Having the ‘right’ friends may hold the secret to building wealth, according to new study on socioeconomic ties

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/brad-cannon-2216202">Brad Cannon</a>, <a href="https://theconversation.com/institutions/binghamton-university-state-university-of-new-york-2252">Binghamton University, State University of New York</a></em></p> <p>Having wealthy people in your social network significantly boosts the likelihood that you’ll participate in stock markets and savings plans, according to a new working paper I co-authored.</p> <p>My colleagues and I <a href="https://www.nber.org/system/files/working_papers/w32186/w32186.pdf">recently conducted research</a> on social finance to understand the ways in which social networks affect stock market participation and savings behavior. This is important because a substantial fraction of households in the U.S., particularly <a href="https://www.axios.com/2023/10/18/percentage-americans-own-stock-market-investing">lower-income families, do not own stocks</a>.</p> <p>Given that the total return to the U.S. stock market from 1980 through September 2024 has been over 12,000% – for example, US$1,000 <a href="https://ofdollarsanddata.com/sp500-calculator/">invested in the S&amp;P 500</a> in 1980 would be worth $121,350 today – this creates a disparity in wealth for those who participate relative to those who do not. Understanding why some people invest and others don’t is important for addressing social concerns such as rising inequality.</p> <p>In our study, we looked at <a href="https://academic.oup.com/ej/advance-article/doi/10.1093/ej/ueae074/7720537">social capital</a>, which is a measure of the value that comes from being in a group or having dense social networks. Researchers have found that social capital can have positive impacts on individuals and communities, spurring innovation, <a href="https://www.nature.com/articles/s41586-022-04996-4">economic prosperity</a> and better health outcomes. We used friendship data from Facebook to measure different aspects of social networks by county in the U.S. We combined this data with tax information from the Internal Revenue Service about investments and savings.</p> <p>We found that in counties where friendships with prosperous individuals are more common, investment and savings tend to be higher. Moreover, we found that having these friendships with wealthy individuals plays a more important role in shaping financial behaviors than two other aspects of social capital we looked at in our study: having a tight group of friends and living in a community with strong civic engagement.</p> <p>Of course, making wealthy friends alone does not guarantee you’ll invest or save more. Borrowing money isn’t always a bad thing – debt can be a sensible way to build wealth

And it can be a useful way to build wealth if it is managed carefully and wisely.</p> <p>For example, you may borrow money from the bank to buy an asset – a resource of economic value that generates income from its productive use. Investment property is an example.</p> <p>So investing in an income-producing property can be a good idea.</p> <p>If you are already in the property market, the home equity you’ve accumulated – the share of the property value that’s yours – can help you buy a second property. This time, you may not need a deposit as big as the initial investment.</p> <p>In the event that the rental market is booming and your tenants pay you more than what you repay on the loan, municipal rates and property manager fees, then the wealth-building machine will start to run itself.</p> <p>But debt makes many people uncomfortable.</p> <p>In South Africa, a person earning R20,000 a month commits on average <a href="https://businesstech.co.za/news/finance/585372/south-africas-middle-class-is-in-serious-trouble-right-now/">63% of their salary to repaying unsecured debt</a> – such as credit cards, personal loans, overdrafts or “buy now, pay later” facilities. As a general guideline, it’s suggested that <a href="https://www.investopedia.com/terms/d/dti.asp">no more than 40%</a> of your income should be used to service debt.</p> <p>Financial anxiety has its roots in some misconceptions. The main one is that all debt is bad. This isn’t true. Prudent borrowing to buy an asset can help build wealth in the medium to long term. So fears about debt need to be weighed against a broader understanding of wealth accumulation. Well-managed debt can play a role in that process.</p> <p>Here are the four biggest misconceptions about debt. Recognising them will help you develop a more nuanced approach to debt.</p> <h2>The misconceptions</h2> <p><strong>All debt is bad debt.</strong></p> <p>Indeed, debt is a problem when you can no longer manage it and it starts to manage you. One of the simplest ways to tell whether debt is working for you or against you is through “leveraging”. This refers to the use of debt to acquire an asset that is worth more than the value of the debt. It’s also known as positive or favourable leveraging.</p> <p>People who take out unsecured loans are leveraging unfavourably when the debt is driven by consumption. Often there’s nothing to show for what you’ve spent. Unsecured loans also tend to charge higher interest rates to compensate for the lack of collateral.</p> <p><strong>Only financially reckless people are in debt.</strong></p> <p>This is the next misconception. Second to unsecured loans, most South African consumer debt portfolios are taken up by <a href="https://businesstech.co.za/news/wealth/617685/these-income-levels-in-south-africa-owe-the-most-debt/">home loans</a>. The most realistic way to gain entry into the housing market is through a mortgage. You’re doing the right thing if your mortgage is paid off within a reasonable time. This will mean that, in the long term, the value of the property will surpass the home loan amount that was taken out to buy the property in the first place.</p> <p>But there are two misconceptions related specifically to mortgages.</p> <p><strong>After you’ve paid the mortgage deposit, you won’t have other fees to pay.</strong></p> <p>This isn’t correct. Banks charge a fee to open and close a home loan account. There can also be a penalty when a home loan is repaid prematurely. So be sure to read the fine print about discharge fees or closing costs.</p> <p><strong>If you stick to the repayment amount for your mortgage, you’ll be able to repay the loan quickly.</strong></p> <p>This isn’t true – even if interest rates fall and your mortgage repayments decline, your home loan is most likely tied to a loan term of 20 to 30 years. Many banks will quote a monthly mortgage repayment amount that seems affordable at face value but is in fact based on a 20-year term period.</p> <p>Banks are businesses and it works in their favour if you take longer to repay your mortgage because that translates into more interest repayments. The longer the duration of the home loan, the more interest you pay, the more profit they make.</p> <p>If it takes over 20 years to repay a bond, it’s often the case that the value of the interest repayments exceeds the initial loan amount.</p> <p>Home loan calculators are a useful tool that can help you assess how much you could afford to repay on a home loan depending on the deposit saved, if interest rates change and how long it will take you to repay the mortgage with topped-up contributions.</p> <p>It is essential to have a goal for when you’d like to finish paying off your mortgage and a plan in place to achieve this goal. If you don’t do this you could become a mortgage prisoner.</p> <h2>Keeping your eye on the prize</h2> <p>As we’re about to conclude the year and enter the festive season, it’s a good time to remember your financial goals and not let your guard down by unconsciously swiping or tapping that credit card.</p> <p>“Janu-worry” is around the corner, and so is the financial anxiety that comes with it. But it need not be the case. Debt can either be the cure or the cause of your financial position. Reconsider spending patterns that prompt you to use your credit card. Too much debt over short periods is an irregular spending pattern that is a warning sign.</p> <p>There’s no harm in buying what you can afford or staying in your financial lane if the alternative forces you to sacrifice your hard-earned income on servicing consumption-driven debt.</p> <p>For better or worse, debt is a part of our financial portfolios. But the road to financial empowerment is not always easy – financial planning can help you keep your eye on the prize.<!-- Below is The Conversation's page counter tag. Battling to make ends meet? Financial planning expert offers 5 tips on how to build your budget

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/bomikazi-zeka-680577">Bomikazi Zeka</a>, <a href="https://theconversation.com/institutions/university-of-canberra-865">University of Canberra</a></em></p> <p>Every day seems to bring new headlines about rising costs. <a href="https://www.news24.com/news24/africa/news/nigerias-big-unions-call-indefinite-strike-over-fuel-prices-and-the-cost-of-living-20230926">In Nigeria</a>, unions are threatening to strike amid soaring fuel prices; the country’s inflation rate <a href="https://www.cbn.gov.ng/rates/inflrates.asp">hit 25%</a> in August. The amount it costs to fill a food basket in South Africa <a href="https://pmbejd.org.za/wp-content/uploads/2023/09/PMBEJD_Key-Data_September-2023_27092023.pdf">keeps climbing</a>. Ghanaians <a href="https://www.reuters.com/world/africa/multi-day-protests-over-economic-crisis-grip-ghanas-capital-2023-09-23/">took to the streets</a> of Accra in late September to protest about the cost of living.</p> <p>A <a href="https://www2.deloitte.com/us/en/insights/industry/retail-distribution/consumer-behavior-trends-state-of-the-consumer-tracker.html">recent study by the audit and consulting firm Deloitte</a> found that 75% of South Africans were concerned that the prices for everyday purchases would continue to increase, while 80% of consumers across all income groups expected the prices of groceries, household utilities and fuel to rise.</p> <p>This stark reality means budgeting may be more necessary than ever.</p> <p>If you don’t know how to create a budget, then you shouldn’t feel bad – most adults aren’t taught how to create one. And most people don’t budget, because they see it as restrictive or unsustainable. But it need not be: once you appreciate that a budget can work for you, it can be a financially empowering exercise. It’s a cornerstone of financial planning because it ensures you are living within your means and helps you remain in financial control.</p> <p>As a financial planning academic, I focus in <a href="https://researchprofiles.canberra.edu.au/en/persons/bomikazi-zeka/publications/">my research</a> on improving financial wellbeing and promoting savings behaviours through interventions such as budgeting. Here are five guidelines for creating a budget.</p> <h2>1. Apps vs spreadsheet</h2> <p>A good place to start is to choose the format of how you’re going to budget. There are several <a href="https://www.sanlamreality.co.za/wealth-sense/setting-up-a-family-budget-that-works/">online templates</a> and apps you can use for budgeting. For instance, <a href="https://www.22seven.com/">22Seven</a> has gained popularity in South Africa due to its compatibility with several financial institutions, including the country’s big five banks. Similarly, <a href="https://www.the-star.co.ke/business/kenya/2021-01-25-budgeting-using-mint-app/">Mint</a> is a popular budgeting tool that is used in Kenya and Nigeria.</p> <p>If you prefer to put pen to paper, some online templates come with <a href="https://www.wonga.co.za/blog/free-budget-template">free printable budgets</a>. Creating your own <a href="https://create.microsoft.com/en-us/learn/articles/how-to-make-excel-budget">Excel spreadsheet</a> is an equally good approach.</p> <p>What matters most is using a tool that you can commit to.</p> <h2>2. Itemising your income and expenses</h2> <p>A budget essentially shows how much you’re spending in relation to how much you’re earning. So once you have selected your budgeting tool, you need to fill in your income and itemise how much you’re spending on each expense in a month. A budget can be considered a cashflow statement because it allows you to track money coming in (income) and money going out (expenses).</p> <p>If you are living within your means, your budget should indicate a surplus – more cash inflows than cash outflows. So budgeting provides an accurate account of your short-term financial position.</p> <h2>3. A realistic account of expenses</h2> <p>When you look at your financial statements, fill your expenses into your budget honestly and accurately. Don’t cheat! Since everyone’s financial situation is different, your budget will also be unique.</p> <p>Even though there is no one-size-fits-all approach to budgeting, it should still consider all of your expenses (both regular and intermittent). A general rule of thumb is that if it’s deducted from your account then you should treat it as an expense. This includes payments for housing, medical insurance, fuel, dining out, credit card repayments and even bank fees.</p> <h2>4. Save first, spend later</h2> <p>Now you’ve seen how much you’re spending. Either it’s too much – and you can plan where to cut back – or you have savings at the end of the month.</p> <p>When compiling your budget it’s important to demarcate how much will be in the form of savings. What’s more important is getting into the habit of saving before you spend instead of saving after spending. If you spend first then you’ve deprived yourself of the opportunity to save for a rainy day.</p> <p>Furthermore, <a href="https://eprints.hud.ac.uk/id/eprint/10231/1/Microsoft_Word_-_submitted_version_3rd_June_201.pdf">research</a> has shown that getting into the habit of saving has a transgenerational effect: it can be considered a cultural value that is passed on from one generation to another. So think of saving as paying yourself first. Once you have done so, you won’t feel guilty for treating yourself because you’ve already done the financially responsible thing by putting your savings aside.</p> <h2>5. Considering assets and liabilities</h2> <p>Once you’ve become comfortable with consistently budgeting, you can take it up a notch by including your assets (everything you own with an economic value) and liabilities (everything you owe) to determine your overall financial position.</p> <p>You can get a clearer picture of your overall financial wellbeing by compiling a list of all your assets, for example your savings and <a href="https://www.investopedia.com/terms/h/home_equity.asp">home equity</a>, in relation to liabilities (such as bank loans). Knowing your long-term financial position can indicate how financially resilient or vulnerable you are. In the event of a financial emergency, you will know which resources you can draw upon to meet an unexpected expense.</p> <p>By creating a budget (and sticking to it), you can protect yourself and your household from financial shocks. Consider the alternative. Imagine you haven’t budgeted and set savings aside. If a financial emergency were to arise, your next best bet would be to borrow the funds you need. You’d have to come up with a plan to repay what you’d borrowed while also building your savings.</p> <h2>A healthy habit</h2> <p>Getting into the habit of budgeting isn’t easy, especially if you haven’t done it before or you’re intimidated by the process. But, as the expression goes, “a journey of a thousand miles begins with a single step”. Think of budgeting as taking a small but important step towards reclaiming control over your finances and improving your financial well-being.<!-- Below is The Conversation's page counter tag. Clive Palmer's plans to build Titanic II resurface

<p>Just when you thought we'd exhausted all of the possible billionaire pet projects, Clive Palmer, the Queensland mining magnate with pockets deeper than the Mariana Trench, has once again proven us wrong.</p> <p>For more than a decade now, Palmer has harboured a peculiar obsession: resurrecting the ghost of the <em>Titanic</em>, the world's most infamous maritime disaster.</p> <p>Palmer wants to build <em>Titanic II</em>, because when you've got more money than you can count, why not embark on a maritime venture that's already synonymous with catastrophe?</p> <p>Palmer, with the audacity only wealth can afford, has been pushing for this <em>Titanic</em> replica since 2012. Not content with merely one failed attempt, he launched the project again in 2018. Now, after another six years and a global pandemic, he's dusting off his captain's hat and setting sail once more, announcing the <em>Titanic II</em>'s re-launch at the Sydney Opera House (because when you're Clive Palmer, a press conference venue like the local community centre just doesn't cut it).</p> <p>But why, you may ask? According to Palmer himself, it's a simple matter of economics: "I’ve got two options, either give my wife more money for shopping or spend it on the <em>Titanic</em> and I’m spending it on the Titanic because she’s shopped enough."</p> <p>Ah, yes, the age-old dilemma of whether to buy your spouse another designer handbag or fund a one-billion-dollar replica of a ship that sank over a century ago. We've all been there.</p> <p>Despite the naysayers who dismissed Palmer's dream as nothing more than the folly of a rich eccentric, he remains undeterred. Now, with the pandemic in the rearview mirror and cruise ships once again cruising, Palmer sees this as the perfect time to resurrect his <em>Titanic</em> dream. Because what better way to celebrate the end of a global health crisis than by building a monument to maritime tragedy?</p> <p>Palmer assures us that this time around, things will be different. The plans are similar to previous iterations, but now they comply with current regulations. Tenders are being sought, with plans to confirm a shipbuilder by year's end with the intention of setting sail by 2027.</p> <p>And what can prospective passengers expect from this seafaring spectacle? Well, according to Palmer's team, an eight-minute video featuring period costumes and a layout straight out of the early 1900s. Passengers will even be encouraged to dress the part (though that's not compulsory; nothing screams "fun vacation" like wearing corsets and three-piece suits in the middle of the ocean).</p> <p>But fear not, third-class passengers, you won't be left out of this <em>Titanic</em> experience. You'll get to enjoy stew and mash at communal dining tables, just like the good old days. Although, for those who prefer their meals without a side of historical accuracy, other options will be available. </p> <p>In amongst of all this, Palmer has grandiose visions of <em>Titanic II</em> as a symbol of world peace. “We all know how to make war," he announced at the press launch. "We get armies and we fund wars. People know about that. But it is a lot harder to make peace. To make peace you have got to stick with it every day. You progress inch by inch.</p> <p>“<em>Titanic ll</em> is something that can provide peace. It can be a ship of peace between all countries of the world. Millions have dreamt of sailing on her, seeing her in port and experiencing her unique majesty. <em>Titanic ll</em> will be the ship where those dreams come true.”</p> <p>So, as Palmer sets sail on his quixotic quest to recreate history, we can't help but wonder: Is <em>Titanic II</em> a testament to human ingenuity or just another billionaire's folly? Only time will tell. But if history has taught us anything, it's that sometimes, even the grandest dreams can end up at the bottom of the ocean.</p> <p><em>Images: Rod Eime / Wikimedia</em></p>

How to stop self-criticising and build yourself up instead

<p><strong>Stop the self-harm</strong></p> <p>It won’t hurt as much when you say something mean about me if I say it about myself first. For decades, this had been my mantra, a type of self-defence mechanism I developed as a kid against those who would criticise, bully or belittle me. On one hand, it made me humble, aware of my flaws and open to improving myself. On the other, self-criticising stunted my ability to be confident and trust my gut.</p> <p>The self-criticism quickly took on a life of its own – to the point where I was constantly trying to anticipate what people might not like about me and then beat them to the punchline. “I know I can be too much, and you’re probably sick of me,” I’d tell friends, which was a statement born less out of self-awareness and more out of fear. That sort of self-deprecating remark made it impossible to love myself, put others in an awkward position and backfired on quite a few occasions. A new friend once quipped, “If that were true, why would I be friends with you? Are you saying I have bad taste in friends?”</p> <p>That hit hard. For people who didn’t have good intentions, well, I’d just handed them a laundry list of all my insecurities. What I was really saying was I’m afraid you’ll hurt me, so I’ll hurt myself first. That’s a pretty harsh way to live life. Luckily, there’s a path out of the self-criticising trap. I talked to the experts to find out why we’re so good at putting ourselves down – and how to stop.</p> <p><strong>Why do we criticise ourselves so much?</strong></p> <p>I’m not the only one who made self-criticising a personality trait. In fact, a lot of women are conditioned to be this way, says psychologist Dr Traci Stein, who is also an author and creator of a series of programs to fight critical self-talk and build self-compassion.</p> <p>“Having negative thoughts about ourselves is human nature. We all want to fit in, be accepted and not be ostracised,” she explains. “We are all under a lot of pressure to measure ourselves according to other people’s evaluations and expectations. So we subconsciously fixate on something to ‘fix’ so we will feel loved and accepted.”</p> <p>The irony of these thoughts is that while they’re based on a desire to fit in and feel accepted in our community, they often have the opposite result, says Latasha Blackmond, author of Be You, No Filter: How to Love Yourself and Stay #SocialMediaStrong. “Over time, self-criticism does the very thing you’re afraid of: It isolates you by making you very self-centred and, yes, selfish. You’re too busy worrying about yourself to love and help others,” she says.</p> <p>Ouch.</p> <p><strong>What is self-criticism and how do you spot it?</strong></p> <p>Self-criticism is any thought that highlights a flaw or problem you have – or think you have (as Stein points out, critical thoughts are often untrue). These negative thoughts can become ingrained so deeply in your inner voice that they become hard to recognise in the moment.</p> <p>You can identify these thoughts, she says, because they are often self-defeating and repetitive, leading to feelings of insecurity, confusion, self-doubt, sadness and anger. The connection between self-criticising thoughts and negative emotions is so strong that many people with chronic depression find that a habit of severe self-criticism is at the core of their mental illness.</p> <p>Often tell yourself you’re a massive failure? That’s self-criticism. Other examples of self-critical thoughts include:</p> <ul> <li>I’ll never be good enough. I’ve always failed at everything I try.</li> <li>I don’t deserve to be loved.</li> <li>I hate myself.</li> <li>If only I were richer, thinner, prettier or smarter. Then people would like me.</li> <li>I don’t deserve good things, but I deserve all the bad things.</li> <li>I’m so annoying. Everyone must hate me.</li> </ul> <p>These are just the tip of the garbage iceberg. Self-criticism can cover any area of your life, including your body, relationships, sexual encounters, career, finances, goals, hobbies, family and education – even your life in general, Stein says.</p> <p><strong>What is the harm in self-criticising?</strong></p> <p>On a basic level, being able to recognise our own faults benefits us because it gives us a chance to correct them and improve. But this is different from the type of malignant self-criticising many people engage in, Blackmond says. “Self-criticism is rarely productive and often impedes growth,” she says. “You start to believe all the bad things you are saying about yourself, which can then turn into a self-fulfilling prophecy. This, in turn, leads to anxiety and depression, creating a vicious cycle of negativity.”</p> <p>Case in point: You tell yourself you’re too dumb to get the promotion at work, so you don’t even try. When you don’t get the promotion, you tell yourself that proves you were right. You beat yourself up for your “failure,” which reinforces the belief that you are dumb, starting the whole cycle over again.</p> <p>“People who are very self-critical lack the confidence to make mistakes they can learn from. Fearing they aren’t good enough can lead to struggles at school, work and in general, and can lead someone to avoid any situation that generates more worry and self-doubt,” Stein says, adding that these people are also more likely to end up in toxic or abusive relationships.</p> <p>Another issue arises when self-criticism framed as self-improvement turns into excessive worrying, Stein says. “So someone might wind up worrying about an awful lot of things, from whether they are ‘good enough’ in some way to excessive worrying about their health, safety or competence – even if there is no objective evidence suggesting they have something to worry about,” she explains. “These worries take up a lot of time and energy.”</p> <p><strong>How to stop self-criticising once and for all</strong></p> <p>The good news about these negative thoughts is they are just that: thoughts. And you can change your thoughts, Blackmond says. It starts by cultivating a positive mindset through self-compassion. “Be aware of the negative thoughts and interrupt that internal dialogue,” she says. “Change them into something positive. Speak to yourself kindly, like you would to someone you love and care about. You’d never tell your child that they are stupid and ugly, so don’t speak to yourself that way either.”</p> <p>Easier said than done? Here are 12 tips from our experts that will help you cultivate self-compassion and nix harmful critical thoughts.</p> <p><strong>1. Celebrate imperfections </strong></p> <p>Kintsugi is a Japanese art form that repairs broken pottery with gold, highlighting the “flaws” and showing the beauty in breaking down and repairing. Look for kintsugi in your life, metaphorically and physically. “Look to art, music, poetry and prose, drama and [other areas] that celebrate imperfection and see it as a gift, not a flaw to be hidden,” Blackmond says.</p> <p><span style="text-decoration: underline;"><em>Try this:</em></span> Start by reading body-positivity quotes and confidence quotes. For a hands-on lesson in the beauty of imperfections, get a kintsugi craft kit. Or watch a play, read a book or listen to a song that celebrates our flaws.</p> <p><strong>2. Be less judgemental of others</strong></p> <p>People who are harshly critical of others are usually harshly critical of themselves as well, so learning to offer others grace and compassion can open the door to doing the same for yourself, Blackmond says. “It’s about not seeing the world as black or white, good or bad,” she says.</p> <p><span style="text-decoration: underline;"><em>Try this:</em></span> Whenever you catch yourself thinking negatively of someone else – from your sister to a celebrity to a terrible driver – stop the thought and offer a more compassionate take. Let’s say your mind automatically thinks What kind of idiot can’t park between the lines? Replace the thought with a kinder take: This person must have been in a big hurry or having a bad day. I hope things get better for them.</p> <p><strong>3. Delete your social media apps</strong></p> <p>Or at least lessen the amount of time you spend on them. “Social media can have this immense impact on our self-esteem because it encourages us to compare our worst selves to other people’s best selves,” Blackmond says. Besides, what you see is often photoshopped or cherry-picked.</p> <p><span style="text-decoration: underline;"><em>Try this:</em></span> Stop comparing yourself to others. Limit your time on social media to one hour or less per day. Curate your feed, and unfollow anyone who makes you feel bad about yourself.</p> <p><strong>4. Get therapy</strong></p> <p>Self-critical thoughts can be really sticky, especially if you’ve made a habit of them, Stein says. “A good therapist will help you learn to recognise these thoughts, challenge them and come up with anxiety-management strategies,” she says. “They can also act as a mirror, helping you see yourself in a more accurate light.”</p> <p><span style="text-decoration: underline;"><em>Try this:</em></span> Find a therapist who specialises in self-compassion or read a book about self-compassion.</p> <p><strong>5. Do a mindfulness meditation</strong></p> <p>Mindfulness is simply the practice of being present in the here and now, and when you’re focused on this moment, you can’t beat yourself up by looking to the past with regret or looking to the future with worry, Stein says. “Mindfulness meditation is a powerful tool for learning to reframe or stop self-critical thoughts,” she says.</p> <p><span style="text-decoration: underline;"><em>Try this:</em></span> Download a meditation app like Calm, Headspace or The Mindfulness App, and do a daily guided mindfulness meditation. Don’t worry about acing the practice on day one. Being mindful is a learned skill, and mindfulness meditation is useful even at the beginner stage.</p> <p><strong>6. Use self-deprecating humour sparingly </strong></p> <p>Making other people the butt of your jokes is cruel… and so is making yourself the butt of the joke. “A little self-deprecating humour in the right situation can help defuse tension and build relationships, but a little goes a long way,” Blackmond says. Heavy-handed self-deprecating humour makes others uncomfortable, and it can affect how you see yourself.</p> <p>“Be very careful with how you speak about yourself, even in a joking way,” she says. “Better yet, pick a different type of humour to bond over.”</p> <p><span style="text-decoration: underline;"><em>Try this:</em></span> Brush up on your public speaking, and if you’re going to crack a joke, pick one that has nothing to do with you.</p> <p><strong>7. Go outside </strong></p> <p>Self-criticism makes your world get smaller and smaller as you limit yourself. The antidote? Make your world bigger. “When you find yourself getting trapped in a cycle of negativity, go outside and take a walk,” Blackmond says. Breathe the fresh air, look at the sunset, say hi to your neighbours, pick up a little trash along the way – all these things will help you instantly feel better about yourself and the world.</p> <p><span style="text-decoration: underline;"><em>Try this:</em></span> Take a walk outdoors each day and boost both your mental and physical health. Listen to some confidence-boosting songs in the process to really break your negative mindset.</p> <p><strong>8. Learn a new hobby</strong></p> <p>From painting to computer coding to rock climbing, trying new things helps you focus on the positive while “proving” the negative thoughts wrong. The trick, Blackmond says, is to go into it with a positive attitude. Be open to new things and accept that failing is a part of the learning process. “It’s OK to fail,” she says. “Expect mistakes as part of the learning process – celebrate them.”</p> <p><span style="text-decoration: underline;"><em>Try this:</em></span> Sign up for a class, find a new hobby or go back to an activity you used to love.</p> <p><strong>9. End toxic relationships </strong></p> <p>“A lot of us are self-critical because we were criticised early on by parents or other loved ones,” Stein says, adding that people often see this type of criticism as good because it’s “done out of love.” But this is not loving behaviour.</p> <p>“Go where you’re celebrated,” Blackmond says. “Everyone deserves to be celebrated and lifted up by their loved ones.”</p> <p><span style="text-decoration: underline;"><em>Try this:</em></span> Break the cycle by keeping relationships with only those people who build you up and encourage you to grow. Avoid people who use “brutal honesty” or “tough love” to show their care. Stand up for yourself and kick those toxic relationships to the curb.</p> <p><strong>10. Try cognitive behavioural therapy</strong></p> <p>Cognitive behavioural therapy (CBT) and its companion, dialectical behavioural therapy (DBT), are powerful psychological tools for reframing negative thoughts and learning how to think more positively, Stein says. “CBT helps people become more aware of the specific, core beliefs behind all of these in-the-moment worries and identify what is triggering the negative self-talk,” she explains. They sound technical, but the concepts are simple, and anyone can implement them with practice.</p> <p><span style="text-decoration: underline;"><em>Try this:</em></span> Even if you have to get out of your comfort zone a little, it’s worth signing up for a course of CBT. Not ready for that? Do a CBT workbook at home.</p> <p><strong>11. Help other people</strong></p> <p>The fastest way to feel more positively about yourself is to do something positive in the world, Blackmond says. “Self-criticism is inherently selfish. Serving others is selfless,” she says. “Pure altruism sparks a cascade of love and positivity that fills you and radiates outwards.”</p> <p><span style="text-decoration: underline;"><em>Try this:</em></span> Do something for someone who can’t do anything for you, she suggests. For instance, volunteer at a local school or food bank. Not only will you be doing some good in the world, but you’ll reap the many benefits of volunteering.</p> <p><strong>12. Use self-reflection instead of self-criticism </strong></p> <p>No one is saying that you need to think you’re perfect exactly the way you are, or there’s no room for improvement. Rather, Blackmond says, you should be looking honestly and realistically at your flaws. The trick is to do it in a positive way. Self-reflection encourages insight and action based on self-love and a desire to do better and be better, she explains. Self-criticism stops that process, trapping you in a cycle of negativity and stunting your growth.</p> <p><span style="text-decoration: underline;"><em>Try this:</em></span> Keep a journal of the things you like about yourself and the things you can improve on. Practice gratitude for yourself and others. Make positive goals to help you progress in those areas, track your progress and celebrate your successes.</p> <p><strong>Stop the self-criticising cycle </strong></p> <p>“At the core of every self-critical belief is the question ‘Am I lovable and worthy of love the way I am?’ And the answer is yes, you are,” Stein says. What does a building need to call itself ‘accessible’ – and is that enough?

<p><a href="https://theconversation.com/profiles/ilan-wiesel-303040">Ilan W<em>iesel</em></a><em>, <a href="https://theconversation.com/institutions/the-university-of-melbourne-722">The University of Melbourne</a> and <a href="https://theconversation.com/profiles/rebecca-bentley-173502">Rebecca Bentley</a>, <a href="https://theconversation.com/institutions/the-university-of-melbourne-722">The University of Melbourne</a></em></p> <p>The <a href="https://www.ndisreview.gov.au/resources/reports/working-together-deliver-ndis">National Disability Insurance Scheme (NDIS) review</a> and the disability royal commission’s <a href="https://disability.royalcommission.gov.au/system/files/2023-09/Final%20Report%20-%20Volume%207%2C%20Inclusive%20education%2C%20employment%20and%20housing%20-%20Part%20C.pdf">final report</a> both highlighted the crucial role of accessible buildings and homes in ensuring the inclusion of people with disabilities.</p> <p>But the experiences of people with disability show Australia is a very long way from achieving this. There are the stories from people with disability who <a href="https://www.abc.net.au/news/2023-06-25/taylor-swift-concert-disability-access-concerns/102520088">can’t enjoy events</a> or <a href="https://www.abc.net.au/news/2023-03-09/harry-styles-concert-disability-tickets-consumer-rights/102060698">venues</a>. And researchers say even <a href="https://www.unsw.edu.au/arts-design-architecture/our-research/research-impact/case-studies/are-our-accessible-bathrooms-inaccessible-to-people-in-wheelchairs">accessible bathrooms are not usable</a> for half the people with disability.</p> <p>What can be called an accessible building or home? And should standards be improved?</p> <h2>What is accessibility?</h2> <p>The <a href="https://www.ohchr.org/en/instruments-mechanisms/instruments/convention-rights-persons-disabilities">Convention on the Rights of Persons with Disability</a> includes the right to accessibility. Australia’s 1992 <a href="https://humanrights.gov.au/our-work/disability-rights/frequently-asked-questions-access-premises">Disability Discrimination Act</a> includes premises standards to ensure people with disability have “dignified, equitable, cost-effective and reasonably achievable access to buildings, facilities and services”.</p> <p>However, a building is exempt if the owners can demonstrate modifying a building would cause them “unjustifiable hardship”. The burden of making a complaint about an inaccessible building falls on people with disability and the act also does not apply to private homes.</p> <p>Although experts follow different definitions of accessibility, they generally include some key principles:</p> <ul> <li> <p>easy entry and exit into a building</p> </li> <li> <p>easy navigation and functionality in and around the building</p> </li> <li> <p>potential for easy adaptation in response to changing needs of occupants.</p> </li> </ul> <p>An accessible building is one where people of all abilities are able move and carry out activities independently, safely, in comfort and with dignity.</p> <p>For people with disabilities <a href="https://disability.unimelb.edu.au/__data/assets/pdf_file/0010/3969109/Accessible-Housing-Research-Report-22-October-2020.pdf">many buildings are inaccessible</a>. In these buildings, basic everyday activities such as taking a shower or preparing breakfast becomes difficult, tiring, uncomfortable and sometimes dangerous.</p> <p>Some people have been <a href="https://disability.unimelb.edu.au/__data/assets/pdf_file/0010/3969109/Accessible-Housing-Research-Report-22-October-2020.pdf">injured</a> repeatedly in inaccessible homes, for example falling down a staircase. Such injuries may compound their disability. Many people with disabilities worry that if they’re injured at home, they will be forced to move permanently into a nursing home.</p> <p><a href="https://www.sciencedirect.com/science/article/pii/S0016718523001525">Studies</a> have found living in inaccessible homes severely harms the dignity, independence, social inclusion, employment, health and wellbeing of people with disabilities.</p> <p>People become more reliant on family members for support, putting strain on their relationships. Difficulty getting in and out of the house for social activities worsens social isolation. A sense of fatigue also reduces the motivation and capacity to work.</p> <h2>Access through the front door</h2> <p>Dignity is a crucial aspect of accessibility but it is often forgotten. For example, many buildings’ front entry has stairs that make it inaccessible for wheelchair users. There may be an accessible ramp entry in the back of the building. The building is then considered accessible, since wheelchair users can enter and exit. But such a “backdoor treatment” can be experienced as an indignity and discrimination.</p> <p>Accessible toilets are sometimes used for <a href="https://www.sbs.com.au/news/article/most-public-toilets-inaccessible-to-people-with-disabilities/adsx7cnr8">storage, locked or out of order</a>. Again, although the design meets accessibility standards, in practice the building is inaccessible because of poor management.</p> <p>And accessibility is not exclusively about physical disabilities and physical barriers.</p> <p>People with cognitive disabilities, for example, might struggle to find their way in a building if way-finding signs are difficult to understand. <a href="https://theconversation.com/for-people-with-communication-disability-complaining-about-their-treatment-isnt-so-simple-214717">Communication accessibility</a> in building is achieved when the information needed to navigate and use the building is understood by everyone, no matter how they communicate.</p> <h2>Silver, gold and platinum standards</h2> <p>There are different levels of accessibility. In Australia, housing accessibility is most often assessed according to <a href="https://livablehousingaustralia.org.au/wp-content/uploads/2021/02/SLLHA_GuidelinesJuly2017FINAL4.pdf">Livable Housing Australia</a>’s (LHA) three standards of silver, gold and platinum. Silver-level homes have minimal accessibility features, but are designed in a way that enables easy home modifications over time.</p> <p>The silver standard of accessibility requires seven features:</p> <p>• a step-free path of travel from the street or parking area</p> <p>• at least one step-free entrance</p> <p>• internal doors and corridors that allow comfortable movement, including for people using wheelchairs</p> <p>• a toilet on the entry level with easy access</p> <p>• a bathroom with a hobless shower recess, so there isn’t a step-over barrier to entry</p> <p>• reinforced walls around the toilet, shower and bath. These allow installation of grabrails later if needed</p> <p>• stairways designed to reduce the risk of injury and also enable future adaptation.</p> <p>Gold-level homes have additional accessibility features. Platinum homes are designed for people with higher mobility needs and to allow ageing at home.</p> <h2>A patchwork of standards and what the NDIS review says</h2> <p>In 2021 Australian housing ministers <a href="https://www.industry.gov.au/news/building-ministers-meeting-communique-april-2021">agreed for the first time</a> to introduce minimum accessibility standards in the National Construction Code. It followed decades of campaigning by activist groups such as the <a href="https://anuhd.org/">Australian Network for Universal Housing Design</a>, <a href="https://riaustralia.org/">Rights and Inclusion Australia</a> and the <a href="https://www.summerfoundation.org.au/">Summer Foundation</a>.</p> <p>The code requires all new homes be built to silver standards. It does not apply to existing homes and exemptions will apply for some newly built homes because of site restrictions.</p> <p>When the code was introduced, New South Wales and Western Australia announced they would not adopt the new code. Both the NDIS review and the disability royal commission recommended all states and territories <a href="https://disability.royalcommission.gov.au/system/files/2023-09/Final%20Report%20-%20Volume%207%2C%20Inclusive%20education%2C%20employment%20and%20housing%20-%20Part%20C.pdf">immediately adopt</a> the code’s new accessibility standards.</p> <p>A consistent application of the code’s new standards across Australia is a good start. But the code provides only the minimum standard of accessibility. To make buildings and homes truly accessible, we need to improve education on accessibility for designers, operators and consumers.</p> <h2>An urgent national priority</h2> <p>With Australia’s ageing population, most people will experience disability – or have a household member with disability – at some point.</p> <p>Accessible homes and buildings can reduce pressure on the health system and improve quality of life. A consistent national construction code is just the first step urgently needed to improve building accessibility and inclusion so people with disability have autonomy and flourish.<!-- Below is The Conversation's page counter tag. Sydney Opera House at 50: a public appeal, a controversial build, a lavish opening – and a venue for all

It has an instantly recognisable silhouette that adorns tea towels, bottle openers and souvenir sweatshirts.</p> <p>Miniature versions huddle in snow domes. You can build your own from <a href="https://www.lego.com/en-us/product/sydney-opera-house-10234">Lego</a>. Bidjigal artist and elder Esme Timbery constructed a replica in her trademark <a href="https://recollections.nma.gov.au/issues/volume_7_number_2/papers/displaying_the_decorative">shell art</a>. Ken Done put it on doona covers and bikinis. If you search the hashtag on Instagram, you will see over a million posts.</p> <p>Fifty years ago today, after a prolonged and controversial period of construction, the Sydney Opera House was officially opened by Queen Elizabeth II in a lavish ceremony.</p> <p>Spectators carrying flasks of coffee and cushions watched from the sidelines. More than 2,000 small boats viewed the ceremony from the water.</p> <p>After the national anthem was played and nine F111 aircraft roared overhead, the crowd heard a didgeridoo and Aboriginal actor Ben Blakeney delivered a prologue “representing the <a href="http://nla.gov.au/nla.news-article110753207">spirit of Bennelong</a>”.</p> <p>In her speech, the Queen remarked the Opera House had “captured the imagination of the world”.</p> <p>The opening festivities gestured both to Australia’s deep Indigenous roots and white imperial origins. The building itself symbolised a new era of state investment in cultural infrastructure. This was a hallmark of the “new nationalism” in the 1970s: the arts were regarded as essential to Australia’s newly confident sense of national identity.</p> <p>Today, the Sydney Opera House reminds us Australia can value culture for its own sake. But what did the Opera House mean to Australians when it opened 50 years ago?</p> <h2>Building the Opera House</h2> <p>The campaign for an Opera House in Sydney was initiated by Sir Eugene Goosens, who came to Australia as conductor of the Sydney Symphony Orchestra in 1947. He found a sympathetic ear in Joe Cahill, the Labor premier who committed Bennelong Point to the project and launched an international competition to design the building in 1955.</p> <p>This part of the story is well-known (indeed, there was even an <a href="https://www.theeighthwondertheopera.com">opera</a>). Danish architect Jørn Utzon’s bold, avant garde design won the competition and construction began in 1961, funded – in a democratic touch – by the NSW government’s Opera House lottery.</p> <p>Construction was plagued by difficulties and expanding costs. Utzon famously resigned from the project in 1966; Australian architect Peter Hall oversaw the construction of the interior.</p> <p>In spite of the jokes and doubts, by the time the building was finished, Australians had embraced the Opera House as their own.</p> <p>The Queen tactfully acknowledged the building’s construction delays in her speech at the opening ceremony, <a href="http://nla.gov.au/nla.news-article110753207">suggesting</a> “every great imaginative venture has had to be tempered by the fire of controversy”.</p> <h2>Cringe and strut</h2> <p>As historians Richard White and Sylvia Lawson <a href="https://trove.nla.gov.au/work/35026797/version/50553486?keyword=symbols%20of%20Australia">note</a>, while the Opera House was intended for all performing arts, the centrality of opera – with its expense and small audiences – made a symbolic statement a “new, more sophisticated Australia” had arrived.</p> <p>As Australia sought to find an identity independent of Britain, the Opera House became a symbol of this new nationalist turn.</p> <p>Some fitted the Opera House into older narratives of Britishness: in his book Sydney Builds an Opera House, Oswald Zeigler remarked we needed to thank Captain Arthur Phillip “for finding the site for this symbol of the Australian cultural revolution”.</p> <p><a href="http://nla.gov.au/nla.news-article110752757">Gough Whitlam declared</a> it was "a magnificent building, Our civilisations are known by their buildings and future generations will honour the people of this generation […] by this building."</p> <p>In spite of this, there was still cultural cringe. The <a href="http://nla.gov.au/nla.news-article110753207">Canberra Times</a> reported the British media believed the Opera House was a sign that “the country had turned a corner artistically”. It was a telling sign of cultural cringe that their opinions were sought at all.</p> <p>The Opera House was part of an Australian cultural renaissance in 1973. The ABC broadcast an adaptation of Ethel Turner’s beloved Seven Little Australians. The bawdy Alvin Purple was a box-office smash. Patrick White became the first (and so far, only) Australian to win the Nobel Prize for Literature. The new wave of Australian drama was in full swing, and the Opera House’s opening season included a play by new wave star David Williamson alongside Shakespeare’s Richard II.</p> <p>Historians have nominated many emblems for the new nationalist mood (from the new national anthem to The Adventures of Barry McKenzie) but I would suggest the Opera House embodies it best: the soaring sails, the bold, rich colours of the interiors, and John Coburn’s glorious, confident curtains for the performance venues.</p> <h2>For the elite or for the people?</h2> <p>There were always objections on the grounds that government investment would be better focused elsewhere, rather than on a performance venue for “elites”. These arguments are wearyingly familiar today.</p> <p>Premier Joe Cahill rejected this charge from the outset: in <a href="https://mhnsw.au/stories/general/sydney-opera-house-the-gold-book/">1959 he declared "</a>the average working family will be able to afford to go there […] the Opera House will, in fact, be a monument to democratic nationhood in its fullest sense."</p> <p>Cahill’s insistence this was a building for everyone to enjoy and be proud of has been fulfilled by its creative use ever since. School children regularly perform; new audiences have been drawn by musicians of all genres, from punk to Prince. But the Opera House has also been a place for creative experimentation and innovative performance – as it should be.</p> <p>Today, 50 years from its opening, the Sydney Opera House reminds us the state still has a role to play in supporting the performing and creative arts in Australia. Transgress to impress: why do people tag buildings – and are there any solutions?

<p><em><a href="https://theconversation.com/profiles/flavia-marcello-403040">Flavia Marcello</a>, <a href="https://theconversation.com/institutions/swinburne-university-of-technology-767">Swinburne University of Technology</a></em></p> <p>In 1985 photographer Rennie Ellis <a href="https://trove.nla.gov.au/work/8707788">defined graffiti</a> as “the result of someone’s urge to say something – to comment, inform, entertain, persuade, offend or simply to confirm his or her own existence here on earth”. Since the mid-1980s, graffiti has crossed from vandalism to an accepted form of art practice through large murals or “pieces” and stencil art aimed at informing, entertaining and persuading us.</p> <p>But these are outnumbered by the tags you see everywhere. These stylised icon-type signatures define a hand style and confirm their author’s existence on Earth. These, for many of us, remain an eyesore. If you walk through an urban environment filled with tags, you may feel less safe. Heavily tagged areas can suggest the area is not cared for or surveilled.</p> <p>So why are Australian cities so full of tags? The problem is, the main solution proven to work is expensive. When tags go up, paint over them – and keep doing it. While anti-graffiti paint exists, it’s not widely used at present.</p> <h2>Why do people tag?</h2> <p>Graffiti in urban centres is often tied to the world-wide proliferation of hip-hop culture. Along with DJing, rapping and breakdancing, “Graf” or “writing” is considered one of its <a href="https://www.britannica.com/art/hip-hop">four pillars</a>.</p> <p>Posturing (or showing off) is a big part of tagging. When you see a tag on a freeway overpass or seemingly inaccessible building parapet, it’s not only confirming the tagger’s existence, it’s bragging. See how high I climbed! See what crazy risks I took!</p> <p>As one tagger in Sydney’s outer south-western suburb of Campbelltown <a href="https://www.aic.gov.au/sites/default/files/2020-05/vandalism-graffiti-state-rail-authority-nsw.pdf">told researchers</a> in the 1980s:</p> <blockquote> <p>If you get on a train and see your name and know you’ve been here before that’s real good. Like, I was here. Or you see your mate’s name and you can say, hey, I know him […] It’s really good if you can get your name up in a difficult place where nobody else has. Other kids look at that and think, great!</p> </blockquote> <p>So why do people tag?</p> <ul> <li> <p>it boosts self-esteem and a sense of belonging to a social network, particularly for teens experiencing alienation at school</p> </li> <li> <p>it demonstrates bravado. Risky places have the added advantages of being both highly visible and harder to remove</p> </li> <li> <p>it gives graf artists practice for bigger pieces. You have to work quickly and accurately, especially in precarious positions where you could get caught at any moment.</p> </li> </ul> <p>While cities like Melbourne <a href="https://www.timeout.com/melbourne/art/where-to-find-the-best-street-art-in-melbourne">have embraced</a> larger murals and pieces as street art – even making them a tourist attraction – tagging isn’t regarded the same way.</p> <p>So why do non-taggers hate it? On a broader level, tagging can signify a sense of social degradation which makes people feel less safe.</p> <p>There’s no clear link between <a href="https://www.aic.gov.au/publications/rip/rip6">more graffiti and more crime</a>. Even so, the public perception is that tagging is a sign warning of the presence of <a href="https://www.aic.gov.au/sites/default/files/2020-05/vandalism-graffiti-state-rail-authority-nsw.pdf">disaffected and potentially violent</a> people in gangs.</p> <p>Asked to picture a tagger and you will most likely come up with a stock photo stereotype: a male teenager in a hoodie from a seedy area. But you would not be completely right. It is true just under half (46%) of graffiti damage and related offences are committed by 14 to 16 year old males, but the largest percentage of offenders actually come from <a href="https://www.goodbyegraffiti.wa.gov.au/Schools/Facts-for-Students/Who-are-the-most-likely-offenders-of-graffiti">middle- to high-income families</a>.</p> <p>So what tools do we have to manage it?</p> <h2>Punishment</h2> <p>It’s perfectly legal to commission a graf artist to paint a wall of a building you own. Many people do this to avoid a street-facing wall being tagged. For it to be illegal, tagging or graffiti has to be done without the owner’s permission.</p> <p>Since the majority of taggers are under 18, if they’re caught, punishment will usually include a caution, fines (presumably paid by bemused but cashed up parents) and cleaning off tags.</p> <p>But punitive measures only go so far because the appeal of graffiti is the transgression. Other measures include keeping spray paint locked away or not for sale to under 18s as well as zero-tolerance rapid removal. This can work for a while, but taggers know their tags are temporary. It’s a constant game of cat and mouse a committed tagger will eventually win.</p> <h2>Technical solutions</h2> <p>If you’ve walked past workers scrubbing or pressure washing tags off walls, you may have wondered why there are no coatings which don’t let paint stick.</p> <p>These actually <a href="https://www.ipcm.it/en/article/anti-graffiti-paints-what-are-they-and-how-they-work.aspx">do exist</a>, and can work well. When in place, you can remove graffiti with a solvent rather than having to repaint. But they’re not widely used.</p> <p>Unless paints such as <a href="https://interestingengineering.com/innovation/7-inventions-from-mexico-that-would-go-on-to-change-the-world">Deletum 3000</a> are used everywhere this approach is unlikely to be effective.</p> <h2>Prevention</h2> <p>The problem with punitive and technical measures is the limited reach. The vast majority of unwanted graffiti <a href="https://www.aic.gov.au/publications/rip/rip6">goes unreported</a>. That’s why prevention is becoming more popular.</p> <p>How do you prevent tagging? By making it easier to report. By setting aside areas for taggers and graf artists. By commissioning pieces to deter graffers from illegal modes. And by talking directly to taggers about strategies. But these behaviour change efforts take time.</p> <p>People who hate tagging often believe taggers are motivated by negative emotions such as <a href="https://www.aic.gov.au/publications/rip/rip6">boredom and rebelliousness</a>. For them it’s vandalism, a criminal act associated with gangs, petty crime, broken windows and a less attractive environment to live in.</p> <p>But the truth is, taggers are often motivated by positive emotions. Tagging, for them, brings pride, pleasure, enjoyment and community. That’s why behaviour change approaches can be hard.</p> <h2>So what’s the best way forward?</h2> <p>In the 1990s, many cities declared war on skateboarders, using punishment and installing metal stoppers on well-skated urban areas. But the real solution was simpler: create skate parks.</p> <p>For taggers, the answer may be similar. Give them spaces such as little-used alleyways to practise their art. And for the rest of us, the solution may be to look at tags with different eyes. Not as a sign of crime and the collapse of civilisation, but as a need for validation, for transgression, for community and all the other things you probably wanted when you were a teenager.<!-- Below is The Conversation's page counter tag. Wild moment captured as burning Sydney building collapses

<p>Sydney has been brought to a standstill after a major fire broke out in the CBD on Thursday night. </p> <p>Firefighters fought to control the blaze, which erupted on Randall Street in Surry Hills, shocking commuters at the neighbouring Central Station. </p> <p>The fire broke out at 4pm, and was later upgraded to a ‘10th alarm’, the most severe type of fire.</p> <p>Bystanders watched on as the multi-storey became engulfed in flames, as the building collapsed and "shook the ground". </p> <p>One firefighter sustained a minor burn, but no major injuries or fatalities were reported. </p> <blockquote class="twitter-tweet"> <p dir="ltr" lang="en">SURRY HILLS | Wall collapses as major fire engulfs seven-storey building. Am I too old to build muscle? What science says about sarcopenia and building strength later in life

Daly</a>, <em><a href="https://theconversation.com/institutions/deakin-university-757">Deakin University</a></em></p> <p>Sarcopenia is the progressive and accelerated loss of muscle mass and strength as we age.</p> <p>The term was coined in the 1980s, and the condition has been recognised as a disease for less <a href="https://onlinelibrary.wiley.com/doi/full/10.5694/mja2.50432">than a decade</a>, but the concept is as old as time: use it or lose it.</p> <p>But what if you’re in your 60s, 70s, 80s or 90s? Is it “too late” to build muscle and fight sarcopenia? It’s dangerous</h2> <p>All of us will start to gradually lose muscle from our mid-30s, but this loss accelerates in later years. That means things like:</p> <ul> <li> <p>lifting free weights like dumbbells</p> </li> <li> <p>using machine weights, like you find in a gym</p> </li> <li> <p>using resistance bands</p> </li> <li> <p>bodyweight exercises such as push-ups, squats, wall-sits or tricep dips.</p> </li> </ul> <p>It’s OK to start with even very light weights, or do modified, easier versions of bodyweight exercises (for example, you might do a shallow squat rather than a deep one, or a push-up against a wall or windowsill instead of on the floor). Something is always better than nothing.</p> <p>Aim to make the exercise harder over time. Lift progressively heavier weights or do increasingly harder versions of bodyweight or resistance band exercises. The improvements can be seen in as little as eight weeks.</p> <p><a href="https://pubmed.ncbi.nlm.nih.gov/2342214/">One seminal study</a> included ten frail, institutionalised 86–96 year olds who did a high-intensity progressive resistance training program.</p> <p>After just eight weeks, the average mid-thigh muscle area had increased by almost 10% (which is equivalent to the amount of muscle typically lost over a decade) and leg strength increased by about 180%.</p> <p>In other words, these older people were almost three times stronger at the end of the short training program than before.</p> <p>It really can be done. British-Swiss man <a href="https://www.youtube.com/watch?v=rGgoCm1hofM">Charles Eugster</a> (1919–2017), for example, took up progressive resistance training in his late 80s after noticing a decline in his muscle mass. For example, muscle is crucial to keeping blood sugar levels under control, so excessive muscle loss could blunt the benefits of weight loss for people with type 2 diabetes.</p> <p>If you’re losing weight, it’s important to try to minimise muscle mass loss at the same time. How? Progressive resistance training.</p> <p>By combining progressive resistance training with weight loss, one study found the resulting muscle loss is <a href="https://pubmed.ncbi.nlm.nih.gov/29596307/">negligible</a>. Toxic pollutants can build up inside our homes. Here are 8 ways to reduce the risks

<p>We know everything in our homes gathers dust. What you probably don’t know is whether there are toxic contaminants in your house dust, and where these might come from. </p> <p>Our <a href="https://doi.org/10.1016/j.envres.2022.115173">newly published research</a> found most of the dust inside homes came from outside and contains potentially toxic trace metals such as lead, arsenic and chromium. </p> <p>Worryingly, we found some contaminants can accumulate at higher concentrations inside homes than outside. This happened in homes with certain characteristics: older properties, metal construction materials enriched in zinc, recent renovations and deteriorating paint. </p> <p>Fortunately, you can take some simple steps to reduce your exposure, which we explain later.</p> <h2>What’s in house dust?</h2> <p>Our study explored the connected sources, pathways and potentially harmful exposures to trace metals at homes across Sydney. We collected and analysed 383 samples from nearby road dust (51 samples) and garden soil (166), as well as indoor dust (166).</p> <p>We found the dust in homes comes from a range of sources including outdoor environments and soil, skin, cleaning products, pet hair and cooking particles.<br />Nearly 60% of dust particles inside the homes originated from their immediate outdoor environment – it was <a href="https://theconversation.com/wearing-shoes-in-the-house-is-just-plain-gross-the-verdict-from-scientists-who-study-indoor-contaminants-177542">dirt from outside</a>! Wind, your shoes or your pets can carry in <a href="https://www.sciencedirect.com/science/article/pii/S0160412021002075?via%3Dihub">soil</a> and <a href="https://pubs.acs.org/doi/10.1021/acs.est.1c04494">dust</a>-related contaminants.</p> <p>The remaining 40% of home dust came from indoor sources. These included <a href="https://theconversation.com/microplastics-are-common-in-homes-across-29-countries-new-research-shows-whos-most-at-risk-189051">fibres from clothes, carpets and furnishings</a>, cleaning products, skin and hair.</p> <p>Some dust sources can carry a cocktail of potentially harmful contaminants including:</p> <ul> <li> <p><a href="https://doi.org/10.1016/j.envpol.2021.117064">microplastics</a></p> </li> <li> <p><a href="https://doi.org/10.1016/j.envres.2014.10.009">persistent organic pollutants</a></p> </li> <li> <p><a href="https://doi.org/10.1016/j.scitotenv.2019.05.463">perfluorinated chemicals</a> (PFAS)</p> </li> <li> <p><a href="https://doi.org/10.1016/j.envpol.2021.117593">trace metals</a></p> </li> <li> <p><a href="https://doi.org/10.3389/fenvs.2021.754657">bacterial communities</a></p> </li> <li> <p><a href="https://doi.org/10.1016/j.envint.2021.106501">antimicrobial resistance genes</a>. </p> </li> </ul> <p>The nature of the risk is related to how much of the contaminant you’re exposed to and for how long. The risks are greatest in children under the age of five. This is because they are small, closer to the floor and have frequent hand-mouth contact, which increases ingestion of contaminants.</p> <h2>How do contaminants build up in homes?</h2> <p>Industrial activity has left a marked legacy of contaminants in many city neighbourhoods. We analysed road dust, garden soil and vacuum dust samples from 166 homes in Sydney to see how this risk translated to inside homes. We used high-magnification microscopy and <a href="https://www.climate-policy-watcher.org/earth-sciences/lead-isotopes-as-tools-for-source-identification.html">lead isotopic ratios</a> to understand trace metal composition in the samples. </p> <p>On average, concentrations of trace metals arsenic, chromium, copper, manganese, lead and zinc were all higher inside homes than outside. This means homes are not only “accumulators” of trace metal contaminants but also important sources of a significant proportion of harmful contaminants that we can be exposed to. </p> <p>The lead isotopic ratios, or the lead “fingerprints”, of each home and its garden soil matched. This confirms the soil is the main source of lead inside homes. </p> <p>Most of this lead is the result of the pre-1970s use of high concentrations of lead in <a href="https://www.dcceew.gov.au/environment/protection/chemicals-management/lead/lead-in-house-paint">paints</a> and <a href="http://dx.doi.org/10.1016/j.apgeochem.2017.02.007">petrol</a>, which contaminated many garden soils. Even <a href="https://theconversation.com/why-lead-is-dangerous-and-the-damage-it-does-116506">low levels of lead exposure</a> can be harmful. Lead levels in some <a href="https://theconversation.com/elevated-lead-levels-in-sydney-back-yards-heres-what-you-can-do-68499">Sydney backyards</a> pose a risk for <a href="https://doi.org/10.1016/j.dib.2021.107151">urban veggie growers</a> and <a href="https://theconversation.com/backyard-hens-eggs-contain-40-times-more-lead-on-averagethan-shop-eggs-research-finds-187442">backyard chickens and their eggs</a>.</p> <p>High-magnification images of house dust showed mineral particles that have been blown in or tracked in on shoes. The rest of the dust was elongated fibres and hair from indoor sources.</p> <h2>Which homes are most at risk?</h2> <p>We also collected information about each house, relevant activities and renovations at the property. We found house age, proximity to the city centre and renovations had the greatest influence on levels of lead and other trace metals in the home. </p> <p>All homes more than 50 years old had higher concentrations of arsenic, copper, lead and zinc in their garden soil and house dust. They are typically <a href="https://iupui-earth-science.shinyapps.io/MME_Sydney/">located closer to city centres</a>, where early industrial activity has contaminated soils. </p> <p>As older homes in former industrial areas are renovated, trace metal loads in these homes and gardens can increase. Walls and ceilings contain decades of dust. Old paint buried under more recent layers can also be released, causing <a href="https://www.abc.net.au/radionational/programs/backgroundbriefing/3983094">lead exposure risks</a>. </p> <p>It is critical that home renovators take appropriate remediation steps or <a href="https://painters.edu.au/Training-Courses/CPCCPD3031-Work-safely-with-lead-painted-surfaces-in-the-painting-industry.htm">employ a qualified paint professional</a> so lead dust isn’t spread across the area.</p> <h2>8 ways to reduce your risk</h2> <p>We spend about <a href="https://escholarship.org/uc/item/1zg3q68x#main">70% of our time at home</a>, which the pandemic has increased. Understanding the environmental <a href="https://www.cdc.gov/niosh/topics/exposome/default.html">conditions and contaminants we encounter</a>and their effects on our health is more important than ever. </p> <p>Armed with this knowledge, though, you can take some simple steps to reduce your exposure to contaminants in your home and garden:</p> <ol> <li> <p>regularly vacuum carpeted areas with a good vacuum cleaner fitted with a <a href="https://www2.education.vic.gov.au/pal/ventilation-air-purification/print-all">HEPA filter</a></p> </li> <li> <p>wet mop and wet dust hard surfaces</p> </li> <li> <p>mulch areas of exposed soil in your garden</p> </li> <li> <p>use a quality doormat and wash it regularly, which can roughly <a href="https://nrl.northumbria.ac.uk/id/eprint/51148/1/Manuscript_File_Global_Pb_Modeling_Final_clean_1%20%281%29.pdf">halve the amount of lead</a> in your home within three months</p> </li> <li> <p>leave your shoes at the door as they can <a href="https://theconversation.com/wearing-shoes-in-the-house-is-just-plain-gross-the-verdict-from-scientists-who-study-indoor-contaminants-177542">bring all sorts of nasties into the home</a></p> </li> <li> <p>wash your hands and your veggies thoroughly </p> </li> <li> <p>close windows on windy days</p> </li> <li> <p>when renovating, use dust-mitigation strategies and personal protective equipment (PPE).</p> </li> </ol> <p>You can dig a little deeper into what’s in your own home environment by sending your soil to <a href="https://www.360dustanalysis.com/">VegeSafe Australia</a> or <a href="https://www.epa.vic.gov.au/for-community/get-involved/citizen-science-program/gardensafe">EPA Victoria’s GardenSafe</a> for analysis. National Aboriginal Art Gallery under fire over proposed building site

<p dir="ltr">Indigenous Australian elders in the Northern Territory have called the development of the National Aboriginal Art Gallery (NAAG) a “complete joke” due to its insensitive proposed building site. </p> <p dir="ltr">The $130 million project is set to celebrate 65,000 years of First Nations history and culture, while also ramping up future tourism prospects in the NT. </p> <p dir="ltr">However, the government wants to build it on the town's football oval precinct, which, critically, overlaps a sacred women's site.</p> <p dir="ltr">Doris Stuart Kngwarreye, a proud Arrernte woman,  described the five-year consultation process for the project as a "complete joke" and said she would continue to fight to protect her cultural heritage.  </p> <p dir="ltr">"If you're there and they're consulting with you and you say 'no, end of story' consultation goes on without you there," she said.</p> <p dir="ltr">"The boxes have been ticked." </p> <p dir="ltr">The main issue for Ms Stuart is that the gallery will layer other First Nations' songlines and stories, expressed through the artworks proposed for the gallery, over an Mparntwe sacred women's area. </p> <p dir="ltr">"If you put a building up there with stories that don't belong there, how do you think the ancestors will feel towards that?" she said. </p> <p dir="ltr">"Where's the respect? We have our boundaries here."</p> <p dir="ltr">Western Arrarnta elder and artist Mervyn Rubuntja has been painting his homeland in vibrant watercolour since he was a teenager, and said he felt uneasy about displaying his artwork on the potential site.</p> <p dir="ltr">"It's a woman's site," he said. "You need to talk to the ladies first if they say yes or no, because it's important for every non-Indigenous person to listen."</p> <p dir="ltr">The fight over the location first began in 2017, when a government-funded steering committee, led by Indigenous art experts, <a href="https://desart.com.au/publication/2786/">said in a report</a> the gallery should be built out of town and should have major input from the local Indigenous custodians. </p> <p dir="ltr">The NT government is still consulting with the community over the designs of the building and that consultation process is expected to be wrapped by late 2023, but there is no clear timeline for when the building will commence.</p> <p dir="ltr">For Ms Stuart, she said she is disappointed that the government is pushing ahead with the project but said she’d continue to speak up for her country no matter the outcome. </p> <p dir="ltr">"All I want is respect for all this land," she said.</p> <p dir="ltr"><em>Image credits: Getty Images</em></p>

Building and construction emissions and energy use reaches record levels

<p>Despite improvements in energy efficiency, greenhouse pollution levels from the building and construction sector reached an all-time high in 2021.</p> <p>A new report on the building and construction sector by the United Nations Environment Programme released for COP27 found energy demand in buildings – for heating, cooling, lighting and equipment – increased by 4% from 2020 levels. As a result, the sector’s emissions increased 5% compared to 2020.</p> <p>While the increase partly reflects a re-bound in building and construction activities after the pandemic, energy and emissions levels were also above 2019 levels.</p> <p>This is significant because the sector accounts for around a third of total energy demand, the report says.</p> <p>The UN Secretary General Antonio Guterres told the opening forum of COP27 that the future of the planet is in our hands. “…and the clock is ticking. We are in the fight of our lives. And we are losing. Greenhouse gas emissions keep growing. Global temperatures keep rising. And our planet is fast approaching tipping points that will make climate chaos irreversible.</p> <p>“We are on a highway to climate hell with our foot still on the accelerator. “</p> <p>With the release of the report, UNEP executive director, Inger Andersen added: “If we do not rapidly cut emissions in line with the Paris Agreement, we will be in deeper trouble.”</p> <p>The UNEP report argues investments in energy efficiency must be sustained in the face of growing crises – such as the war in Ukraine and rising energy and living costs – to help with reducing energy demand, avoiding greenhouse gas pollution and reducing energy cost volatility.</p> <p>“The solution may lie in governments directing relief towards low and zero-carbon building investment activities through financial and non-financial incentives,” Andersen says.</p> <p>Also critical to reducing the sector’s emissions are including buildings in climate pledges under the Paris Agreement – known as Nationally Determined Contributions – and mandatory building energy codes.</p> <p>The report’s recommendations include: building coalitions of stakeholders in support of sustainable buildings, governments introducing mandatory building energy codes and government policies, increasing investment in energy efficiency and commitments from industry.</p> <p><!-- Start of tracking content syndication. How Jamie Durie is revolutionising greener building

<p>Jamie Durie is using his knowledge and expertise to help educate people on the importance of greener building. </p> <p>The celebrity gardener has partnered with Victorian boutique builder <a title="Chatham Homes" href="https://chathamhomes.com.au/" target="_blank" rel="noopener">Chatham Homes</a>, to help the home construction industry in confronting the challenges of living through the ongoing climate crisis. </p> <p>Jamie told <a href="https://www.nine.com.au/property/homes/how-jamie-durie-is-encouraging-greener-building/a751b122-af38-48e7-a729-b961eafb5a78" target="_blank" rel="noopener">Nine</a> that he doesn't know "of any other builder in Australia that has gone to these sorts of lengths to ensure Australian families and the environment end up with a healthier future."</p> <p>Through his work, Jamie said he is particularly keen on shedding light on the damaging nature of VOCs (Volatile Organic Compounds) that can be found in the home.</p> <p>With Jamie's assistance, Chatham Homes has made it their priority to ensure their homes are not only using low VOC paint, but also zero VOC glue in their joinery systems.</p> <p>VOCs are described as a large group of chemicals that are found in the products used to construct and maintain our homes, and can be found in paints, upholstery, glue and laminates.</p> <p>According to the <a title="Australian Government's Department of Climate Change, Energy, the Environment and Water" href="https://www.dcceew.gov.au/environment/protection/npi/substances/fact-sheets/total-volatile-organic-compounds" target="_blank" rel="noopener">Australian Government's Department of Climate Change, Energy, the Environment and Water</a>, dangerous side effects of inhaling VOCS can include irritation to the eyes, nose and throat, loss of coordination, nausea, and damage to the liver, kidney and central nervous system.</p> <p>"There are a lot of builders out there who don't know what VOCs are," Jamie tells Nine. "And you look at Chatham and they're not only using low VOC paints, they're using zero VOC glue in their joinery systems. It's really quite amazing."</p> <p>"They proof-test the entire home, they vacuum-test. So it's an 8.2 energy star rating which is the highest level of any home builder in Australia."</p> <p>Jamie reveals that the impacts of VOCs are only starting to become common knowledge.</p> <p>"The average new home has around 20 times the acceptable level of VOCs that a human being should experience. A lot of it is just coming to the surface," he says.</p> <p>"It's about building healthy buildings and providing wellbeing to Australian families. Banksy unveils new works on destroyed buildings in Ukraine

<p dir="ltr">Banksy has unveiled a series of new artworks on the side of partially destroyed buildings in war-torn Ukraine. </p> <p dir="ltr">The elusive street artist created seven artworks in towns surrounding Ukraine’s capital of Kyiv, with Banksy confirming to <a href="https://www.theartnewspaper.com/2022/11/14/banksy-in-ukraine-seven-new-works-appear-in-war-torn-sites?utm_source=CNN&amp;utm_medium=article">The Art Newspaper</a> that the works did come from him.</p> <p dir="ltr">The first artwork to be identified, which quickly went viral online, shows a female gymnast balancing on a pile of rubble on the side of a building damaged by Russian strikes.</p> <p dir="ltr">The graffiti artist posted three images of the piece Friday on social media, with a simple caption reading "Borodyanka, Ukraine" — an alternative spelling for the town's name.</p> <blockquote class="instagram-media" style="background: #FFF; How investors can build a sustainable income in an inflationary market

<p>Over recent months, rising inflation has hit our back pockets more and more each day, while our hard-earned dollar is getting us less than it used to.</p> <p>The last 12 months have seen Aussies grapple with terms like inflation, interest rates and volatility, along with plenty of numbers and percentages, as we try to make sense of what’s happening in the financial world.</p> <p>Tim Montague-Jones, Head of Australian Equities Research at ASR Wealth Advisers, tells <em>OverSixty</em> that during periods of inflation, like the one we’re experiencing currently, we can actually become poorer despite our bank balances staying the same.</p> <p>“In simplistic terms, if you had $100,000 in savings, and you have 10 percent inflation, then that $10,000 is just evaporating out of your bank account each year,” he explains.</p> <p>“But in reality, what it means is you go into the shop and everything just costs more money, your dollar buys less. So you become poorer.”</p> <p>If we do nothing or invest in generally considered safe options such as bonds, government securities or term deposits, our money can also lose value.</p> <p>“If cash value goes down 10 percent a year, you lose 10 percent. Now, if you go and put it in a bond, you’ll be lucky to get a four or five percent return,” Montague-Jones says.</p> <p>“So what people talk about is real rates, which means the difference between inflation and what you can return from an investment, a cash account for example is unable to offer a higher return than inflation, meaning your money is going down in value every year.</p> <p>“If people do nothing in such conditions, they will lose wealth.”</p> <p>“You’re seeing higher prices and lower economic growth, and it just erodes people’s savings. “And it hits the hardest for people who aren’t employed, who don’t have a salary because they’re not going to get wage inflation.”</p> <p>As unstable as everything might seem, Montague-Jones says it is possible to still get a return on your investments and ensure your hard-earned cash isn’t losing all of its value.</p> <p>“In reality, there’s no safe place to put your money to offset inflation, but there are certain strategies you can take to try and mitigate that inflation,” he says.</p> <p>Income portfolios, like the one offered by <a href="https://www.australianstockreport.com.au/top-3-income-stocks-2022-o" target="_blank" rel="noopener">ASR Wealth Advisers</a>, are created by analysts who scan the market for high quality stocks that are expected to achieve a steady return on investment and therefore may provide you with a sustainable income in addition to your other income sources.”</p> <p>“We have put together what we call our income portfolio. I have a team of analysts, and what we do is we are looking for businesses which pay what we call a ‘defensive’ cash flow,” he explains.</p> <p>“So we’re not trying to buy a company which is going to double in price, we’re not looking for that capital growth. What we’re looking for is a company with that annual cash flow.”</p> <p>In times like these, Montague-Jones says it comes down to investing in defensive stocks.</p> <p>This refers to buying stock in businesses that return consistent profits each year, rather than those that are high risk and high reward. Examples of defensive sectors of the market include infrastructure, utilities, supermarkets and healthcare.</p> <p>“What we like is electricity distribution, gas pipelines, toll roads, port facilities, airports. We like what we call defensive infrastructure, utilities, things that are expected to continue doing well and are resilient to an economic cycle,” Montague-Jones explains.</p> <p>“Because we will continue to have economic cycles, what we want to do is just have that cash flow, so we’re not going to really look at the share price from month to month, what we’re going to be looking at is the consistency of that cash flow through time.</p> <p>“And that’s what we’ve helped our investors to get exposure to through our income portfolio.”</p> <p>As a result of its consistent returns, the <a href="https://www.australianstockreport.com.au/top-3-income-stocks-2022-o">income portfolio</a> from ASR Wealth Advisers has a low turnover or a ‘set and forget’ nature, which Montague-Jones says allows some investors to essentially live off the income generated by the portfolio.</p> <p>“What we like about our income stocks is of the nature of its cash flow, even through an economic cycle, we still wake up, we turn the lights on, you turn the gas on, businesses still function, life goes on and so does income from the portfolio,” he says.</p> <p>In terms of strategies investors can use during inflation, Montague-Jones says that there aren’t many places where your money can go without incurring some kind of loss. Even areas that have done well in the past, such as property, offshore assets and precious metals aren’t generally offering the same kinds of returns as defensive stocks.</p> <p>“And I do think you have just got to invest in infrastructure assets, such as a utility business churning out cash flow, is where you need to hide at the moment until the smoke clears and we can work out where to go,” he says.</p> <p>“Longer term, we still like commodities, we like green metals. We particularly like copper, there’s a big structural shift happening into electric vehicles and a move away from combustion vehicles,” Montague-Jones explains.</p> <p>“And there’s a big boom for lithium, copper, nickel and aluminium, so we like to get more speculative investors to invest in these commodities.”</p> <p>With over 20 years of experience in investment management, Montague-Jones has personally adopted some successful strategies over the years, including having a “get rich slow” mindset.</p> <p>“I like to set and forget, to own a business and then just let it do what it does, which is generate income.</p> <p>“And that’s what it’s all about. It’s not get rich quick, it’s get rich slow.</p> <p>“It’s about that compound return, year in year out. Queen's letter for Sydney that can't be opened until 2085

<p dir="ltr">Sitting inside a locked, glass case, within the dome of Sydney’s Queen Victoria Building, is a letter from Queen Elizabeth II that can’t be opened until the year 2085.</p> <p dir="ltr">The letter was written by the monarch in November 1986 and has become the subject of conversation once again following the news of <a href="https://oversixty.com.au/news/news/queen-elizabeth-ii-dead-at-96" target="_blank" rel="noopener">Her Majesty’s passing</a> last week.</p> <p dir="ltr">Addressed to the Lord Mayor of Sydney, the Queen requested that her message be shared with the people of the city in 2085.</p> <p><span id="docs-internal-guid-bd2fd651-7fff-3975-4c34-b37523b9b0a9"></span></p> <p dir="ltr">“On a suitable day to be selected by you in the year 2085 AD, would you please open this envelope and convey to the citizens of Sydney my message to them,” the Queen wrote on the outside of the letter, signing it simply as, “Elizabeth R”.</p> <p dir="ltr"><img src="https://oversixtydev.blob.core.windows.net/media/2022/09/queen-letter-sydney-scaled.jpg" alt="" width="2560" height="1920" /></p> <p dir="ltr"><em>The letter in question will remain sealed until 2085. Cleaner shares six structural tips to make your house easy to clean

<p dir="ltr">A professional cleaner has shared six things to avoid when building a house in order to make your home easier to clean. </p> <p dir="ltr">Kacie from The Big Clean Co in Melbourne shared the tips in a TikTok video which racked up over 600,000 views in less than 14 hours. </p> <p dir="ltr">She recommends choosing alternative style solutions rather than opting for blinds with small slats, freestanding bathtubs, square sinks and black tapware. </p> <p dir="ltr">Kacie said that blinds with smaller slats accumulate much more dust, making it a long task to individually clean each one. </p> <p dir="ltr">She also said that while free-standing bathtubs are a chic and modern styling option, it's important to avoid placing them right beside the wall because it becomes difficult to clean the tight gap. </p> <p dir="ltr">“You need to be able to clean in there,” she said.  </p> <p dir="ltr">Kacie recommends opting for a round or oval sink in kitchens and bathrooms, as corners of square sinks are “so annoying to clean”. </p> <p dir="ltr">She also suggested not to install “sensitive” black tapware unless you are “really sure it's durable” because over time the black coating fades, exposing the bronze brass underneath.</p> <p dir="ltr">When choosing kitchen cabinetry, Kacie recommends minimising the space between the cupboards and ceiling as she said “it's just a shelf to catch grease on”.</p> <p dir="ltr">Her video was flooded with praise in the comments, with one person writing, “Fellow cleaner here! Since it will be walked on every day, avoid skimping so you can pick high quality options.</p> <p dir="ltr"><strong>Realise your vision</strong> - Making a mood board for her project helped Emily capture the overall aesthetic and feel of the home.
