many Americans want to get away from now and leave the country," Columbo added. </p> <p>"We have specifically created this website now to meet US post-elections relocation needs. The first edition of our digital nomad scheme which launched last year was already solely for Americans."</p> <p>Photos and plans of available empty properties will soon be uploaded to the website. </p> <p>The website has since received nearly 38,000 requests for information on houses, with most of them coming from the United States</p> <p>In the past century, Ollolai's population has shrunk from 2,250 to 1,300 with only a handful of babies born each year. </p> <p>Over the last few years, this has dropped 1,150 residents. </p> <p><em>Image: Shutterstock</em></p> <p> </p>

New calls for Boomers to end housing crisis

<p>New research has called for Boomers to rent out their spare bedrooms in a bid to address the country's housing crisis. </p> <p>According to research from the Queensland University of Technology, there are more than 13 million spare bedrooms across the country, meaning 76 per cent of Aussie households have spare rooms. </p> <p>The report has called for older Australians to rent out their spare rooms to provide “short-term relief to both the rental and the cost of living crisis”.</p> <p>“If new housing stock is years away, then shifting the focus to existing housing may provide some short-term solutions,” the report states.</p> <p>The report also found that more than six million homes have one or two spare bedrooms, while one million homes have three or more spare bedrooms. </p> <p>They also encouraged the government to incentivise older Australians to open up their spare rooms to renters, to provide them some financial relief during the cost of living crisis. </p> <p>Currently, the Government hopes to build 1.2 million homes, but have welcomed further ideas to help relieve the cost of living crisis. </p> <p>“Meeting this ambitious target will certainly be a challenge and it won’t happen overnight, but it’s a challenge we have to meet in order to make housing more affordable," a government spokesman said.</p> <p>However, the Queensland University of Technology noted that the demand for housing is set to outstrip supply in Australia until at least 2029, based on the government's State of the Housing System report.</p> <p>“The housing crisis is a complex matter and new housing supply is years away, despite billions of dollars of government commitments,” the report states. </p> <p>“Millions of empty bedrooms exist and yet many older homeowners live in poverty rather than risk losing their pension or paying taxes by renting out a spare bedroom.”</p> <p>The report acknowledged that there may be barriers like concerns for elder abuse that may deter people from renting out their homes, "however, under the right circumstances, with appropriate support and education, such ‘house sharing’ arrangements could alleviate some of the current housing and cost of living issues."</p> <p>“There is an urgent need for further research to be undertaken to explore opportunities to incentivise, educate, support, and protect older Australians to open their homes and unlock existing housing stock for immediate use by those in need.”</p> <p>These findings follow PropTrack’s latest Housing Affordability Report that stated housing affordability in Australia has deteriorated to its “worst level on record” amid high mortgage rates and increasing home prices.</p> <p><em>Image: Shutterstock</em></p>

Aussie family's refusal to sell family home could land them a $60m fortune

<p>An Aussie family that repeatedly said no to selling their much-loved family home to developers could land them a $60million in Australia's booming property market, but the defiant family refuses to sell. </p> <p>A year ago, the Zammit family from Quakers Hill in Sydney's north west caught worldwide attention when they refused to sell their  20,000 sqm parcel of land to developers who had purchased all the other land around them. </p> <p>The family received offers of up to $50m to sell their home to complete the new development named The Ponds, but they refused to sell. </p> <p>That didn't deter developers who are still offering the owners a massive amount of cash to sell their homes, with offers reportedly around $60m now, meaning the family have earned another $10m or 20 per cent over the past year. </p> <p>According to PropTrack home prices in Quakers Hill have risen by 8.5 per cent over the past 12 months, meaning that the Zammits would have earned at least another $4.25 million.</p> <p>The median price of a home in Quakers hill is now at $1.172m, around a decade ago it was $700,000.</p> <p>Last year, one of the property owners,  Diane Zammit, 50, told <em>news.com.au</em> that the neighbourhood used to be “farmland dotted with little red brick homes and cottages." </p> <p>“Every home was unique and there was so much space – but not any more. It’s just not the same,” she said.</p> <p>It is estimated that 50 houses could fit on the block of land if they chose to sell, but some of their neighbours reportedly don't want them to, as they like living in a cul-de-sac. </p> <p>Ray White Quakers Hill agent Taylor Bredin previously praised the family for staying put. </p> <p>“The fact that most people sold out years and years ago, these guys have held on. All credit to them," he told <em>7News</em>.</p> <p>“Depending on how far you push the development plan, you’d be able to push anywhere from 40 to 50 properties on something like this, and when subdivided, a 300 square metre block would get a million dollars.”</p> <p><em>Images: Channel 7</em></p>

Advertising a house is ridiculously expensive in Australia – could that be affecting the property market?

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/james-graham-1264059">James Graham</a>, <a href="https://theconversation.com/institutions/university-of-sydney-841">University of Sydney</a></em></p> <p>Australia has long been one of the <a href="https://www.forbes.com.au/news/investing/sydney-melbourne-adelaide-are-top-10-least-affordable-cities-for-housing/#:%7E:text=Demographia's%20annual%20report%20assesses%20housing,second%20place%2C%20and%20Vancouver%20third.">most expensive</a> places in the world to buy a house. Now, it’s apparently also one of the costliest places to sell one.</p> <p>Recent <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">reporting</a> in the Guardian has raised concerns about the market dominance of Australia’s two main real estate advertising websites, realestate.com.au and Domain.</p> <p>Facing little competition, the largest – realestate.com.au – appears to have <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">significantly increased its fees</a> in recent years, while thwarting disruptive innovations from smaller competitors.</p> <p>Why does that matter? Because when it comes to selling a house, Australia <a href="https://www.theguardian.com/australia-news/2024/sep/16/real-estate-website-fees-australia">stands out</a> globally. In most other countries, any advertising costs are tiny or bundled in with agent fees.</p> <p>Here, along with only <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">Sweden and New Zealand</a>, home sellers pay their own advertising costs in addition to real estate agent fees and commissions.</p> <p>This advertising can be expensive – up to several thousand dollars for a single property listing. But it also seems necessary, with a lack of alternative platforms offering comparable reach.</p> <p>Setting aside the problems of monopolistic pricing behaviour, what are the economics of high and rising real estate advertising fees? Do home sellers get value for the money they spend on advertising? And what might be the impacts of these fees on the Australian housing market?</p> <h2>Is advertising on big platforms worth it?</h2> <p>First, it’s worth asking whether real estate advertising is actually effective and whether bigger platforms are better.</p> <p>To explore these questions, a group of US-based economists <a href="https://www.aeaweb.org/articles?id=10.1257/aer.99.5.1878">studied</a> the outcomes of advertising on a large platform favoured by real estate agents in the United States called the “multiple listing service”, compared with a smaller for-sale-by-owner platform.</p> <p>The study found no differences in eventual home sales prices between the two platforms. But properties on the multiple listing service were more likely to sell and spent less time on the market.</p> <p>However, the size of the advertising platform didn’t explain these benefits. Rather, the different platforms appealed to buyers and sellers with varying patience levels. This variation in willingness to “wait-and-see” affected the time it took to sell.</p> <p>Translated to the Australian context, that raises questions about the value for money of advertising on a larger platform – which here, unlike the US, attracts significant fees.</p> <h2>Housing markets are ‘search markets’</h2> <p>Next, we need to consider how high costs of advertising property might affect the housing market more broadly.</p> <p>Housing markets fall into a category called “search markets” within economics. Sellers seek buyers, and buyers seek sellers offering up properties that meet their required criteria.</p> <p>The economics of search markets have been extensively studied by the likes of <a href="https://www.nobelprize.org/prizes/economic-sciences/2010/summary/">Nobel laureates</a> Peter Diamond, Dale Mortensen and Christopher Pissarides. Their insights highlight the key factors that determine search market outcomes.</p> <p>Sellers consider the costs of listing an item for sale (such as advertising) and the time it takes to find a buyer. Buyers, on the other hand, consider their alternatives to buying (such as renting) and the time it might take to find a suitable seller.</p> <p>The likelihood of a sale – and how long everything will take – depends on the number of potential buyers relative to sellers. The sales price is then negotiated after meetings between the two.</p> <p>This gives us a framework to speculate about how Australia’s high – and increasing – costs of advertising real estate could be affecting the broader housing market on both sides of this equation.</p> <h2>Costs can affect both supply and demand</h2> <p>On the supply side, high fees reduce the net financial benefit of selling a home, which could discourage homeowners from listing their properties. All else being equal, this could lead to fewer properties on the market, shorter selling times, and higher prices for the properties that are listed.</p> <p>But we can predict some effects on the demand side, too.</p> <p>High fees also reduce the net benefit of buying a home, as current buyers expect to be sellers in the future. These costs are likely to be even more pronounced for property investors, who buy and sell property more frequently than homeowners.</p> <p>Anticipation that selling costs will be high in the future could suppress the demand for housing, reducing prices and increasing the time it takes to sell a property.</p> <p>Interestingly, <a href="https://www.nber.org/papers/w32855">recent research</a> from the US suggests that these demand-side effects might outweigh the supply-side effects.</p> <p>Economists studied the impact of a series of court decisions that forced the National Association of Realtors to reduce real estate agent fees. They found lower fees increase the lifetime benefits of homeownership, which leads to a significant increase in house prices.</p> <p>Significantly, that suggests lowering the costs of selling property – including advertising – could increase property values.</p> <h2>Just one part of the housing story</h2> <p>High prices in any area of economic life are likely to rankle our sense of a fair deal. High fees for advertising real estate have an obvious immediate impact on a home seller’s wallet.</p> <p>But the nuanced flow-on effects to the broader housing market are harder to tease out. They are also likely to vary across different property markets within Australia. Commentators and policy makers should think carefully before leaping into action in this area.</p> <p>In the meantime, advertising fees are one more thing to keep an eye on as Australian housing costs continue to rise.<!-- Below is The Conversation's page counter tag. Jessica Alba surprises dad by buying his childhood home

Doting dad sells everything he owns to develop cure for son's "incurable" condition

<p>A dedicated father has drained his life savings to help find a cure for his son's "incurable" disorder. </p> <p>Terry Pirovolakis, a 44-year-old IT director, was hellbent on finding a cure for his six-year-old son Michael after he was diagnosed with Spastic paraplegia 50 (SPG50): a degenerative neurological condition that affects less than 100 people worldwide. </p> <p>SPG50 affects children's development, leading to cognitive impairment, muscle weakness, and paralysis over the course several years, often ending in death usually before a patient reaches the age of 30.</p> <p>"They said he'd never walk or talk, and would need support for the rest of his life," he recalled of the 2018 diagnosis. </p> <p>"They told us to just go home and love him - and said he would be paralysed from the waist down by age 10, and quadriplegic by age 20," he continued. </p> <p>Determined to save his son, Terry drained his life savings to start researching potential cures rooted in gene therapy, after reading countless journals on the subject and meeting with experts around the world. </p> <p>Terry said, "We then liquidated our life savings, refinanced our home and paid a team at the University of Texas Southwestern Medical Center to create a proof of concept to start Michael's gene therapy."</p> <p>The father soon signed a contract to start a gene therapy program, consisting of injecting cerebral spinal fluid into the patient's back, and after years of lab work, the treatment started to take, and on December 30th 2021, the government <a id="mol-70453400-6948-11ef-9b54-1d20db350cbd" href="https://www.dailymail.co.uk/news/canada/index.html" target="_self"></a>moved it forward.</p> <p>"On March 24, 2022, my son was the first person to ever get treated with gene therapy at SickKids in Toronto," Pirovolakis, a father of three, told <em>Fox News</em> in detailing his medical odyssey.</p> <p>Michael was the first to receive his father's one-time treatment, after Pirovolakis quit his job and started a nonprofit in California to devote himself to the cause.</p> <p>The company, named Elpida Therapeutics, after the Greek word for 'hope', now has five employees and 20 consultants, with Michael now on the mend.</p> <p>Since being treated, the youngster's condition seems to have stabilised, and he is now able to use a device to communicate with his family and caregivers.</p> <p>Another three children who were able to receive the remaining doses from Pirovolakis' first batch, as the drug still costs about $1million to make for each child, are also seeing positive results. </p> <p>"When I heard that no one was going to do anything about it, I had to - I couldn't let them die," Pirovolakis said. "We decided that we had to help other kids."</p> <p>Despite it being approved, big pharmaceutical companies have been slow to manufacture the drug, with several firms rejecting the prospect when proposed, Pirovolakis said</p> <p>"No investor is going to give you money to treat a disease that is not going to make money," he said. "That's the dilemma we're in."</p> <p>Pirovolakis said that when his son was diagnosed, he was told the boy would be paralysed from the waist down by the age of ten and quadriplegic by the age of 20, forcing the father to do everything he can.</p> <p>"We were told he would never speak or walk, and that he will have severe developmental delays. I just couldn't accept that fate for my child," he said.</p> <p>"The technology to cure our children is already here. Does eating ham, bacon and beef really increase your risk of developing type 2 diabetes?

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/duane-mellor-136502">Duane Mellor</a>, <a href="https://theconversation.com/institutions/aston-university-1107">Aston University</a></em></p> <p>That lunchtime staple, the humble ham sandwich, has come in for a bashing in the press recently. According to <a href="https://www.theguardian.com/society/article/2024/aug/20/two-slices-of-ham-a-day-can-raise-type-2-diabetes-risk-by-15-research-suggests">many</a> <a href="https://www.dailymail.co.uk/health/article-13761253/Eating-ham-daily-linked-increase-risk-diabetes.html">reports</a>, eating two slices of ham a day can increase your risk of developing type 2 diabetes.</p> <p>But what’s the science behind these headlines?</p> <p>The research offers a more complex picture. <a href="https://www.thelancet.com/journals/landia/article/PIIS2213-8587(24)00179-7/fulltext">A new study</a> from the University of Cambridge highlighted an association between developing type 2 diabetes and eating processed meat like ham and bacon, and red meat such as beef and lamb.</p> <p>This led to headlines suggesting the risk was mainly linked to <a href="https://www.telegraph.co.uk/news/2024/08/21/ham-sandwich-processed-meat-fresh-risk-link-type-2-diabetes/">ham sandwiches</a>. This seems to have come from the <a href="https://www.cam.ac.uk/research/news/red-and-processed-meat-consumption-associated-with-higher-type-2-diabetes-risk">press release</a>, which used ham as the example to quantify the amount of processed meat associated with a 15% increased risk of developing type 2 diabetes over ten years.</p> <p>The research found that this risk was linked to eating an extra 50g of processed meat every day, which happens to equate to two slices of ham. A useful example thus appears to have been taken up by the media as the main cause, perhaps ignoring some of the key messages coming from the study.</p> <p>So, can processed and red meat really increase your risk of developing type 2 diabetes?</p> <p>The <a href="https://www.diabetes.org.uk/diabetes-the-basics/types-of-diabetes/type-2/diabetes-risk-factors">biggest risk factors</a> linked to developing type 2 diabetes are being over 40, having family members with type 2 diabetes, being of South Asian or African descent, or having a higher body weight – and especially a larger waist.</p> <figure><iframe src="https://www.youtube.com/embed/EsOBcx2bJqU?wmode=transparent&amp;start=0" width="440" height="260" frameborder="0" allowfullscreen="allowfullscreen"></iframe></figure> <p>The Cambridge study used data from nearly 2 million people from 31 studies. Participants were followed for an average of ten years. During this time, around one in 20 people developed type 2 diabetes.</p> <p>The research suggested that a 10% increase in the probability of developing type 2 diabetes was associated with every 100g of additional red meat eaten daily. Eating half as much extra processed meat every day was linked to an even greater increased risk of developing the disease.</p> <p>This is not the <a href="https://ajcn.nutrition.org/article/S0002-9165(23)66119-2/abstract">first time</a> that both processed and red meats have been linked with an increased risk of developing type 2 diabetes. However, the key strength of the Cambridge study was that it tried to control for many of the other factors linked to the disease, including smoking, having a higher body weight, dietary intake and exercise.</p> <p>However, the size of the increased risk is modest, considering few people included in the study ate 50g or more processed meat per day – meaning moderate ham consumption is likely to have <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC9908545/">no meaningful effect</a> on your risk.</p> <h2>What’s the link?</h2> <p>Processed meat has been linked to increased risk of type 2 diabetes because of its nitrate and salt content – additives that are used to cure many processed meats.</p> <p>Nitrates and salt in processed meats have also <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC6893523/">been linked to</a> an increased risk of developing colon cancer. In fact, the World Health Organization classifies the additives as <a href="https://www.who.int/news-room/questions-and-answers/item/cancer-carcinogenicity-of-the-consumption-of-red-meat-and-processed-meat">group 1 carcinogens</a>, which means they can cause a range of cancers.</p> <p>The mechanism linking processed meat to cancer seems to be similar to how it might be linked to type 2 diabetes. During digestion, processed meat produces <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC6294997/">N-nitroso chemicals</a>, which can damage cells. This can lead to inflammation and affects how insulin, the hormone that controls blood glucose (sugar), works. This in turn can lead to <a href="https://www.niddk.nih.gov/health-information/diabetes/overview/what-is-diabetes/prediabetes-insulin-resistance">insulin resistance</a>, when cells in your muscles, fat and liver don’t respond well to insulin and can’t easily take up glucose from your blood.</p> <p>Red meat, meanwhile, is <a href="https://www.healthline.com/nutrition/healthy-iron-rich-foods">rich in iron</a>. Research suggests that people with <a href="https://www.diabetes.org.uk/diabetes-the-basics/related-conditions/haemochromatosis-diabetes#:%7E:text=So%20a%20rise%20of%20iron,GP%20as%20soon%20as%20possible.">high levels of iron</a> are more likely to develop type 2 diabetes. However, <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC8744124/#:%7E:text=The%20WHO%20has%20recognised%20iron,being%20affected%20with%20this%20condition.">low levels of iron</a> are more of a health concern for the general population.</p> <p>Another potential link regarding red meat could be the way it is cooked.</p> <p><a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC5521980/">Previous studies</a> have suggested that charred meat, cooked over an open flame or at high temperature, is also linked to an increased risk of developing <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC5911789/">type 2 diabetes</a>. Charring meat leads to formation of toxic chemicals such as <a href="https://www.sciencedirect.com/topics/pharmacology-toxicology-and-pharmaceutical-science/heterocyclic-amine#:%7E:text=Heterocyclic%20amines%20are%20aromatic%20compounds,of%20reactions%20called%20Maillard%20reactions.">heterocyclic aromatic amines</a> and harmful compounds like <a href="https://www.healthline.com/nutrition/advanced-glycation-end-products">advanced glycation end products</a>, both of which have been linked to <a href="https://pubmed.ncbi.nlm.nih.gov/21709297/">insulin resistance and type 2 diabetes</a>.</p> <h2>Bye-bye barbecues and bacon butties?</h2> <p>The key message is reduction, rather than avoidance. The UK government nutritional recommendations offer sound advice: limit your combined intake of red and processed meat to no more than <a href="https://www.nhs.uk/live-well/eat-well/food-types/meat-nutrition/#:%7E:text=Red%20meat%20and%20processed%20meat&amp;text=If%20you%20currently%20eat%20more,%2C%20veal%2C%20venison%20and%20goat.">an average of 70g per day</a>.</p> <p>But these guidelines also suggest that red meat can be a valuable source of iron. So, if you decide to stop eating red meat, you should eat alternative sources of iron such as beans, lentils, dark green vegetables and fortified cereals.</p> <p>This needs to be done as part of a carefully planned diet. Non-meat sources of iron are more difficult for our bodies to absorb so should be eaten with a source of vitamin C, found in green vegetables and citrus fruit.</p> <p>The best advice to reduce your risk of developing type 2 diabetes is to maintain a healthy weight – consider losing weight if you have a higher body weight – and be as physically active as possible.</p> <p>A healthy diet should be based on plenty of vegetables, fruit, beans, peas, lentils, nuts and seeds, along with some wholegrain foods, some dairy products, fish and white meat (or vegetarian alternatives) – plus moderate amounts of red meat and minimal processed meat. This will help reduce your risk of type 2 diabetes, <a href="https://www.bhf.org.uk/informationsupport/support/healthy-living/healthy-eating">heart disease</a>, and <a href="https://www.cancerresearchuk.org/about-cancer/causes-of-cancer/diet-and-cancer/does-having-a-healthy-diet-reduce-my-risk-of-cancer">many cancers</a> – as well being more <a href="https://www.bda.uk.com/static/539e2268-7991-4d24-b9ee867c1b2808fc/a1283104-a0dd-476b-bda723452ae93870/one%20blue%20dot%20reference%20guide.pdf">environmentally sustainable</a>.</p> <p>But if you have a penchant for ham sandwiches, rest assured you can continue to indulge as an occasional treat. What if I discover mould after I move into a rental property? What are my rights?

This can include things like leaking pipes, gutters, roofs or windows.</p> <p>Tenants are responsible for mould remediation if the way they occupy a home has promoted mould growth. For example, if they have not been using exhaust fans in bathrooms, have been failing to ventilate their home or have been storing wet clothes in a cupboard.</p> <p>This means establishing the cause of the mould is crucial to working out who’s responsible for repairs.</p> <h2>Why are so many rentals mouldy?</h2> <p>Australia has a rental home mould problem chiefly because much of our housing hasn’t been built to suit our climate. Houses tend not to be built with sufficient consideration of:</p> <ul> <li> <p>efficient energy consumption to regulate indoor temperature</p> </li> <li> <p>the orientation of homes</p> </li> <li> <p>the use of double glazing and insulation to regulate temperature and humidity.</p> </li> </ul> <p>It is estimated that nearly 17% of privately rented homes and 22% of social housing dwelling require <a href="https://www.abs.gov.au/statistics/people/housing/housing-mobility-and-conditions/2019-20">major repairs</a>. This includes structural defects, such as large cracks in walls or leaking gutters, that can generate mould growth.</p> <p>Tenant representatives have said in the past there is also a problem of weak enforcement of laws concerning the <a href="https://www.ahuri.edu.au/sites/default/files/documents/2022-11/AHURI-Final-Report-391-Regulation-of-residential-tenancies-and-impacts-on-investment.pdf">condition of rental homes</a>.</p> <h2>4 ways to cut mould risk</h2> <p>To reduce your mould risk, you need to manage indoor moisture and temperature. Try to:</p> <ul> <li> <p>keep the home well ventilated</p> </li> <li> <p>open windows and use exhaust fans in the bathroom and kitchen</p> </li> <li> <p>in humid climates, use air conditioning or a dehumidifier</p> </li> <li> <p>in cold climate, use a dehumidifier (desiccant dehumidifiers might more appropriate in very cold places)</p> </li> <li> <p>reduce moisture in the home by wiping up spills and condensation on surfaces</p> </li> <li> <p>dry washing outside</p> </li> <li> <p>if buying a dryer, opt for a condensing dryer instead of a conventional dryer (condensing driers put out much less vapour)</p> </li> <li> <p>report any structural issues (such as leaking pipes or windows that don’t close properly) to the agent or landlord as soon as you notice them.</p> </li> </ul> <h2>Rental minimum standards differ by state or territory</h2> <p>In New South Wales, adequate ventilation is one of the <a href="https://www.fairtrading.nsw.gov.au/housing-and-property/renting/new-residential-tenancy-laws">minimum standards</a> properties must meet to be considered fit to live in.</p> <p>If the rental provider has been notified about mould problems in the house but has failed to act, you might consider getting advice from the <a href="https://www.tenants.org.au/?gclid=CjwKCAiAjfyqBhAsEiwA-UdzJEj1YE27QhWKv2W5hPiiFTXMeX5Yqe61X4WlsHwRcq5kh5qDnU-MEBoC2LgQAvD_BwE">Tenants’ Union of NSW</a>.</p> <p>Its <a href="https://www.tenants.org.au/factsheet-24-mould">fact sheet on mould</a> also explains what to do if you’d like to contact the <a href="https://www.ncat.nsw.gov.au">NSW Civil and Administrative Tribunal</a> to apply for repairs, rent reduction or compensation.</p> <p>In Victoria, <a href="https://www.consumer.vic.gov.au/housing/renting/repairs-alterations-safety-and-pets/minimum-standards/minimum-standards-for-rental-properties">rental minimum standards</a> say “all rooms must be free from mould and damp caused by or related to the building structure.”</p> <p>The <a href="https://tenantsvic.org.au/advice/common-problems/mould-and-damp/">Tenants Victoria</a> website has information on how to ask a landlord to fix a mould problem or structural problems leading to mould and how to apply to the <a href="https://www.vcat.vic.gov.au">Victorian Civil and Administrative Tribunal</a> if the landlord fails to act.</p> <p>In Queensland, it depends on when you signed the lease. If you signed after September 1 this year (after new <a href="https://www.housing.qld.gov.au/about/initiatives/rental-law-reform">standards</a> were introduced) tenants should notify the landlords of <a href="https://www.rta.qld.gov.au/during-a-tenancy/maintenance-and-repairs/mould">mould as soon as they discover it</a>.</p> <p>If mould is a result of problems with the property and the landlord doesn’t undertake repairs, tenants can contact the <a href="https://www.qcat.qld.gov.au">Queensland Civil and Administrative Tribunal</a>.</p> <p>The guidelines in <a href="https://www.legislation.wa.gov.au/legislation/statutes.nsf/main_mrtitle_821_homepage.html">Western Australia</a> say the landlord must ensure the premises is “in a reasonable state of cleanliness and a reasonable state of repair […] and must conduct any repairs within a reasonable period after the need for the repair arises.” And in <a href="https://www.commerce.wa.gov.au/publications/maintenance-your-rental-property-who-responsible-landlord-bulletin-issue-12-september">Western Australia</a>, mould caused by faults in gutters or other fixtures is the responsibility of the rental provider. Further information on <a href="https://www.commerce.wa.gov.au/consumer-protection/resolving-rental-property-issues">what to do</a> if a dispute over the premises can’t be resolved amicably is available on the state government website.</p> <p>In <a href="https://www.housingsafetyauthority.sa.gov.au/minimum-housing-standards/whole-property">South Australia</a> rental properties must be “reasonably free from mould or other irritants [and] reasonably free from the adverse effects of moisture or damp.” If a landlord refuses to fix something after being asked, the tenant can <a href="https://www.sa.gov.au/topics/housing/renting-and-letting/renting-privately/during-a-tenancy/Repairs-and-maintenance">apply to the South Australian Civil and Administrative Tribunal</a>.</p> <p>In <a href="https://www.cbos.tas.gov.au/topics/housing/renting/rental-maintenance-repairs-changes/requesting-repairs">Tasmania</a>, rental properties must be clean and in good repair when leased out. <a href="https://www.cbos.tas.gov.au/topics/housing/renting/beginning-tenancy/minimum-standards/types">According to</a> the Tasmanian government website on the issue,</p> <blockquote> <p>‘Clean’ includes having no […] serious mould/rising damp issues.</p> </blockquote> <p>If the tenant requests repairs and the landlord doesn’t act, the tenant can lodge a repair order with the <a href="https://www.cbos.tas.gov.au/topics/housing/renting/rental-maintenance-repairs-changes/requesting-repairs">Commisioner’s office</a>.</p> <p>In the Australian Capital Territory, the Tenants’ Union ACT has guidance on what to do if you discover <a href="https://www.tenantsact.org.au/what-can-i-do-about-mould/">mould</a> in a property you rent.</p> <p>In the Northern Territory, tenants may wish to seek advice from the <a href="https://www.dcls.org.au/tenants-advice/">Tenants’ Advice Service</a> if there is a mould problem in a property they rent.</p> <h2>What policy change could help?</h2> <p>If the cause of indoor mould is related to the design and construction of the house, rental providers should act. But tenants may not have the information they need to determine and substantiate this claim and can’t do much to get rental providers to act on mould if it’s not clear what’s causing it. Also, renters often worry asking for repairs could lead to a rent increase or eviction.</p> <p>Solutions include strengthening tenants rights to compel landlords to investigate the cause of mould in a house (given that knowing the cause is essential to assign responsibility for repairs). There should also be more stringent enforcement of current minimum standards relating to mould in rental properties.</p> <p>Given the scale of problems like mould in Australian homes, policymakers may wish to consider whether a parliamentary inquiry on home environments and health is needed.</p> <p>This would give Australians a chance to speak about their experiences – something that could help policy makers improve regulation in the rental sector. <!-- Below is The Conversation's page counter tag. What’s the difference between ‘strep throat’ and a sore throat? We’re developing a vaccine for one of them

So you might have heard people talk about having a “strep throat”.</p> <p>But what is that? Is it just a bad sore throat that goes away by itself in a day or two? Should you be worried?</p> <p>Here’s what we know about the similarities and differences between strep throat and a sore throat, and why they matter.</p> <h2>How are they similar?</h2> <p>It’s difficult to tell the difference between a sore throat and strep throat as they look and feel similar.</p> <p>People usually have a fever, a bright red throat and sometimes painful lumps in the neck (swollen lymph nodes). A throat swab can help diagnose strep throat, but the results can take a few days.</p> <p>Thankfully, both types of sore throat usually get better <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC8655103/">by themselves</a>.</p> <h2>How are they different?</h2> <p>Most sore throats are caused by viruses such as common cold viruses, the flu (influenza virus), or the virus that causes glandular fever (Epstein-Barr virus).</p> <p>These viral sore throats can occur at any age. Antibiotics don’t work against viruses so if you have a viral sore throat, you won’t get better faster if you take antibiotics. You might even have some unwanted <a href="https://www.ncbi.nlm.nih.gov/books/NBK401243/#:%7E:text=People%20may%20then%20wonder%20whether,infection%2C%20such%20as%20bacterial%20tonsillitis.">antibiotic side-effects</a>.</p> <p>But strep throat is caused by <em>Streptococcus pyogenes</em> bacteria, also known as strep A. Strep throat is most common in <a href="https://www.tandfonline.com/doi/full/10.2217/fmb-2021-0077">school-aged children</a>, but can affect other age groups. This is when bacteria living somewhere on the body (usually the skin or throat) get into another part of the body where there shouldn’t be bacteria, such as the bloodstream. This can make people extremely sick.</p> <p>Invasive strep A infections and deaths have been <a href="https://www.who.int/emergencies/disease-outbreak-news/item/2022-DON429">rising in recent years</a> <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC10786649/">around the world</a>, especially in young children and older adults. This may be due to a number of factors such as increased social mixing at this stage of the COVID pandemic and an increase in circulating common cold viruses. But overall the reasons behind the increase in invasive strep A infections are not clear.</p> <p>Another rare but serious side effect of strep A is autoimmune disease. This is when the body’s immune system makes antibodies that react against its own cells.</p> <p>The most common example is <a href="https://www.who.int/news-room/fact-sheets/detail/rheumatic-heart-disease">rheumatic heart disease</a>. This is when the body’s immune system damages the heart valves a few weeks or months after a strep throat or skin infection.</p> <p><a href="https://www.nejm.org/doi/10.1056/NEJMoa2102074?url_ver=Z39.88-2003&amp;rfr_id=ori:rid:crossref.org&amp;rfr_dat=cr_pub%20%200pubmed">Around the world</a> more than 40 million people live with rheumatic heart disease and more than 300,000 die from its complications every year, mostly in developing countries.</p> <p>However, parts of Australia have some of the <a href="https://onlinelibrary.wiley.com/doi/full/10.5694/mja2.50682">highest rates</a> of rheumatic heart disease in the world. <a href="https://www.aihw.gov.au/reports/heart-stroke-vascular-diseases/hsvd-facts/contents/all-heart-stroke-and-vascular-disease/arf-and-rhd">More than 5,300</a> Indigenous Australians live with it.</p> <h2>Why do some people get sicker than others?</h2> <p>We know strep A infections and rheumatic heart disease <a href="https://link.springer.com/chapter/10.1007/82_2012_280">are more common</a> in low socioeconomic communities where poverty and overcrowding lead to increased strep A transmission and disease.</p> <p>However, we don’t fully understand why some people only get a mild infection with strep throat while others get very sick with invasive disease.</p> <p>We also don’t understand why some people get rheumatic heart disease after strep A infections when most others don’t. Our research team is trying to find out.</p> <h2>How about a vaccine for strep A?</h2> <p>There is no strep A vaccine but <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC6028081/">many</a> <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC8545125/">groups</a> in <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC6495378/">Australia</a>, <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC7902606/">New Zealand</a> <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC3620221/">and</a> <a href="https://www.clinicalkey.com.au/#!/content/playContent/1-s2.0-S0264410X19316457?returnurl=https:%2F%2Flinkinghub.elsevier.com%2Fretrieve%2Fpii%2FS0264410X19316457%3Fshowall%3Dtrue&amp;referrer=https:%2F%2Fpubmed.ncbi.nlm.nih.gov%2F">worldwide</a> are working towards one.</p> <p>For instance, Murdoch Children’s Research Institute and Telethon Kids Institute have formed the <a href="https://www.asavi.org.au">Australian Strep A Vaccine Initiative</a> to develop strep A vaccines. There’s also a <a href="https://savac.ivi.int/">global consortium</a> working towards the same goal.</p> <p>Companies such as <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC10747066/">Vaxcyte</a> and <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC7696035/">GlaxoSmithKline</a> have also been developing strep A vaccines.</p> <h2>What if I have a sore throat?</h2> <p>Most sore throats will get better by themselves. But if yours doesn’t get better in a few days or you have ongoing fever, see your GP.</p> <p>Your GP can examine you, consider running some tests and help you decide if you need antibiotics.<!-- Below is The Conversation's page counter tag. How holidaying in developing countries affects local inequality

The motivation was similar to millions of other tourists every year: escape the daily routine, enjoy the sun and beaches, and gather some strength to face another cold winter.</p> <p>Unfortunately, a few things weren’t very conducive to a happy break. The staff at the mammoth hotel were making as little as US$1 (£0.79) for a 12-hour shift. Worse, most of them lived in a shanty town nearby. They had no sewers and no reliable electricity.</p> <p>The hotel also exploited its power over local farmers to procure food exceedingly cheaply. Schools were overcrowded and many children dropped out to work in businesses like these hotels and farms, perpetuating the cycle.</p> <p>This anecdotal picture is corroborated by the country’s economic data. Despite <a href="https://data.worldbank.org/indicator/NY.GDP.MKTP.KD.ZG?locations=DO">GDP growth</a> frequently above 5% each year, the Dominican Republic suffers from <a href="https://dominicantoday.com/dr/local/2023/02/17/dominican-republic-shows-a-high-level-of-economic-inequality-in-latin-america-and-the-caribbean/">substantial inequality</a>. The wealthiest 1% capture 30% of all income, compared to 18% in the US.</p> <p>But how bad is tourism for inequality in developing countries overall? <a href="https://shura.shu.ac.uk/31942/">Our recent research</a> has sought to answer this, looking at 71 countries around the world. The picture is complicated, but the overall results are not as bleak as you might fear.</p> <h2>Upsides and downsides</h2> <p>Clearly there are pros and cons to tourism. It makes holidaymakers happy while bringing people closer and promoting awareness of other cultures. It empowers communities and provides disadvantaged groups with opportunities, from the local artisan who can sell directly to customers, to women <a href="https://blogs.worldbank.org/psd/empowering-women-through-tourism-0">who would otherwise</a> be struggling to find work.</p> <p>Tourism sustains a lot of jobs and economic value overall, making it attractive to governments as a way of boosting growth. In 2019 there were a whopping <a href="https://www.statista.com/statistics/209334/total-number-of-international-tourist-arrivals/#:%7E:text=Despite%20the%20significant%20annual%20increase,lowest%20figure%20recorded%20since%201989">1.5 billion</a> international tourist arrivals around the world. They were serviced by <a href="https://www.statista.com/statistics/1268465/number-of-travel-and-tourism-jobs-worldwide/#:%7E:text=Despite%20the%20increase%2C%20the%20number,to%20320%20million%20in%202023.">nearly 300 million</a> travel and tourism workers, and the sector generated <a href="https://wttc.org/research/economic-impact#:%7E:text=In%202022%2C%20the%20Travel%20%26%20Tourism,%2C%20only%2014.1%25%20below%202019.">over 7%</a> of global GDP.</p> <p>On the other hand, tourism can <a href="https://www.theworldcounts.com/challenges/consumption/transport-and-tourism/negative-environmental-impacts-of-tourism">degrade the environment</a>. Witness the Inca citadel of Machu Picchu in the Peruvian Andes needing to <a href="https://www.machupicchutrek.net/how-many-tourists-visit-machu-picchu-annually/">restrict</a> the number of visitors, for instance, because the site was <a href="https://storymaps.arcgis.com/stories/d2f4fc1c7b314cc8a6c8af466cec0d24">getting damaged</a>.</p> <p>Equally, <a href="https://www.itmustbenow.com/feature/our-big-questions/exploitation-travel-tourism/">tourism is associated</a> with other <a href="https://www.cntraveler.com/galleries/2015-06-19/barcelona-bhutan-places-that-limit-tourist-numbers">knock-on effects</a> such as water scarcity, pollution, crime, sex exploitation and destroying tradition.</p> <p>But what about inequality? The tourism industry <a href="https://www.itmustbenow.com/feature/our-big-questions/exploitation-travel-tourism/">is frequently associated</a> with ridiculously low wages, long hours without a break, and unhealthy conditions for live-in staff. Dedicated trade unions often don’t exist, or they’re underpowered and cannot effectively protect workers.</p> <p>Tourism can also distort the economy. <a href="https://www.theguardian.com/technology/2022/aug/10/i-wanted-my-children-to-grow-up-here-how-airbnb-is-ruining-local-communities-in-north-wales">In the UK</a> for example, communities in many popular tourist destinations cannot afford to buy a home anymore.</p> <p>Yet when you look at how tourism affects equality overall, the existing academic literature shows conflicting results. A number of studies <a href="https://www.sciencedirect.com/science/article/abs/pii/S0160738316301281#:%7E:text=Findings%20confirm%20that%20tourism%20increases%20income%20inequality%20in%20developing%20economies.&amp;text=The%20squared%20tourism%20revenue%20has%20a%20significant%20negative%20impact%20on%20income%20inequality.&amp;text=Findings%20confirm%20the%20presence%20of%20Kuznets%20curve%20hypothesis.">find that</a> it worsens income inequality, while others <a href="https://journals.sagepub.com/doi/abs/10.1177/0047287520954538">find the opposite</a>.</p> <p>If you were wondering about the Dominican Republic, there’s <a href="https://journals.sagepub.com/doi/abs/10.1177/0047287518789272#:%7E:text=The%20results%20showed%20that%20income,in%20the%20distribution%20of%20wealth.">a study</a> showing that tourism actually has a negligible impact on inequality.</p> <h2>Our findings</h2> <p>Ours is the first study to <a href="https://journals.sagepub.com/doi/10.1177/13548166231177106">look at the effect</a> of a few potential determining factors to try and gain a deeper understanding of the relationship between tourism and equality. These factors include the country’s level of economic and financial development, inflation rate and government policies seeking to redistribute wealth.</p> <p>Our dataset spans from 1996–2016. We would have ideally looked at even more than 71 countries, but others had to be excluded because good-quality data was unavailable.</p> <p>We found that tourism eased income inequality in lower income countries when it went hand in hand with redistributive policies. <a href="https://webcache.googleusercontent.com/search?q=cache:6nbn68M3_toJ:https://dailynews.co.tz/how-tz-could-attract-more-tourists/&amp;cd=8&amp;hl=en&amp;ct=clnk&amp;gl=uk">Tanzania, for example,</a> gets 17% of its GDP from tourism. This has enabled the country to <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC8121963/">significantly increase</a> its spending on health, education and infrastructure.</p> <p>In wealthier countries, the opposite was counterintuitively the case: increasing tourism exacerbated inequality when combined with redistributive policies.</p> <p>It may be that in places where education and infrastructure are already at high levels, improving them has less effect on inequality. Or it may be that improving the welfare system reduces workers’ incentive to upskill and seek better paid jobs in other sectors. These possibilities need further investigation.</p> <p>Our analysis also highlighted the importance of financial opportunities such as broad access to bank credit. All countries with more inclusive financial systems comparatively reduced inequality when they brought in more tourists.</p> <p>It might be that financial access enables a broader cross-section of entrepreneurs to set up or expand tourist businesses, with knock-on benefits to their communities. This is bad news for developing countries like India, Brazil South Africa and Barbados, where <a href="https://www.worldbank.org/en/news/press-release/2015/09/14/long-term-finance-shortage-post-2008-crisis-blunts-progress-in-developing-countries">it’s difficult</a> to obtain long-term loan, which usually come with onerous terms.</p> <p>Having said that, the benefits from financial access were more marked in developed countries. In such countries, it may be that this galvanises proportionately more entrepreneurs because they are not being held back to the same extent by other problems like corruption and poor education.</p> <p>When we looked at the effect of inflation, it worsened inequality in richer countries <a href="https://www.niesr.ac.uk/blog/unequal-impact-rising-inflation">like the UK</a> as tourism increases. We suspect that when inflation takes off in wealthier countries, it’s more difficult for tourism workers to renegotiate their wages quickly because employment contracts are more formal.</p> <p>Equally, poorer countries are often more used to higher inflation, so workers may be more adept at such negotiations.</p> <p>So overall, it’s not possible to say that increasing tourism widens or reduces inequality – it very much depends on other factors. But clearly tourism can be good news for inequality in poorer countries when it’s combined with redistributive policies and financial inclusion.</p> <p>This certainly won’t solve problems like worker exploitation across the board, but it does mean that holidaying in developing countries will often be helping them to become more equal over time.<!-- Below is The Conversation's page counter tag. Disturbing development in Matthew Perry's death

<p>An investigation into Matthew Perry's death is rounding out, and authorities reportedly believe that  "multiple people" should be charged for his untimely death.</p> <p>The <em>Friends </em>star was found dead eight months ago at the age of 54, in the hot tub of his Los Angeles home, with an autopsy revealing that he had died from the "acute effects of ketamine". </p> <p>A police source has told  <em>People </em>that investigation into the star's death is "nearing its conclusion". </p> <p>“A law enforcement investigative source (says the) investigation into Matthew Perry’s ketamine death is ‘nearing its conclusion’ and police believe ‘multiple people’ should be charged,” the source told People</p> <p>“The source says the US Attorney’s Office will make the ultimate decision on whether or not to press charges.”</p> <p>It is understood that Perry was undergoing ketamine infusion therapy to treat anxiety and depression at the time. </p> <p>The autopsy noted that the levels of Ketamine in Perry's system were in the same range for surgical general anaesthesia, which prompted the LAPD to investigate how he received the drug. </p> <p>The LAPD has been working on its investigation since December in conjunction with Drug Enforcement Administration (DEA) and the U.S Postal Inspector. </p> <p>“Law enforcement sources tell us there is an ongoing investigation into where Matthew got the ketamine that ended up playing a part in his death - and the main questions are who provided the drug, and under what circumstances,” TMZ reported at the time.</p> <p>“We do know they’ve already interviewed some key people in Hollywood.</p> <p>“While our sources could not provide names they told us investigators have approached and spoken to people who are known to have a history of drug use or abuse.</p> <p>“We’re told those people are not necessarily the actual source of ketamine, but they could have information leading to the source.”</p> <p>Drowning, coronary artery disease and  buprenorphine effects were also listed as other contributing factors in his passing.</p> <p><em>Image: Warner Bros Tv/Bright/Kauffman/Crane Pro/Koba/ Shutterstock Editorial</em></p> <p> </p>
