Aussie family's refusal to sell family home could land them a $60m fortune

<p>An Aussie family that repeatedly said no to selling their much-loved family home to developers could land them a $60million in Australia's booming property market, but the defiant family refuses to sell. </p> <p>A year ago, the Zammit family from Quakers Hill in Sydney's north west caught worldwide attention when they refused to sell their  20,000 sqm parcel of land to developers who had purchased all the other land around them. </p> <p>The family received offers of up to $50m to sell their home to complete the new development named The Ponds, but they refused to sell. </p> <p>That didn't deter developers who are still offering the owners a massive amount of cash to sell their homes, with offers reportedly around $60m now, meaning the family have earned another $10m or 20 per cent over the past year. </p> <p>According to PropTrack home prices in Quakers Hill have risen by 8.5 per cent over the past 12 months, meaning that the Zammits would have earned at least another $4.25 million.</p> <p>The median price of a home in Quakers hill is now at $1.172m, around a decade ago it was $700,000.</p> <p>Last year, one of the property owners,  Diane Zammit, 50, told <em>news.com.au</em> that the neighbourhood used to be “farmland dotted with little red brick homes and cottages." </p> <p>“Every home was unique and there was so much space – but not any more. It’s just not the same,” she said.</p> <p>It is estimated that 50 houses could fit on the block of land if they chose to sell, but some of their neighbours reportedly don't want them to, as they like living in a cul-de-sac. </p> <p>Ray White Quakers Hill agent Taylor Bredin previously praised the family for staying put. </p> <p>“The fact that most people sold out years and years ago, these guys have held on. All credit to them," he told <em>7News</em>.</p> <p>“Depending on how far you push the development plan, you’d be able to push anywhere from 40 to 50 properties on something like this, and when subdivided, a 300 square metre block would get a million dollars.”</p> <p><em>Images: Channel 7</em></p>

Advertising a house is ridiculously expensive in Australia – could that be affecting the property market?

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/james-graham-1264059">James Graham</a>, <a href="https://theconversation.com/institutions/university-of-sydney-841">University of Sydney</a></em></p> <p>Australia has long been one of the <a href="https://www.forbes.com.au/news/investing/sydney-melbourne-adelaide-are-top-10-least-affordable-cities-for-housing/#:%7E:text=Demographia's%20annual%20report%20assesses%20housing,second%20place%2C%20and%20Vancouver%20third.">most expensive</a> places in the world to buy a house. Now, it’s apparently also one of the costliest places to sell one.</p> <p>Recent <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">reporting</a> in the Guardian has raised concerns about the market dominance of Australia’s two main real estate advertising websites, realestate.com.au and Domain.</p> <p>Facing little competition, the largest – realestate.com.au – appears to have <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">significantly increased its fees</a> in recent years, while thwarting disruptive innovations from smaller competitors.</p> <p>Why does that matter? Because when it comes to selling a house, Australia <a href="https://www.theguardian.com/australia-news/2024/sep/16/real-estate-website-fees-australia">stands out</a> globally. In most other countries, any advertising costs are tiny or bundled in with agent fees.</p> <p>Here, along with only <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">Sweden and New Zealand</a>, home sellers pay their own advertising costs in addition to real estate agent fees and commissions.</p> <p>This advertising can be expensive – up to several thousand dollars for a single property listing. But it also seems necessary, with a lack of alternative platforms offering comparable reach.</p> <p>Setting aside the problems of monopolistic pricing behaviour, what are the economics of high and rising real estate advertising fees? Do home sellers get value for the money they spend on advertising? And what might be the impacts of these fees on the Australian housing market?</p> <h2>Is advertising on big platforms worth it?</h2> <p>First, it’s worth asking whether real estate advertising is actually effective and whether bigger platforms are better.</p> <p>To explore these questions, a group of US-based economists <a href="https://www.aeaweb.org/articles?id=10.1257/aer.99.5.1878">studied</a> the outcomes of advertising on a large platform favoured by real estate agents in the United States called the “multiple listing service”, compared with a smaller for-sale-by-owner platform.</p> <p>The study found no differences in eventual home sales prices between the two platforms. But properties on the multiple listing service were more likely to sell and spent less time on the market.</p> <p>However, the size of the advertising platform didn’t explain these benefits. Rather, the different platforms appealed to buyers and sellers with varying patience levels. This variation in willingness to “wait-and-see” affected the time it took to sell.</p> <p>Translated to the Australian context, that raises questions about the value for money of advertising on a larger platform – which here, unlike the US, attracts significant fees.</p> <h2>Housing markets are ‘search markets’</h2> <p>Next, we need to consider how high costs of advertising property might affect the housing market more broadly.</p> <p>Housing markets fall into a category called “search markets” within economics. Sellers seek buyers, and buyers seek sellers offering up properties that meet their required criteria.</p> <p>The economics of search markets have been extensively studied by the likes of <a href="https://www.nobelprize.org/prizes/economic-sciences/2010/summary/">Nobel laureates</a> Peter Diamond, Dale Mortensen and Christopher Pissarides. Their insights highlight the key factors that determine search market outcomes.</p> <p>Sellers consider the costs of listing an item for sale (such as advertising) and the time it takes to find a buyer. Buyers, on the other hand, consider their alternatives to buying (such as renting) and the time it might take to find a suitable seller.</p> <p>The likelihood of a sale – and how long everything will take – depends on the number of potential buyers relative to sellers. The sales price is then negotiated after meetings between the two.</p> <p>This gives us a framework to speculate about how Australia’s high – and increasing – costs of advertising real estate could be affecting the broader housing market on both sides of this equation.</p> <h2>Costs can affect both supply and demand</h2> <p>On the supply side, high fees reduce the net financial benefit of selling a home, which could discourage homeowners from listing their properties. All else being equal, this could lead to fewer properties on the market, shorter selling times, and higher prices for the properties that are listed.</p> <p>But we can predict some effects on the demand side, too.</p> <p>High fees also reduce the net benefit of buying a home, as current buyers expect to be sellers in the future. These costs are likely to be even more pronounced for property investors, who buy and sell property more frequently than homeowners.</p> <p>Anticipation that selling costs will be high in the future could suppress the demand for housing, reducing prices and increasing the time it takes to sell a property.</p> <p>Interestingly, <a href="https://www.nber.org/papers/w32855">recent research</a> from the US suggests that these demand-side effects might outweigh the supply-side effects.</p> <p>Economists studied the impact of a series of court decisions that forced the National Association of Realtors to reduce real estate agent fees. They found lower fees increase the lifetime benefits of homeownership, which leads to a significant increase in house prices.</p> <p>Significantly, that suggests lowering the costs of selling property – including advertising – could increase property values.</p> <h2>Just one part of the housing story</h2> <p>High prices in any area of economic life are likely to rankle our sense of a fair deal. High fees for advertising real estate have an obvious immediate impact on a home seller’s wallet.</p> <p>But the nuanced flow-on effects to the broader housing market are harder to tease out. They are also likely to vary across different property markets within Australia. Commentators and policy makers should think carefully before leaping into action in this area.</p> <p>In the meantime, advertising fees are one more thing to keep an eye on as Australian housing costs continue to rise.<!-- Below is The Conversation's page counter tag. Plus my 2 sons organised a birthday video message from Tex Walker my favourite footballer! Plus my granddaughter organised a ride in a Cadillac for me! So many wonderful surprises! Surcharges are added to most purchases, but what are the rules behind these extra fees?

<div class="theconversation-article-body"> <p><em><a href="https://theconversation.com/profiles/steve-worthington-138">Steve Worthington</a>, <a href="https://theconversation.com/institutions/swinburne-university-of-technology-767">Swinburne University of Technology</a></em></p> <p>You head to the register at the cafe to pay for your lunch, swipe your card and suddenly realise you’ve been hit with an extra small but unexpected charge.</p> <p>It might be listed on your receipt as a service or merchant fee, but either way it’s because you’ve used a credit or debit card.</p> <p>With the pandemic accelerating the use of cards instead of cash – <a href="https://www.rba.gov.au/publications/bulletin/2023/jun/cash-use-and-attitudes-in-australia.html#:%7E:text=Cash%20payments,-The%20CPS%20suggests&amp;text=In%20value%20terms%2C%20the%20cash,cent%20by%20value%20in%202022.">only 13% of Australians use cash</a>, dropping from 27% in the last five years – these extra charges have become mainstream.</p> <p>However, as was highlighted by National Australia Bank chief executive Andrew Irvine during a <a href="https://www.aph.gov.au/Parliamentary_Business/Committees/Joint/Corporations_and_Financial_Services/FinancialAbuse">parliamentary inquiry</a> into bank charges last week, they are often applied, in varying amounts, by businesses for reasons not always in line with their original purpose.</p> <p>Irvine slammed as <a href="https://www.afr.com/companies/financial-services/credit-card-surcharges-should-be-banned-or-regulated-nab-boss-says-20240830-p5k6jm">“outrageous”</a> a 10% surcharge he was forced to pay when he recently bought a cup of coffee at a Sydney cafe. “I don’t like the lack of transparency and lack of consistency,” he said.</p> <p>But most Australians are making these extra payments every day, without question. So how did this end up happening – and what can you do about it?</p> <h2>Card surcharges in Australia</h2> <p>At the start of this century, payments for goods and services were mainly made by cash, paper cheques, credit and debit cards.</p> <p>The first two of these options would eventually be deposited into a bank account by the merchant who ran the business. The latter two would be processed by the bank or financial institution which would charge the business a merchant service fee.</p> <p>For debit cards this might be a fixed fee. But for credit cards it would be proportionate with the value of the goods or services.</p> <p>The Reserve Bank of Australia became concerned the use of credit cards was greater than that of debit cards and <a href="https://www.rba.gov.au/publications/consultations/201106-review-card-surcharging/background.html">introduced surcharging in January 2003</a>. The intention was to lower the cost to the merchant of accepting debit cards and change customer behaviour.</p> <p>This has been achieved, as both the volume and value of paying by debit cards now exceeds the volume and value of paying by credit cards.</p> <p>However, the reality in 2024 is that card surcharges have become commonplace, and in a wide variety of payment situations.</p> <h2>It’s estimated to cost us billions</h2> <p>It is difficult to calculate the total cost of surcharging to Australian consumers since they became legal more than 20 years ago, because the rates charged vary widely.</p> <p>But at last week’s inquiry, Labor MP Jerome Laxale suggested it added up to <a href="https://www.smh.com.au/money/banking/card-surcharges-are-costing-us-billions-but-can-they-be-avoided-20240830-p5k6o8.html">A$4 billion</a> in the last year.</p> <p>Surcharges can be imposed by small to medium enterprises such as your local cafe, doctor’s surgery, your energy supplier, or when you use a card to pay your council rates.</p> <p>As an example, my rates are payable by card, with a surcharge of 1.10% for Mastercard and Visa credit, and 0.55% for eftpos and Mastercard and Visa debit cards.</p> <h2>When surcharges can be applied</h2> <p>Many merchants charge the same rate for all their card payments and some fail to alert customers to the extra fee before accepting the payment at their terminal, which they are required to do.</p> <p>Indeed, even on a receipt for payment, the surcharge can be described by the merchant as a “handling” or “merchant” fee.</p> <p>The Australian Competition and Consumer Commission <a href="https://www.accc.gov.au/consumers/pricing/card-surcharges">(ACCC)</a> regulates surcharging and demands the merchant prove a surcharge is justified.</p> <p>Furthermore, the ACCC says if there is no way for a consumer to pay without paying a surcharge – that is, they can’t pay by cash or cheque – then the business must include the surcharge in <a href="https://www.accc.gov.au/business/pricing/price-displays#toc-display-of-surcharges">the displayed price</a>.</p> <h2>Penalties for misuse</h2> <p>The ACCC can take merchants to court to enforce these regulations and there have been some examples of this in recent history.</p> <p>In July 2021, <a href="https://www.accc.gov.au/media-release/nine-entertainment-pays-penalties-for-alleged-excessive-payment-surcharges#:%7E:text=The%20ACCC%20alleged%20that%20these,Deputy%20Chair%20Mick%20Keogh%20said.">Nine Entertainment paid penalties totalling $159,840</a>, plus $450,000 redressing customers, for charging subscribers and advertisers excessive surcharges.</p> <p>The ACCC specifies that the surcharge must not be more than it costs the merchant to use that payment type.</p> <p>As guidance to the merchants, it also offers <a href="https://www.accc.gov.au/consumers/pricing/card-surcharges">the average costs for different payment types</a>: eftpos less than 0.5%, Mastercard and Visa Debit 0.5%–1% and Mastercard and Visa credit 1%–1.5%.</p> <p>However, despite the ACCC setting guidelines for the amounts that can be charged, many surcharges are above this guidance and in some cases more than 2.0% for all cards.</p> <p>Some merchants do charge different surcharging rates, depending on the cards they accept, be it eftpos, Mastercard or Visa. In theory, the surcharge rate is meant to be determined by the merchant service fee, which is negotiated between the merchant and their bank.</p> <p>Larger merchants, such as the supermarkets, department stores and energy companies, can negotiate low rates (reportedly as low as one cent a transaction). But smaller merchants with less negotiating clout will have higher service fees.</p> <p>The arrival of new payment players, such as <a href="https://www.forbes.com/advisor/business/software/square-vs-stripe/">Square and Stripe</a>, has offered businesses an alternative banker of card payments, which can then use surcharging as part of their merchant service fees.</p> <h2>Surcharging overseas</h2> <p>The <a href="https://europa.eu/youreurope/business/finance-funding/making-receiving-payments/electronic-cash-payments/index_en.htm">European Union</a> already has a long-standing ban on surcharging, while in the United States, surcharging is illegal in some states.</p> <p>Other countries, including the United Kingdom, have tried surcharging on card payments, only to abandon them as it was rorted by some merchants and became an unnecessary expense for consumers.</p> <p><a href="https://bluenotes.anz.com/posts/2023/07/anz-news-surcharge-steve-worthington-australia#:%7E:text=In%202018%20the%20UK%20Treasury,their%20hard%2Dearned%20money%E2%80%9D.">A statement</a> released by the UK Treasury when it banned the practice in 2018 described surcharges as</p> <blockquote> <p>Hidden charges for paying with a debit or credit card, which will help millions of UK consumers to avoid rip-off fees when spending their hard earned money.</p> </blockquote> <h2>What can you do about it?</h2> <p>Before surcharging was allowed by the Reserve Bank in January 2003, acceptance by merchants of payments was just another cost of doing business. And it seems many consumers have just accepted surcharges as part of their transactions.</p> <p>There are ways to avoid them, the most obvious being to use cash. Using eftpos involves charges, but they are less than those imposed on credit and debit cards.</p> <p>The Reserve Bank is working on implementing a so-called <a href="https://www.rba.gov.au/payments-and-infrastructure/debit-cards/least-cost-routing/#:%7E:text=What%20is%20least%2Dcost%20routing,'merchant%2Dchoice%20routing'.">“least-cost routing”</a> system that defaults to the lowest cost network when processing payments. Jessica Alba surprises dad by buying his childhood home

<p>Jessica Alba has spent the past three years working towards buying her parents a house, but not just any house, she bought her father's childhood home. </p> <p>She took to Instagram to make the announcement, with a teaser video of her special home-renovation project. </p> <p>"Almost three years ago, I started the project of my dreams… I surprised my parents by buying them a house!!" she began. </p> <p>"Now, it wasn't just any house – it was extra sentimental as it was my grandparent's house that my father grew up in," she continued.</p> <p>"After my grandfather passed away, my parents were planning on selling the house in order to pay for my grandmother's medical bills. Hamish Blake reveals single most life-changing interview moment

<p>Hamish Blake has revealed the A-list celebrity's candid answer to an interview questions that had a profound impact on his perspective. </p> <p>The radio and TV host appeared on the latest episode of the ABC program <em>The Assembly</em>, in which celebrities appear in front of a classroom of Australian university students, all of whom are autistic and studying journalism, and have permission to ask whatever questions they want. </p> <p>After Blake's extensive career, student Silas was keen to ask about what celebrity had the biggest impact on him. </p> <p>“You’ve interviewed a lot of people over the years, what answer to a question has most changed your perspective on life?” Silas asked a clearly-impressed Blake.</p> <p>“Ooooh … really good,” he responded.</p> <p>“We had Richard Branson on [Hamish and Andy], and one of the guys on our radio show, Jack, he basically said to him, ‘You are a billionaire. Can we just go downstairs to the ATM, can you give me a thousand dollars? It’s nothing to you but it will change my month’.”</p> <p>Blake went on to explain that the British entrepreneur gave a surprising response that has stayed with him ever since.</p> <p>“He was like, ‘I’ll tell you what – there’s something I’d give you all my money for’, and Jack’s like, ‘really?’ and [Richard] goes, ‘your age’.</p> <p>“I was like, that’s interesting. Jack was 22, and we were like, ‘What do you mean by that?’ and he said, 'I’d happily be broke and 22 than a billionaire and 68’, or whatever he was at the time.”</p> <p>Blake said the answer had "always stuck with him" and given him a new appreciation for ageing and freedom. </p> <p>“It’s true. I think that it will be true for all of us. As we get older, you’re like, ‘OK, money’s thing in life, a tool that can certainly take some bad situations and discomfort away, but it’s not happiness’. It’s nowhere near the exhilaration of getting to live, and all the best stuff is free,” he said.</p> <p>“I think about that all the time … That always stuck with me, that idea that we’ve got something immediately available to us, that in the future we’d give all our material possessions for.”</p> <p><em>Image credits: ABC </em></p>

What if I discover mould after I move into a rental property? What are my rights?

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/rebecca-bentley-173502">Rebecca Bentley</a>, <a href="https://theconversation.com/institutions/the-university-of-melbourne-722">The University of Melbourne</a> and <a href="https://theconversation.com/profiles/tim-law-1438482">Tim Law</a>, <a href="https://theconversation.com/institutions/victoria-university-1175">Victoria University</a></em></p> <p>A startling number of Australian rental homes come with an unwanted housemate: mould.</p> <p>If you discover mould in a rented home, who is responsible and what can you do if the landlord seems unwilling to fix it?</p> <h2>Find the cause</h2> <p>The landlord is responsible if the mould is caused by the structural condition of the property. This can include things like leaking pipes, gutters, roofs or windows.</p> <p>Tenants are responsible for mould remediation if the way they occupy a home has promoted mould growth. For example, if they have not been using exhaust fans in bathrooms, have been failing to ventilate their home or have been storing wet clothes in a cupboard.</p> <p>This means establishing the cause of the mould is crucial to working out who’s responsible for repairs.</p> <h2>Why are so many rentals mouldy?</h2> <p>Australia has a rental home mould problem chiefly because much of our housing hasn’t been built to suit our climate. Houses tend not to be built with sufficient consideration of:</p> <ul> <li> <p>efficient energy consumption to regulate indoor temperature</p> </li> <li> <p>the orientation of homes</p> </li> <li> <p>the use of double glazing and insulation to regulate temperature and humidity.</p> </li> </ul> <p>It is estimated that nearly 17% of privately rented homes and 22% of social housing dwelling require <a href="https://www.abs.gov.au/statistics/people/housing/housing-mobility-and-conditions/2019-20">major repairs</a>. This includes structural defects, such as large cracks in walls or leaking gutters, that can generate mould growth.</p> <p>Tenant representatives have said in the past there is also a problem of weak enforcement of laws concerning the <a href="https://www.ahuri.edu.au/sites/default/files/documents/2022-11/AHURI-Final-Report-391-Regulation-of-residential-tenancies-and-impacts-on-investment.pdf">condition of rental homes</a>.</p> <h2>4 ways to cut mould risk</h2> <p>To reduce your mould risk, you need to manage indoor moisture and temperature. Try to:</p> <ul> <li> <p>keep the home well ventilated</p> </li> <li> <p>open windows and use exhaust fans in the bathroom and kitchen</p> </li> <li> <p>in humid climates, use air conditioning or a dehumidifier</p> </li> <li> <p>in cold climate, use a dehumidifier (desiccant dehumidifiers might more appropriate in very cold places)</p> </li> <li> <p>reduce moisture in the home by wiping up spills and condensation on surfaces</p> </li> <li> <p>dry washing outside</p> </li> <li> <p>if buying a dryer, opt for a condensing dryer instead of a conventional dryer (condensing driers put out much less vapour)</p> </li> <li> <p>report any structural issues (such as leaking pipes or windows that don’t close properly) to the agent or landlord as soon as you notice them.</p> </li> </ul> <h2>Rental minimum standards differ by state or territory</h2> <p>In New South Wales, adequate ventilation is one of the <a href="https://www.fairtrading.nsw.gov.au/housing-and-property/renting/new-residential-tenancy-laws">minimum standards</a> properties must meet to be considered fit to live in.</p> <p>If the rental provider has been notified about mould problems in the house but has failed to act, you might consider getting advice from the <a href="https://www.tenants.org.au/?gclid=CjwKCAiAjfyqBhAsEiwA-UdzJEj1YE27QhWKv2W5hPiiFTXMeX5Yqe61X4WlsHwRcq5kh5qDnU-MEBoC2LgQAvD_BwE">Tenants’ Union of NSW</a>.</p> <p>Its <a href="https://www.tenants.org.au/factsheet-24-mould">fact sheet on mould</a> also explains what to do if you’d like to contact the <a href="https://www.ncat.nsw.gov.au">NSW Civil and Administrative Tribunal</a> to apply for repairs, rent reduction or compensation.</p> <p>In Victoria, <a href="https://www.consumer.vic.gov.au/housing/renting/repairs-alterations-safety-and-pets/minimum-standards/minimum-standards-for-rental-properties">rental minimum standards</a> say “all rooms must be free from mould and damp caused by or related to the building structure.”</p> <p>The <a href="https://tenantsvic.org.au/advice/common-problems/mould-and-damp/">Tenants Victoria</a> website has information on how to ask a landlord to fix a mould problem or structural problems leading to mould and how to apply to the <a href="https://www.vcat.vic.gov.au">Victorian Civil and Administrative Tribunal</a> if the landlord fails to act.</p> <p>In Queensland, it depends on when you signed the lease. If you signed after September 1 this year (after new <a href="https://www.housing.qld.gov.au/about/initiatives/rental-law-reform">standards</a> were introduced) tenants should notify the landlords of <a href="https://www.rta.qld.gov.au/during-a-tenancy/maintenance-and-repairs/mould">mould as soon as they discover it</a>.</p> <p>If mould is a result of problems with the property and the landlord doesn’t undertake repairs, tenants can contact the <a href="https://www.qcat.qld.gov.au">Queensland Civil and Administrative Tribunal</a>.</p> <p>The guidelines in <a href="https://www.legislation.wa.gov.au/legislation/statutes.nsf/main_mrtitle_821_homepage.html">Western Australia</a> say the landlord must ensure the premises is “in a reasonable state of cleanliness and a reasonable state of repair […] and must conduct any repairs within a reasonable period after the need for the repair arises.” And in <a href="https://www.commerce.wa.gov.au/publications/maintenance-your-rental-property-who-responsible-landlord-bulletin-issue-12-september">Western Australia</a>, mould caused by faults in gutters or other fixtures is the responsibility of the rental provider. Further information on <a href="https://www.commerce.wa.gov.au/consumer-protection/resolving-rental-property-issues">what to do</a> if a dispute over the premises can’t be resolved amicably is available on the state government website.</p> <p>In <a href="https://www.housingsafetyauthority.sa.gov.au/minimum-housing-standards/whole-property">South Australia</a> rental properties must be “reasonably free from mould or other irritants [and] reasonably free from the adverse effects of moisture or damp.” If a landlord refuses to fix something after being asked, the tenant can <a href="https://www.sa.gov.au/topics/housing/renting-and-letting/renting-privately/during-a-tenancy/Repairs-and-maintenance">apply to the South Australian Civil and Administrative Tribunal</a>.</p> <p>In <a href="https://www.cbos.tas.gov.au/topics/housing/renting/rental-maintenance-repairs-changes/requesting-repairs">Tasmania</a>, rental properties must be clean and in good repair when leased out. <a href="https://www.cbos.tas.gov.au/topics/housing/renting/beginning-tenancy/minimum-standards/types">According to</a> the Tasmanian government website on the issue,</p> <blockquote> <p>‘Clean’ includes having no […] serious mould/rising damp issues.</p> </blockquote> <p>If the tenant requests repairs and the landlord doesn’t act, the tenant can lodge a repair order with the <a href="https://www.cbos.tas.gov.au/topics/housing/renting/rental-maintenance-repairs-changes/requesting-repairs">Commisioner’s office</a>.</p> <p>In the Australian Capital Territory, the Tenants’ Union ACT has guidance on what to do if you discover <a href="https://www.tenantsact.org.au/what-can-i-do-about-mould/">mould</a> in a property you rent.</p> <p>In the Northern Territory, tenants may wish to seek advice from the <a href="https://www.dcls.org.au/tenants-advice/">Tenants’ Advice Service</a> if there is a mould problem in a property they rent.</p> <h2>What policy change could help?</h2> <p>If the cause of indoor mould is related to the design and construction of the house, rental providers should act. But tenants may not have the information they need to determine and substantiate this claim and can’t do much to get rental providers to act on mould if it’s not clear what’s causing it. Also, renters often worry asking for repairs could lead to a rent increase or eviction.</p> <p>Solutions include strengthening tenants rights to compel landlords to investigate the cause of mould in a house (given that knowing the cause is essential to assign responsibility for repairs). There should also be more stringent enforcement of current minimum standards relating to mould in rental properties.</p> <p>Given the scale of problems like mould in Australian homes, policymakers may wish to consider whether a parliamentary inquiry on home environments and health is needed.</p> <p>This would give Australians a chance to speak about their experiences – something that could help policy makers improve regulation in the rental sector. <!-- Below is The Conversation's page counter tag. That night Penguin Parade excursion cancelled due to bad weather.</p> <div> <div dir="auto">This was my first cruise, a taster for my future retirement. Princess cruise had no offer for credits and, I know weather is unpredictable, but a totally disappointing experience.</div> <p><strong>Dianne Whitton</strong> - 2013 World Cruise on the Sea Princess. It was good. The best was 2016 Circle Pacific. <p>Each year, thousands of people travel to famous abandoned buildings and hotspots to explore what were once important landmarks. </p> <p>Some deserted sites are more popular than others, as these ten sites received tens of thousands of visitors each year. </p> <p><strong>Buzludzha, Bulgaria</strong></p> <p>The Buzludzha Monument in central Bulgaria has been dubbed the tenth most famous abandoned place in the world, each year welcoming over 18,000 people. </p> <p>The site was constructed in 1981 and used by the Bulgarian communist government, and was in use until the collapse of the Soviet Union in 1989.</p> <p><strong>Ohio State Reformatory, USA</strong></p> <p>After first opening in 1898, the goal of the Ohio State Reformatory was to truly "reform" and rehabilitate its inmates.</p> <p>The facility was closed in 1990, and each year attracts more than 21,000 visitors.</p> <p><strong>Gereja Ayam, Indonesia</strong></p> <p>The uniquely shaped house of prayer in Central Java continues to be a popular tourist attraction in Indonesia, welcoming more than 50,000 travellers each year. </p> <p>Construction on the church was never completed after work was halted in 2000.</p> <p><strong>Lago di Resia Bell Tower, Italy</strong></p> <p>The 14-century sunken bell tower can be found near the border of Switzerland, emerging from the water from a sunken village where travellers claim they can hear bells tolling, even though there are no bells in the tower. </p> <p>The lonely (and probably haunted) tower receives more than 54,000 tourists each year. </p> <p><strong>Canfranc, Spain</strong></p> <p>The abandoned railway station is located in the Spanish municipality of Canfranc, close to the French border and once was a major hub for cross-border railway traffic.</p> <p>It first opened in 1928, but closed its doors by 1970 before it was reimagined as a hotel.  </p> <p><strong>Beelitz Military Hospital, Germany</strong></p> <p>The large hospital complex was first built in 1898 as a sanatorium, but was transformed into a hospital at the beginning of WWI and has been abandoned since 1990. </p> <p>It's understood Hitler was treated here after being wounded in the Battle of Somme, which could be the reason more than 64,000 travellers flock there each year. </p> <p><strong>Eastern State Penitentiary, USA</strong></p> <p>The prison in Philadelphia, Pennsylvania is described as one of the country's most historic prisons and has housed some famous prisoners such as Al Capone.</p> <p>The prison was closed in 1971 and is tagged on social media by more than 79,000 every year. </p> <p><strong>Croix-Rouge, Paris</strong></p> <p>Also known as the Red Cross, this Paris train station has been abandoned since 1939 after France entered WWII.</p> <p>The station was only functional for 16 years, and welcomes more than 95,000 curious travellers each year. </p> <p><strong>Teufelsberg, Germany</strong></p> <p>Teufelsberg was one of the largest listening towers in the world during the Cold war.</p> <p>The site was closed in 1972, but still receives around 128,000 every year. </p> <p><strong>Port Arthur, Australia</strong></p> <p>More than a quarter of a million visitors travel to Port Arthur in Tasmania each year.</p> <p>The site itself was first opened as a timber station in 1830 and is known as a symbol of the country's convict past.</p> <p><em>Image credits: Shutterstock </em></p>

The most LGBTQ+ friendly travel destinations

<p dir="ltr">As people in the LGBTQ+ community continue to face discrimination, some countries are more open and friendly to queer people. </p> <p dir="ltr">For queer travellers, there are a lot of factors to weigh up when deciding on an international travel destination, with safety always at the forefront. </p> <p dir="ltr">Luckily, <a href="https://news.booking.com/from-planning-to-personas-bookingcom-research-reveals-how-lgbtq-travelers-are-taking-control-of-their-trips/">Booking.com</a> has revealed its latest LGBTQ+ travel research, which includes the destinations that are openly accepting of gay couples, and also the places that are unsafe for queer people to be themselves. </p> <p dir="ltr">More than half (53 per cent) of Australian LGBTQ+ travellers have experienced discrimination when travelling, rising to 62 per cent for travellers across Asia-Pacific.</p> <p dir="ltr">One in four travellers say they've cancelled a trip in the past year if they've seen a destination be unsupportive of its LGBTQ+ residents and feel their safety could be in jeopardy. </p> <p dir="ltr">It’s not all bad news for queer travellers, as the travel site also compiled a top ten list of LGBTQ+ friendly destinations. Australia's most trusted brands for 2024 revealed

<p>Despite the rise in cost-of-living, there are some brands that Aussies continue to have confidence in, and are willing to spend their money on. </p> <p>Over 4,000 Australians were surveyed by market research agency Catalyst, who were commissioned by Reader's Digest, and they were asked to choose the brands they trusted the most across nearly 70 different categories. </p> <p>"It's been a very challenging few years, but ultimately our category winners share a key common trait," Catalyst Research director Cameron Gentle said.</p> <p>"They consistently deliver on their promise. People have an expectation of what they're going to get, and the particular product or organisation delivers what they're after. Time and again."</p> <p>The survey, now in its 25th year, has crowned Bunnings as the ‘most iconic’ retailer and the fourth most trusted brand. </p> <p>Other noteworthy winners include Singapore Airlines for the most trusted brand to fly with, Panadol for pain relief, and Toyota for cars. </p> <p>Dettol was ultimately crowned the most trusted brand, earning the number one spot. </p> <p>"Since its humble beginnings in 1935, when Dettol Antiseptic Liquid was used as a post-surgery antiseptic skin wash in hospitals, Dettol has evolved to become the trusted brand in germ protection around the home," Readers Digest wrote.</p> <p><strong>Check out the list of Australia's top 20 most trusted brands below: </strong></p> <p>20. "The most gorgeous family": Tributes flow for slain mother and daughter

<p>Police are continuing their investigation into the tragic deaths of Jennifer Petelczyc and her daughter Gretel, who were shot dead in their own home by a 63-year-old man. </p> <p>The mother and daughter were killed on Friday, when the man was allegedly searching for his ex-partner before he fatally shot the pair in their home at Floreat, north-west of the Perth CBD. </p> <p>Since their tragic deaths, loved ones and members of the community have come out in droves to pay their respects. </p> <p>"They're the most gorgeous family and it's absolutely just heartbreaking that this has happened," said family friend Imogen Harrris.</p> <p>She added the slain mum, 59, and her 18-year-old daughter were the "kindest, most light-hearted, beautiful people".</p> <p>Neighbour Claire Andrews remembered them as people who "always gave back to the community".</p> <p>Jennifer Petelczyc was known to be a caring and generous member of the community, as she installed a $5,000 defibrillator to be installed outside her home for local people to use in a health emergency.</p> <p>According to police, the man who allegedly killed the mother and daughter, Mark Bombara, was a licensed firearms owner who possessed at least 13 guns and took multiple firearms to the Floreat home as he searched for his ex-wife, who detectives say was a friend of Jennifer. </p> <p>It is understood that Bombara’s wife left him weeks ago and had been staying with Ms Petelczyc.</p> <p>Officers confirmed the man's former partner was not at the home but the two women were tragically killed.</p> <p>WA's Premier Roger Cook has described the murders as "chilling and horrific", saying, "This is a circumstance in which a woman has sought refuge from a friend. It would appear that as a result of that, that friend and her daughter have come to harm."</p> <p>"They're innocent people ... simply doing what we'd all want someone to do when we're facing difficult circumstances. By every measure it looks senseless, chilling and absolutely horrific."</p> <p>"I think we need to take the opportunity today ... to reflect on it and think about how we can all continue to make the world a safer place."</p> <p><em>Image credits: 9News</em></p>

Airbnb launches real-life "Up" house - and it actually floats!

<p>Airbnb is taking its latest listing to the sky - literally. </p> <p>The accommodation provider has announced a partnership that will see the iconic house from Pixar's hit film <em>Up</em> being lifted into the air, balloons and all. </p> <p>In their ongoing quest to redefine hospitality, Airbnb has launched a permanent category called “Icons,” which features partnerships with brands and celebrities that promise unforgettable experiences.</p> <p>Suspended over the New Mexico desert with the aid of a crane, the property looks like an exact replica of the home and contains adorable easter eggs from the film - including the Adventure Book. </p> <p>“Icons take you inside worlds that only existed in your imagination — until now,”  Airbnb CEO and co-founder Brian Chesky said in a statement.</p> <p>“As life becomes increasingly digital, we’re focused on bringing more magic into the real world … we’ve created the most extraordinary experiences on Earth." </p> <p>The house offers a stunning view of the desert, which you can enjoy while sitting on replica's of Ellie and Carl's chairs or have breakfast with a view in the kitchen. </p> <p>Alternatively, you could look at the stars while sitting on the front porch - but don't look down because the adventure is out there. </p> <p>Of course there are questions about the logistics of the stay, including plumbing and electricity, but the accommodation giant has assured that the house is “fully functional,” connected to generators and utilities that will be seamlessly managed before and after its flight.</p> <p>Other fantastical listings include a replica of the mansion from the “X-Men ’97” cartoon, a stay at the Ferrari Museum in Italy, and Prince's house that was featured in the legendary film <em>Purple Rain</em>. </p> <p>Check out the <a href="https://www.airbnb.com.au/rooms/1126185893236246260?_set_bev_on_new_domain=1715826165_M2NkZDdkODdhMjcy&amp;source_impression_id=p3_1715826166_A20M4770EGAtl8AV&amp;modal=PHOTO_TOUR_SCROLLABLE" target="_blank" rel="noopener"><em>Up</em></a> listing here, be warned the sweet listing may make you shed a tear or two. </p> <p><em>Images: Airbnb</em></p> <p> </p>

“Greedy” landlord slammed for illegal act

<p>A Victorian landlord has been slammed on social media after admitting to making her tenants pay an illegal pet bond amounting to $1000. </p> <p>The woman made the admission while replying to a post on a Facebook group for Victorian landlords after a member asked for advice about renting to tenants who have pets. </p> <p>"Not knowing everything but in my experience I would rather have pets than kids!" the landlord began. </p> <p>"I would ask for a pet bond. I have one it's $1000 for damages by the pet," she said</p> <p>Pet bonds are illegal in Victoria, and landlords who try to secure it illegally often describe it as a way to cover costs if their pet causes any damages to the property.</p> <p>When the poster replied saying that her tenant offered to provide a pet bond, but she knows they're not legal in Victoria, the landlord confessed that: "I know they are not legal but I always ask for them and my PM (property manager) has been great about them.”</p> <p>“I have lots of pets personally and don’t turn down animals. Again, kids have done more damage than animals in my experience,” she added.</p> <p>“Most renters are happy to do it as it means they can have animals.”</p> <p>In Victoria renters who want a pet on the property must ask the rental provider, and if they refuse the request, the landlord must provide a valid excuse, with assistance dogs being the exception. </p> <p>If a pet causes damages to a property, the cost of these damages can be taken out of the regular bond paid at the start of their tenancy, so a pet bond is not required. </p> <p>Western Australia is the only state where landlords can legally ask for a pet bond, but even then they can only charge a maximum of $260 regardless of how many pets there are. </p> <p>A screenshot of the landlords shocking admission was shared on X by by popular renter’s advocate, Jordie van den Berg with the caption: “Landlord: ‘yeah I know it’s not legal, but I do it anyway’." </p> <p>Outraged renters slammed the landlord's “greedy” and “vile” behaviour, with one calling it “emotional blackmail”. </p> <p>“‘Most renters are happy to pay’ – I’m sure none of them are happy but they need somewhere to live without having to give up their pet," one wrote. </p> <p>“I personally would not describe myself as ‘happy’ to be exploited over an illegal bond that I can’t dispute when you go ahead and invent some bulls**t to keep it because the alternative is that it’s almost impossible to get a rental with pets,” another added. </p> <p>“The most concerning thing is the manager, how many illegal bonds have they taken and where is the money being held? In the agents account, with the owner? It wouldn’t be with fair trading where legal bonds are lodged,” a third wrote. </p> <p>This comes after a recent Rental Affordability report shared by Anglicare Australia revealed that “the housing crisis is the worst it’s ever been." </p> <p>According to the report only 0.6 per cent out of 45,000 listings across the country were considered affordable for a person earning a full-time minimum wage. </p> <p><em>Image: Jordie Berg/ X/ Shutterstock</em></p>
